Buying a Condo in Vero Beach
A small, seasonal condo market where the island and the mainland price very differently
A typical Vero Beach condo is worth about $187,154 on Zillow's home value index, down 7.6% over the past year. That makes Vero one of the cheaper condo markets on Florida's Atlantic coast right now, but the citywide number blends low-cost mainland complexes with beachside buildings on the barrier island that sell for far more.

Reading the Vero Beach condo numbers
The condo index has fallen faster than the single-family index, which is down 1.1% to about $379,736. A condo now costs about half of a typical house. A one-bedroom averages about $102,760 and a two-bedroom about $240,105, a gap of roughly $137,000. Most of the one-bedroom stock is in older mainland complexes; most beachside condos are two bedrooms or larger.
This is a small city. Census counts 17,042 residents, and Vero Beach proper has a limited number of condo buildings, so a few sales can move the index. Look at closed sales in the specific building over the last 12 months before trusting a citywide trend.

Beachside or mainland
Vero's city limits cross the Indian River Lagoon onto the barrier island, where Ocean Drive and the oceanfront condos sit. Beachside buildings cost more, carry higher insurance and face more salt exposure. Mainland complexes cost less, often have lower fees, and are usually a short drive over the bridges to the beach.
North of the city, Indian River Shores has a typical all-homes value of about $1,377,480, which shows how much the island premium grows as you move up the coast. Sebastian, at about $346,985, is a lower-cost alternative to the north on the mainland.
Flood exposure differs on each side of the lagoon too. Oceanfront buildings face storm surge from the Atlantic, and some lagoon-side and low mainland sites sit in FEMA A zones. In a condo the association insures the building for flood, but ground-floor owners carry the most risk to their contents and finishes. Look up the zone for the building, ask whether the ground floor took water in past storms, and get your own HO-6 and contents flood quotes before the inspection period ends.
Mainland complexes are often one- and two-story garden buildings. They fall outside the milestone and SIRS rules, which keeps some costs down, but roofs, paint and paving still come out of the association budget.

Building age and Florida's condo safety rules
Census puts the median Vero Beach home at 1976. Many condo buildings, especially beachside, date from the 1970s and 1980s and have passed the 30-year mark for milestone inspections. That inspection applies to condo buildings three or more stories tall and repeats every 10 years. Ask whether it has been done, whether phase 2 repairs were required, and whether those repairs are finished.
Every association in a building of three or more stories also needs a Structural Integrity Reserve Study, and for budgets adopted on or after December 31, 2024, owners can't waive or reduce those reserves. Associations that had underfunded reserves have raised fees or levied special assessments to catch up. Ask for the current budget, the SIRS, and board minutes from the last two years.

Fees, insurance and the seasonal-owner mix
Census counts 18.2% of Vero Beach units as seasonal homes, and the median age is 52.5. Many condo owners here are part-year residents, often retirees from the Northeast, the Midwest and Canada. That shapes the buildings: active boards, strict rules on pets and renovations, and approval steps for new owners. Read the rules before you sign; they set the pool of people who can buy from you later.
The monthly fee usually covers the master insurance policy, reserves, water, grounds and the pool. Beachside buildings pay more for wind coverage. Ask for the policy, the hurricane deductible and whether the association would pass that deductible to owners after a storm. Your HO-6 should include loss assessment coverage. As a resale buyer, you have 7 days, excluding weekends and legal holidays, to cancel after receiving the association documents.
Financing and closing in Indian River County
Lenders review each building. Unfinished structural repairs, pending litigation, a large share of owners behind on dues, or one owner holding many units can make a condo non-warrantable. That usually means a bigger down payment or a cash purchase. Many Vero condo buyers pay cash, but warrantability still affects your eventual buyer.
The deed doc stamp tax of $0.70 per $100 is traditionally paid by the seller. If you finance, budget $0.35 per $100 in note stamps plus 0.2% intangible tax. For a $150,000 loan, that comes to $525 and $300. Add title, lender fees, inspection and prepaid insurance.
Making Vero your full-time home or a winter base
If you move here permanently, file for homestead to take up to $51,411 off the assessed value in 2026, with future increases capped at 3% or CPI. Seasonal owners get no exemption and a 10% cap on non-school levies. The assessment resets to market value after you buy. Florida's lack of a state income tax helps full-time residents.
Canadians can usually stay up to about six months a year as visitors, but the IRS substantial presence test and Form 8840 apply, and provincial health rules limit time away. Confirm with a cross-border tax advisor. If you send me your budget, beachside or mainland, and how many months a year you'll be here, I'll put together a shortlist of buildings with clean inspection and reserve records.
