Is Vero Beach a Good Place to Retire?
A small coastal city with a major hospital, older buildings and a winter crowd
For most retirees, yes: Vero Beach combines a large hospital, beaches and arts venues with a housing market where a typical condo costs about $187,154 on Zillow's index. The trade-offs are older buildings that cost more to insure and maintain, and a seasonal swing, with 18.2% of homes held as seasonal residences according to Census data.

Retirees are already a big part of Vero Beach
Census data puts the city's median age at 52.5, with 28.9% of residents aged 65 or older. That's older than Florida overall, but younger than some neighboring towns: Sebastian, a short drive north, has 36.8% of residents over 65. Vero still has working families on the mainland, a downtown and a school-year rhythm, which some retirees prefer to a town made up almost entirely of retirees.
The 18.2% seasonal share shapes daily life. From January through April, restaurant waits get longer, roads busier and appointments harder to book. From late spring through fall, the city is quiet. Full-time retirees get both seasons; snowbirds mostly see the busy one.

What retirees buy and what it costs
Retirees in Vero Beach usually choose among three kinds of homes, each with its own cost profile:
- Condo: typical value about $187,154, down 7.6% over the year. A 1-bedroom runs about $102,760. Lowest entry price, highest exposure to association costs and building-age issues.
- 2-bedroom home or villa: about $240,105 on Zillow's index. A common downsizing target with less maintenance than a full house.
- Single-family house: about $379,736; a 3-bedroom runs $391,566. Most flexibility, most upkeep.
The city's housing is old. Census puts the median year built at 1976, and 27.2% of homes are in buildings with 10 or more units. Many retiree condos are in buildings now 40 to 50 years old. That's the main reason condo prices have softened more than houses: buyers are pricing in reserve requirements and possible special assessments.

Healthcare in town
Cleveland Clinic Indian River Hospital is in Vero Beach, and that's one of the strongest arguments for retiring here instead of a smaller town. It handles emergency care and a wide range of specialties without a long drive. Orlando Health Sebastian River Hospital is to the north in Sebastian. For the most complex care, some patients travel to Orlando or further.
Medicare Advantage networks and supplement acceptance vary by plan and change yearly. Before you choose a home, confirm that the doctors and hospital you want are in network for the plan you'll use in Indian River County.
Condo reserves and fees on a fixed income
For retirees buying a condo, Florida's post-2022 condo laws matter more than anything in the listing. Buildings three stories or taller need a milestone structural inspection, generally by the end of the year they turn 30, and every 10 years after. They also need a Structural Integrity Reserve Study every 10 years, and for budgets adopted on or after December 31, 2024, owners can't vote to waive or cut those reserves.
In a 1970s or 1980s building, that often means higher monthly dues, a special assessment, or both. Before you commit, get the current budget, the SIRS, the milestone inspection report if one has been done, and the board minutes for the last year. If you buy a resale condo, Florida gives you 7 days, excluding weekends and legal holidays, after receiving the association documents to cancel. Use that window to read them.
For a house in an HOA, ask about dues history and any planned assessments. A fee increase that's easy on a salary is harder on a pension.
Homestead and the 3% cap
Florida doesn't tax income, so Social Security, pensions and retirement withdrawals aren't taxed by the state. The local cost is property tax. When you make Vero Beach your permanent home, homestead takes up to $51,411 off your assessed value in 2026 and limits future assessment increases to 3% or the rate of inflation, whichever is lower.
Snowbirds who keep their primary residence up north don't qualify, and their assessments can rise by up to 10% a year on non-school levies. If you plan to split time, think through which state you'll call home, and talk to a tax advisor about residency rules in both places. Amendment 3 is on the November 3, 2026 ballot and could change parts of this system; the result isn't known yet. This isn't legal or tax advice.
Storm preparation for retirees
Vero Beach is on the Atlantic coast, and hurricane planning is part of retiring here. On the purchase side, ask about roof age, wind mitigation features and the flood zone of each address. Barrier island and riverfront homes are more exposed than mainland homes further from the water.
On the living side, retirees often plan for evacuation earlier than younger residents, especially from the island. A ground-floor condo or a house with a generator hookup, impact windows and a newer roof is easier to leave and easier to come back to. Hurricane deductibles are a percentage of dwelling coverage, usually 2% or more, and apply once per calendar year. Keep that amount in savings.
Who Vero Beach fits and who it doesn't
Vero Beach fits retirees who want a hospital nearby, a beach without high-rise crowding, cultural venues such as the Vero Beach Museum of Art and Riverside Theatre, and a range of housing from inexpensive condos to large waterfront homes. It works well for couples who want a condo on the island or a low-maintenance villa on the mainland.
It fits less well for retirees on tight budgets who are buying into an older condo without reading the reserves, or anyone who wants a big-city level of shopping and services. Buyers who want a newer detached house at a similar price often look at Sebastian ($346,985 typical value). If you're weighing the two, a side-by-side shortlist of homes with recent roofs and their fee histories makes the decision much easier.
