Waterfront Homes in Hollywood
Intracoastal, canal or lake: sorting Hollywood waterfront before you compare prices
Hollywood's typical single-family home is worth about $510,695 on Zillow's index, and waterfront houses with boat access to the Intracoastal usually sell well above that, often in the city's upper third, which starts near $684,603. Zillow has no separate waterfront index, so this page uses citywide numbers and focuses on what decides a waterfront home's value and cost here: the type of water, the route to the ocean, the seawall and the flood zone.

Types of waterfront in Hollywood
Hollywood's water comes in several forms, and they do not price the same:
- Intracoastal frontage. The widest water, with views and room for larger boats, and more wake and wind exposure.
- Canals and lakes connected to the Intracoastal. In the eastern neighborhoods, including Hollywood Lakes around North Lake and South Lake, some lots have boat access to the Intracoastal.
- Inland lakes. Neighborhoods west of I-95 have lakes, such as the one in Lake of Emerald Hills. These are views and calm water, usually without a route to the ocean.
- Drainage canals. Some inland lots back onto flood-control canals. They can look like boating canals in photos but may not connect for boats at all.
Always confirm whether the water in front of the house is navigable to the Intracoastal before you pay a boating premium.

Getting to the ocean from Hollywood
Hollywood has no ocean inlet of its own. Boaters usually head north on the Intracoastal to Port Everglades, which lies just north of the city, or south toward Miami-Dade's inlets. The route matters:
- Check every bridge between the dock and the inlet. Drawbridges open on schedules; fixed bridges set a hard limit on mast or tower height.
- Measure water depth at the dock and through the canal at low tide.
- Check canal width for turning and docking the boat you own or plan to buy.
- Look at the no-wake and manatee zones on the route, which affect travel time.
A lot that works for a small center console may not work for a larger cruiser or a sailboat. Match the house to the boat, not the other way around.

Seawalls, docks and permits
Many Hollywood seawalls were built decades ago. Ask the seller for the seawall's age and any repair or capping history, and have it inspected for cracks, leaning panels, voids behind the cap and soil sinking in the yard. A full replacement on a typical lot is a large expense, and new rules on seawall height in some South Florida cities can require work when you repair or rebuild. Ask the city what applies to the address.
Confirm that the dock, boat lift and davits were permitted. If you plan to add or enlarge a dock, check what the canal width and local rules allow, and expect county and state review for some work.
Flood zone and elevation
Waterfront homes in Hollywood are commonly in FEMA high-risk zones, mostly AE on canals and lakes near the Intracoastal, with VE zones possible close to open water. If you finance in an A or V zone, flood insurance is required. Many cash buyers carry it anyway.
The elevation certificate is the key document. It shows the height of the lowest floor against base flood elevation, and it largely sets the flood premium. Hollywood's median year built is 1969 according to Census data, and many waterfront houses predate modern elevation rules. If a house was substantially improved, current rules may have applied. Ask for any flood claim history, look for water marks in the garage and lowest rooms, and get quotes during the inspection period.
Wind, salt air and insurance
Waterfront houses take more salt spray and wind. Ask for a wind mitigation report and the roof age, and check for impact windows or shutters, which lower the wind premium. For older houses, expect a 4-point inspection. If private carriers decline the home, Citizens Property Insurance is the state-backed fallback. Your hurricane deductible will usually be 2%, 5% or 10% of dwelling coverage, charged once per calendar year under Florida law, so on a waterfront policy it can be a five-figure number.
Salt air shortens the life of AC units, metal railings, window frames, pool equipment and boat lifts. Budget more maintenance than for an inland house of the same size.
How waterfront prices compare with the city
Hollywood's all-homes value is about $442,331, down 1.5% over the past year and up 25.0% over five. Single-family homes are down 1.1% for the year, and condos down 4.0%. By size, a typical four-bedroom is about $705,549 and a five-bedroom or larger about $1,305,497. Waterfront houses usually sell at a premium to these figures; the size of the premium depends on the water type, the bridges, the lot width and the seawall.
Nearby, Fort Lauderdale's typical home is about $509,743 and has a much larger canal network, with higher waterfront prices at the top. Buyers who want boating access at a lower entry point often compare Hollywood waterfront with Fort Lauderdale and Pompano Beach, where the typical home is about $350,137.
Taxes after the purchase
Florida has no state income tax. The property assessment resets to the purchase price after the sale. If the waterfront house is your permanent Florida residence, homestead takes up to $51,411 off assessed value in 2026 and caps increases at 3% or CPI. A second home has no exemption and faces a 10% yearly cap on non-school levies. Amendment 3, on the November 3, 2026 ballot, could change parts of these rules. If you tell me the boat and the budget, the shortlist can be limited to lots that actually reach the Intracoastal.
