Best Neighborhoods to Buy a Home in Doral
Sixteen Zillow neighborhoods, three price bands, and a clear split in last year's trend.
Doral's neighborhoods range from about $463,608 in Doral Park to about $2,550,068 in Doral Estates on Zillow's home value index, so the best one depends first on your budget. The city's all-homes value is $548,839, and the past year split the map in two: every neighborhood under $600,000 lost value, while most of the higher-priced ones gained.

How to read Doral's neighborhood numbers
Zillow publishes a typical value for 16 named Doral neighborhoods. Each figure blends every home type inside that boundary, so a neighborhood with townhomes and condos reads lower than one that is all detached houses on big lots. That matters more than location in a city this size. Most Doral neighborhoods are planned communities from the 1980s onward, built around lakes, golf courses or gated entries, and the Census median year built for the city is 2006.
I don't rank neighborhoods by schools or safety, and I'd be wary of anyone who does it from a spreadsheet. What the data does show well is price level and direction, so the groups below follow those two things.
Under $600,000: the entry tier, softer last year
Four neighborhoods sit below $600,000, close to the city's overall figure:
- Doral Park: $463,608, down 3.2% in a year, up 28.2% over five
- Costa Del Sol: $536,569, down 0.6%, up 59.1% over five
- Doral Breeze: $540,187, down 1.7%, up 30.6% over five
- Islands of Doral: $579,428, down 1.1%, up 30.8% over five
These areas include more townhomes and attached units, which is part of why they track Doral's condo market, down 3.3% last year, more closely than its single-family market. Costa Del Sol's 59.1% five-year gain is the largest on the list by a wide margin. A jump that size in one neighborhood can come from a shift in what sold there, so price a specific home against its own recent closed sales.
For a buyer, this tier offers the most negotiating room right now. It's where I'd look first for a Doral townhome or a smaller detached house under the city's $681,680 typical single-family value.

$740,000 to $870,000: the single-family core
Eight neighborhoods fall in this band, and all of them gained value over the past year:
- Doral Landings East: $741,171, up 1.7%, 42.1% over five years
- Costa Verde: $746,071, up 1.3%, 36.7%
- Doral Gardens: $758,712, up 0.6%, 33.2%
- Balmoral Lakes: $795,804, up 2.1%, 39.4%
- Doral Isles: $818,130, up 2.7%, 37.6%
- Biarritz: $857,242, up 1.1%, 36.8%
- Isles at Grand Bay: $864,078, up 1.6%, 38.0%
- Doral Meadows: $866,648, up 1.1%, 30.4%
These values bracket Doral's typical four-bedroom at $770,008, which tells you what most of these neighborhoods are: detached family homes. Doral Landings East and Balmoral Lakes posted the strongest five-year gains in the group. Doral Meadows sits at the top of the band with the slowest five-year growth, 30.4%, so it has been the steadier, less volatile choice.
Above $900,000: the upper end
Three neighborhoods on Zillow's list are clearly above the rest:
- Gold Vue Estates: $942,175, up 4.7% in a year, 42.6% over five
- Doral Modern: $1,546,426, up 3.3%, 47.6%
- Doral Estates: $2,550,068, up 16.4%, 55.8%
A fourth neighborhood on Zillow's list is also valued above $1.6 million. Doral Estates' 16.4% one-year gain stands far apart from the rest of the city, and a small neighborhood with few sales can move that much on a handful of large closings. At this level, the neighborhood figure is less useful than a direct comparison of lot size, waterfront and age of construction.
Doral Modern and Doral Estates each sit more than $600,000 above Gold Vue Estates, so the gap between the core and the top is wide and there is little in between. If you are buying at this level, ask for the permit history on every renovation and addition, and have the inspector spend extra time on the roof, the seawall or lake bank, and the drainage around the lot.
What to check in any Doral neighborhood
The same list applies whichever band you buy in:
- Association layers. Many Doral communities have a master HOA plus a sub-association. Get both budgets, reserve balances and any assessment plans.
- CDD. Ask whether a Community Development District assessment appears on the tax bill and when it ends.
- Flood zone. Doral is low and full of lakes. Look up the FEMA zone for the lot and get the elevation certificate.
- Roof and windows. Homes from the 2000s are at roof-replacement age. Get a wind mitigation report.
- Commute. Doral sits by Miami International Airport, with the Palmetto Expressway on the east and the Turnpike on the west. Drive your route at rush hour from the neighborhood you're considering.
Matching a neighborhood to a budget
Here is how I'd translate the numbers into a search. With up to about $600,000, look at Doral Park, Costa Del Sol, Doral Breeze and Islands of Doral, mostly for townhomes and smaller houses, and use the soft year to negotiate. With $740,000 to $870,000, the eight core single-family neighborhoods are in range, and prices there have held up. Above $900,000, Gold Vue Estates is the first step up, and the luxury enclaves are a separate market.
Remember that a neighborhood's typical value is a midpoint. Plenty of homes in a $750,000 neighborhood sell at $650,000, and some in a $540,000 one sell above $700,000. Taxes reset at sale, and a full-time resident can claim the homestead exemption, up to $51,411 off assessed value in 2026. If you tell me your price range and bedroom count, I'll pull a shortlist across the two or three neighborhoods that fit.
