Not the Los Angeles one

Searches for Hollywood Hills mostly return the hillside area of Los Angeles. This page is about the neighborhood in Hollywood, Florida, in Broward County. It is a mostly single-family area west of I-95, with houses largely from the 1950s through the 1970s, many of them expanded or rebuilt. Streets are flat, as everywhere in South Florida, despite the name.

Zillow's boundary for the neighborhood may differ slightly from what residents call Hollywood Hills, so check which area a listing is in before you compare prices.

Where the price sits in Hollywood

At about $616,265, Hollywood Hills is near the top of Zillow's Hollywood list, behind only North Beach at about $1,269,220 and Lake of Emerald Hills at about $778,657. It is above Hollywood Lakes at about $588,453 and Emerald Hills at about $496,556.

Against the city's bedroom values, the index sits between the typical three-bedroom at $532,706 and the typical four-bedroom at $705,549. That fits a neighborhood of mostly three- and four-bedroom houses. It is also about $106,000 above Hollywood's typical single-family value of $510,695, which tells you buyers pay a clear premium to be here.

Why it gained 37.1% in five years

Hollywood Hills is up 1.1% over the past year and 37.1% over five. The city is down 1.5% and up 25.0%. Five years ago the typical value was near $449,500, below where Emerald Hills is today.

Inland single-family neighborhoods across Hollywood gained more than the beach areas over that period. North Beach is up 2.4% and South Central Beach 9.9% over five years, against 30% or more for several inland areas. Lower flood exposure, lower insurance than beachfront condos, and steady demand for detached houses near I-95 all fit that pattern. Hollywood Hills is also one of the few Hollywood neighborhoods with a gain over the past year. None of this guarantees what happens next.

What you get for the money

A typical Hollywood Hills purchase is a three- or four-bedroom ranch-style house on a single-family lot, often with a pool. Updated homes with newer roofs and impact windows sell at the top of the range, and original-condition houses sell lower but need work that buyers often underestimate.

When I compare houses here, I give the roof, windows and main systems a dollar value before looking at finishes. A $40,000 roof and window gap between two otherwise similar houses is common, and it shows up in the insurance quote too.

Inspection, insurance and flood checks

With a citywide median construction year of 1969 in Census data, most Hollywood Hills houses fall into the age group insurers scrutinize. For a house of that age:

Being inland reduces storm surge risk, but some streets near canals or low spots fall in flood zones. Look up the FEMA zone and ask for the elevation certificate for each house, and get insurance quotes during the inspection period.

Making an offer in a neighborhood that sells well

Because Hollywood Hills held value better than most of the city over the past year, sellers here tend to price with more confidence. That does not mean every house sells at the asking price. The houses that sit are usually the ones with an old roof, original systems or an awkward addition, and those are where buyers have leverage.

Before you offer, I would look at three numbers: the last six months of closed sales within a few blocks, how many days comparable homes stayed on the market, and how many cut their price. Then get an insurance quote early, since a high premium on an older house is a fair reason to adjust the price. Keep the inspection period long enough to get the roof, the 4-point and the insurance quote back before your deposit goes hard.

Daily life and getting around

Hollywood Hills sits close to I-95 and Hollywood Boulevard, with Florida's Turnpike to the west. Downtown Hollywood and the beach are a short drive east. Fort Lauderdale-Hollywood International Airport is a short drive north, and Memorial Regional Hospital is nearby. Topeekeegee Yugnee Park, a large county park with a lake, is in west Hollywood.

Hollywood's Census figures show a median age of 40.9 and 9.5% of homes used seasonally, so the inland single-family neighborhoods are largely year-round. Expect more school-day traffic and fewer part-year neighbors than on the beach side.

Taxes and who it fits

Your tax bill resets to the purchase price after closing. Homestead, for a permanent Florida residence, takes up to $51,411 off assessed value in 2026 and caps increases at 3% or CPI. Florida has no state income tax.

Hollywood Hills fits buyers who want a detached family house inland, with less flood exposure and good highway access, and who accept paying above Hollywood's average house price for it. Buyers with a tighter budget often compare it with Driftwood, Boulevard Heights or Emerald Hills. If you want the comparison done with current listings, the shortlist will pull them together.
