Vero Beach vs Stuart: Where to Buy
Close on the average, far apart once you shop for a house
On the all-homes number the two cities are nearly tied: Zillow's index shows $361,764 for Vero Beach and $374,216 for Stuart, about $12,450 apart. Shop for a single-family house, though, and Stuart costs roughly $99,400 more, because inside Stuart's city limits houses are scarce and condos make up much of the market.

Why the house gap is so much wider than the average
A typical single-family home is $379,736 in Vero Beach and $479,159 in Stuart. Condos are closer: $187,154 against $203,133. The all-homes figures land near each other because each city's average blends a different mix of property types.
Census housing data explains the mix. Single-family detached homes are 46.0% of housing units in Vero Beach and only 27.7% in Stuart. Buildings with 10 or more units hold 27.2% of Vero Beach housing and 38.8% of Stuart's. Stuart's city limits are small and built up around the St. Lucie River and downtown, so detached houses inside them carry a premium. Much of what people call "Stuart" when they search for a house sits in unincorporated Martin County with a Stuart mailing address, and those areas are priced on their own terms, so check which jurisdiction a listing is in before comparing.
Prices by bedroom count
Zillow's bedroom breakdown shows where your budget goes further:
- 1 bedroom: Vero Beach $102,760, Stuart $112,669.
- 2 bedrooms: Vero Beach $240,105, Stuart $250,576.

- 5+ bedrooms: Vero Beach $840,026, Stuart $1,005,642.
One- and two-bedroom homes, mostly condos and villas, are within about $10,000 of each other. From three bedrooms up, Vero Beach is the value play. A family that needs four bedrooms saves more than $200,000 on typical values by choosing Vero Beach.
The low end tells a slightly different story. The lower third of Stuart's market tops out near $196,972, below Vero Beach's $218,500, because Stuart has more small condos pulling that tier down.

How each market moved
Over five years, Stuart is up 18.6% and Vero Beach 16.6%. Over the last year Stuart is flat at 0.1% and Vero Beach is down 1.2%. Single-family values in Stuart rose 1.2% in the year, while Vero Beach houses slipped 1.1%.
Condos are the weaker segment in both: down 7.6% in Vero Beach and 4.3% in Stuart over the year. Many condo buildings in both cities date from the 1970s and 1980s, which puts them squarely in the group facing milestone inspections and fully funded structural reserves under Florida's post-2022 condo law. For a buyer that can mean a lower price today and a higher monthly fee or a special assessment later, so read the reserve study and recent board minutes before you go firm.
Age mix, seasonal owners and the age of the homes
The two cities are similar in size and age profile. Census numbers:
- Population: Vero Beach 17,042, Stuart 18,520.
- Median age: 52.5 in Vero Beach, 48.6 in Stuart.
- Residents 65+: 28.9% and 29.1%, essentially the same.
- Seasonal homes: 18.2% of units in Vero Beach, 15.6% in Stuart.
- Median year built: 1976 in Vero Beach, 1982 in Stuart.
- Mobile homes: 3.6% in Vero Beach, 0.6% in Stuart.
Both are small towns with a retiree presence but far from retiree-only. The older median build year in Vero Beach means more homes that need a 4-point inspection for insurance, and more that will be on original or second-generation plumbing and electrical. Budget for updates when you compare a 1970s Vero Beach ranch to a newer Martin County house.
Insurance and water in both places
Both cities border the Indian River Lagoon and have homes on canals and barrier islands, so flood zones vary block by block. The FEMA zone, elevation certificate and roof age of the specific property matter more than the city name. A home in an A or V zone with a mortgage will need flood insurance, which is a separate policy from homeowners.
During the inspection period I'd get three things for any property in either city: a homeowners quote based on the actual 4-point and wind mitigation reports, a flood quote, and, for condos, the master policy and hurricane deductible. Hurricane deductibles are a percentage of dwelling coverage, often 2% to 10%, so a $400,000 house with a 5% deductible means $20,000 out of pocket before coverage starts on a storm claim.
Who each city fits
Vero Beach fits buyers who want a detached house with three or four bedrooms for less money, a quieter town on Indian River County's coast, and a slightly larger seasonal community. Larger homes are where it beats Stuart most clearly. The trade-off is an older housing stock, so set aside money for a roof, windows or plumbing work on many of the 1970s homes, and ask the seller for permit history on anything already replaced.
Stuart fits buyers who want to be closer to Palm Beach County, value boating access on the St. Lucie River, or are shopping one- and two-bedroom condos where prices match Vero Beach. Expect to pay up for a detached house inside the city or to look in the surrounding Martin County areas. Stuart's condo stock is large, so condo buyers get more buildings to choose from, which also means more association documents to compare on fees, reserves and recent assessments.
The cities are roughly 45 minutes to an hour apart on I-95, so it's easy to tour both in one trip. Send me your bedroom count and budget and I'll line up a shortlist that compares the two directly.
