What makes a community legally 55+

A community can exclude families with children only if it qualifies as housing for older persons under the federal Housing for Older Persons Act. The core test: at least 80% of occupied units must have at least one resident who is 55 or older, and the community must publish and follow policies showing it intends to be 55+ and verify residents' ages. Communities can set stricter rules, such as a minimum age for every resident or limits on how long younger guests can stay.

Ask for the written age policy and the most recent age survey. A community that calls itself "adult" but no longer meets the 80% test may not be able to enforce age limits, which changes who your future neighbors are and who can buy from you later.

The three main 55+ housing types here

Manufactured-home communities. Census data shows 10.2% of Tarpon Springs homes are mobile or manufactured homes, far more than in St. Petersburg (2.2%). Some of these parks are age-restricted and some are open to all ages, so confirm which one you are looking at. The key question is land:

Condos. Condos in Tarpon Springs are mostly low-rise garden-style buildings. Tarpon Springs' median home was built in 1984, and only 11.9% of homes are in buildings with 10 or more units, so towers are rare.

Villas and single-family homes in age-restricted HOAs. Attached villas or small detached homes with yard maintenance included. These sit between condos and regular houses in price.

What the price data says for retirees

Zillow puts a typical 2-bedroom in Tarpon Springs at $219,785, the size most downsizing buyers look at. A typical condo is about $181,111, down 8.4% in the past year, while a typical single-family home is about $433,999, down only 0.2%. That gap has widened, and the condo decline lines up with rising association costs under Florida's newer condo safety laws.

For context, the whole Tarpon Springs market is about $387,014, up 9.6% over five years. The lower third of the market starts below about $221,651, which is where most 55+ condos and manufactured homes trade. Nearby, Palm Harbor runs about $402,191 and Dunedin about $410,947, while Largo ($335,649) and Pinellas Park ($300,743) are cheaper options in the same county.

Monthly fees and the condo rules that drive them

On a fixed income, the monthly number matters more than the price. Ask for:

Resale condo buyers in Florida can cancel within 7 days (excluding weekends and legal holidays) after receiving the association documents. Read them in that window.

Homestead, the 3% cap and insurance for retirees

If the home is your permanent residence, Florida's homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes caps yearly assessment increases at 3% or CPI. Your assessment starts at market value after the sale, so don't budget from the seller's bill. Because Florida levies no personal income tax, a move here can change the math on your pension and IRA withdrawals, though federal tax still applies and your prior state may have its own rules for the year you leave. Snowbirds and Canadians who keep a home elsewhere as their primary residence get no homestead exemption.

For insurance, ask the age of the roof and get a wind mitigation report. Older condos and manufactured homes may need a 4-point inspection. Check the FEMA flood zone, because some Tarpon Springs communities sit close to the Gulf, the Anclote River or the bayous. Know your hurricane deductible before storm season, since it is a percentage of dwelling coverage.

Who 55+ living in Tarpon Springs fits

It fits buyers who want a lower-cost entry into Pinellas, a year-round older community (only 5.1% of homes are seasonal) and easy access to the Gulf at Fred Howard Park and the Sponge Docks downtown. It fits less well if you want new construction with resort-style amenities, which are more common in inland counties. I can build a shortlist that separates land-lease and owned-lot communities so the monthly costs are side by side.

Questions buyers ask

Are there 55+ communities in Tarpon Springs, FL?

Yes. Most are manufactured-home communities, older low-rise condos and villa communities. Check each one's age policy, fees and whether the land is leased or owned.

How much does a 55+ home in Tarpon Springs cost?

Zillow puts the typical condo at about $181,111 and the typical 2-bedroom home at $219,785. Manufactured homes on leased land often sell for less, with monthly lot rent on top.

What is the difference between land lease and owned lot?

In a land-lease community you own the home but rent the lot monthly. In an owned-lot community you own the land too, so monthly costs are usually lower and more predictable, but the purchase price is higher.

Can my grandchildren stay with me in a 55+ community?

Usually for visits, within limits the community sets, such as a maximum number of days per year. Read the rules before you buy.
