Buying a Condo in Doral
Newer towers and townhome-style condos next to the airport, with prices easing this year.
A typical Doral condo is worth about $388,810 on Zillow's home value index, down 3.3% over the past year, while a typical single-family house sits near $681,680. That gap of almost $293,000 is why most buyers who want to live in Doral on a mid-range budget end up in a condo or townhome.

Doral's condo stock is young by Miami-Dade standards
Census data puts Doral's median year built at 2006, and 43.2% of its housing units are in buildings with ten or more units. Only 22.2% are single-family detached homes. Much of the city went up after it incorporated in 2003, so a large share of the condo inventory is mid-rise and high-rise buildings from the 2000s and later, plus garden-style and townhome complexes.
Younger buildings change the risk profile. A 2008 building will hit its 30-year milestone inspection in 2038, much later than the 1970s towers along the coast. It still has to fund its Structural Integrity Reserve Study items, and roofs, elevators and paint come due on a 15 to 25 year cycle, so many Doral buildings are reaching their first round of big replacements now.

What a Doral condo budget buys
Zillow's bedroom figures for the city are a usable guide for a condo search:
- One bedroom: about $259,975
- Two bedrooms: about $375,713
- Three bedrooms: about $569,615, which in Doral often means a townhome or a house
The lower third of Doral's market runs up to about $368,673, which lines up with one- and two-bedroom condos. For context, Doral's typical condo costs less than the all-homes figures in neighboring Hialeah ($443,765) and Miami ($583,705), because those indexes include houses. Condos make up most of what sells under $400,000 in Doral. Over five years, Doral's all-homes index rose 34.4%. The past year's condo decline of 3.3% is mild next to sharper drops in older coastal buildings.

Reading the association before you commit
Since July 1, 2025, a resale condo buyer in Florida has 7 days, not counting weekends and legal holidays, to cancel after receiving the association documents. In Doral I use that week to answer five questions:
- How much is in reserves, and does the budget fully fund the SIRS items? For budgets adopted on or after Dec 31, 2024, owners can't vote to waive those reserves.
- Has the building passed a milestone inspection, or when is it due?
- Is a special assessment approved, proposed or mentioned in board minutes?
- What did the master insurance policy cost at its last renewal, and how large is the hurricane deductible?
- How many owners are more than 60 days late on dues?
The answers explain most of the price differences between two similar units in neighboring buildings.
Monthly costs on top of the mortgage
Condo fees in Doral cover building insurance, reserves, common area upkeep and, in larger towers, staff and amenities like a pool and gym. Fees have climbed across Florida as master policy premiums rose and the new reserve rules took effect. Get the current fee, the fee from two years ago and the proposed budget for next year, so you can see the direction.
For the unit itself you'll carry an HO-6 policy on walls-in finishes and contents, with loss assessment coverage added. A master policy hurricane deductible of 2%, 5% or 10% applies once per calendar year, and the association can pass its share to owners after a storm.
Parking and amenities also show up in the fee. A tower with a staffed lobby, valet or a large pool deck costs more to run per unit than a three-story garden complex. Neither is better on its own. Pick the building whose monthly cost you can carry for years, then compare units inside it.
Financing a Doral condo
Lenders sort condo buildings into warrantable and non-warrantable. A warrantable building meets agency rules on things like owner occupancy, delinquent dues, litigation and reserves, and it qualifies for conventional loans with lower down payments. A non-warrantable building usually needs a portfolio loan with a larger down payment and a higher rate.
Ask your lender to review the building's questionnaire before you go under contract. On a Doral condo at $388,810 with 20% down, the Florida note stamps at $0.35 per $100 and the 0.2% intangible tax add about $1,711 at closing. Miami-Dade charges $0.60 per $100 on the deed plus a $0.45 surtax for condos, and the seller usually pays it. Buyers here typically pay for the owner's title policy. This isn't legal or tax advice.
Pets and lease rules matter at resale too. Some Doral associations limit pet size or require board approval of buyers, and a stricter building narrows the pool of people who can buy your unit later. Read the declaration and rules before the 7-day window closes.
Flood, location and resale
Doral is low and flat, with lakes and canals inside many communities. Check the FEMA flood zone for the building and ask whether the association carries flood coverage for the structure. Your lender will require it in a high-risk A zone.
Resale in Doral is driven by commuters. The city sits next to Miami International Airport, with the Palmetto Expressway on its east side and the Dolphin Expressway to the south, and it hosts corporate offices including Carnival's headquarters. Only 2.5% of homes are seasonal, so the buyer for your unit later will most likely be someone who works nearby. Units with covered parking, an easy route to the highways and a building with clean finances sell first. If you tell me your budget and commute, I can build a shortlist of buildings that pass the checks above.
