55+ Communities in Sebastian
Where Sebastian's older buyers live, and how age-restricted housing works here
Sebastian's 55+ market is mostly manufactured-home communities and single-family subdivisions popular with retirees, priced well below the coast's big golf communities: a typical 2-bedroom home is about $250,237 on Zillow's index. With 36.8% of residents aged 65 or older, according to Census data, a large share of the town already lives the 55+ lifestyle whether or not their street is legally age-restricted.

What makes a community legally 55+
Fair housing law generally bars discrimination against families with children. The federal Housing for Older Persons Act carves out an exception: a community can restrict residency by age if at least 80% of occupied units have at least one resident aged 55 or older, it publishes policies showing it intends to operate as 55+ housing, and it verifies residents' ages.
In Sebastian, as in much of Florida, you'll see three labels that get mixed up:
- Age-restricted (55+): meets HOPA, enforces age rules, can limit younger buyers and long stays by children.
- Age-targeted or active adult: marketed to retirees, but anyone can buy.
- Simply popular with retirees: ordinary neighborhoods where most owners happen to be older.
The label on a listing isn't proof. Ask for the declaration, the age verification procedure and the community's latest HOPA survey before you rely on it.

Manufactured-home communities: land lease or owned lot
Census data counts 6.6% of Sebastian homes as mobile or manufactured, and the area around Sebastian, including toward the Brevard County line, has several manufactured-home communities aimed at older buyers. They're the lowest-cost way into 55+ living here, but the structure matters more than the price.
- Land lease: you own the home and rent the lot. The monthly lot rent can rise each year, and financing is harder because the land isn't yours. Read the prospectus Florida law requires for these parks, especially the section on rent increases.
- Owned lot: you own both the home and the land, often with an HOA for common areas. Resale and financing are usually easier, and the property can qualify for homestead.
- Year built: homes built after July 1994 meet tougher HUD wind standards and are easier to insure than older units.

Single-family and villa options
Sebastian is overwhelmingly a detached-house town: 87.0% of homes are single-family detached and just 1.9% are in buildings with 10 or more units. That means there are few 55+ condo towers, and most older buyers end up in houses or attached villas.
On Zillow, a typical 2-bedroom is about $250,237, a 3-bedroom $358,775 and a 4-bedroom $398,578. Condos, a small part of the market, average $226,738 and are down 6.6% over the year. Many retirees who don't want a formal 55+ community buy a 2- or 3-bedroom house in an ordinary subdivision, where neighbors skew older anyway. Census data puts the median age at 58.2.
A newer house with a hip roof and impact windows will cost more up front but less to insure. For buyers on a fixed income that trade often pays off within a few years.
Fees: HOA, lot rent and amenities
The monthly cost of a 55+ home in Sebastian depends on the type of community:
- Lot rent in a land-lease park, plus any pass-through charges for taxes or utilities.
- HOA dues in owned-lot communities and subdivisions, which can include clubhouse, pool, lawn care or exterior maintenance.
- Amenity or activity fees where a community runs a clubhouse with organized events.
- CDD assessments in some newer subdivisions, billed on the property tax bill.
Ask for the current budget, the last two years of increases, the reserve balance and any planned special assessments. A fee that looks low today can look very different after five years of steady increases, so the history matters as much as the current number.
If you want a golf-and-country-club community, expect equity memberships or golf dues on top of HOA fees. Price those separately and compare them with similar clubs in Vero Beach and further south before you choose.
Homestead and tax planning for retirees
A 55+ home you own and live in full time can qualify for Florida's homestead exemption: up to $51,411 off assessed value in 2026, with future increases on the assessment limited to 3% or inflation. In a land-lease park, the home may be taxed differently from a house on owned land, so ask the Indian River County property appraiser how it's handled. Florida has no state income tax on pensions, Social Security or retirement account withdrawals.
Snowbirds who keep a home up north and don't make Sebastian their permanent residence don't get homestead. With only 6.5% of Sebastian homes listed as seasonal by Census, most 55+ buyers here are full-time residents, and community rules on short absences and guest stays tend to reflect that. This isn't legal or tax advice.
How Sebastian compares nearby
Sebastian's typical value of $346,985 sits a little below Vero Beach at $361,764. Vero has far more condos and a larger seasonal population, so it suits 55+ buyers who want maintenance-free living near the beach. Fellsmere, inland at $242,258, is cheaper and more rural. Indian River Shores, on the barrier island at $1,377,480, is a different market altogether.
For most 55+ buyers, the Sebastian choice comes down to two paths: a manufactured home in a retiree community with low entry cost and monthly fees, or a modest detached house with more independence and fewer rules. Tell me which path fits and I'll put together a shortlist that shows the monthly fees and insurance next to each asking price, so you can compare total cost from the first day.
Questions buyers ask
Are there 55+ communities in Sebastian, FL?
Yes. Most are manufactured-home communities and subdivisions marketed to retirees. Confirm each community's HOPA status in its documents, since not every retiree-oriented community is legally age-restricted.
How much do homes cost in Sebastian 55+ communities?
Manufactured homes usually cost less than site-built houses. For comparison, a typical 2-bedroom house in Sebastian is about $250,237 and a 3-bedroom about $358,775 on Zillow's index.
What is lot rent in a Florida 55+ park?
It's the monthly fee you pay to lease the land under a home you own. It varies by community and can increase over time, so review the park's prospectus and recent rent history.
Can I get homestead on a manufactured home in Sebastian?
If you own the land and live there permanently, generally yes. In a land-lease community the rules differ, so check with the county property appraiser.
