Buying a House in Greenacres
Older houses at central-county prices, and what to inspect before you commit
Buying a house in Greenacres costs about $360,259 for a typical single-family home on Zillow's home value index, down 0.7% over the past year. That puts it well below Wellington and Royal Palm Beach next door, and the main risk is the age of the houses rather than the price.

What a house costs by bedroom count
A typical 3-bedroom in Greenacres is about $356,281. A typical 4-bedroom is about $524,131, roughly $168,000 more, and a 5-bedroom about $638,900. The upper third of the market starts near $440,608, so most detached houses here fall between the mid-$300,000s and the low $500,000s.
The 3-to-4 bedroom step is where buyers feel the budget most. The top of Zillow's neighborhood list shows where 4-bedroom budgets tend to land: Sagewood at about $562,804, Nautica Isles at about $538,584 and Dillman Farms at about $535,667. If three bedrooms and an office nook will do, the choice of neighborhoods is much wider.

How Greenacres prices compare with nearby cities
For all homes, Greenacres is about $280,329. Nearby on Zillow's list:
- Palm Springs: about $268,845, the only nearby city that is cheaper.
- Boynton Beach: about $404,476.
- West Palm Beach: about $404,711.
- Lake Worth Beach: about $442,035.
- Royal Palm Beach: about $488,691.
- Wellington: about $661,404.
These are all-homes values that include condos, so they understate house prices everywhere. The ranking still holds: Greenacres buys more house per dollar than any of its western or coastal neighbors. Prices rose 22.0% over five years and have been roughly flat for the past year.
A flat market changes how you negotiate. When prices are not rising, sellers have less reason to refuse repair credits after the inspection, and an older roof or AC unit becomes a real bargaining point. Ask for the seller's disclosure early and price the big-ticket items before you set your offer, rather than after.

Older-home inspections: roof, plumbing, electrical, AC
Greenacres' median year built is 1987, per Census data, so many houses are 35 to 50 years old. Insurers look closely at four systems, and a 4-point inspection covers them:
- Roof: age, material and remaining life. Many insurers balk at shingle roofs older than about 15 years.
- Plumbing: look for polybutylene supply lines, used in many homes built from the late 1970s to the mid-1990s, and for cast iron drain lines that crack with age. A camera scope of the main drain is worth paying for.
- Electrical: panel brand, capacity and any aluminum branch wiring.
- HVAC: age of the air handler and condenser. In this climate a system past 12 to 15 years is near the end.
Add a wind mitigation inspection. It documents roof-to-wall connections, roof shape and opening protection, and those features can cut the wind portion of the premium substantially. Hire a general home inspector too. The 4-point is for the insurer, and it does not replace a full inspection.
Flood zone and insurance quotes
Greenacres is inland, so storm surge is a smaller concern than in coastal cities. Rainfall flooding still matters. Many neighborhoods are built around lakes and drainage canals, and some lots sit in higher-risk FEMA zones. Look up the flood zone for the exact address, and ask the seller whether the house has ever taken water or had a flood claim.
Get a homeowner's quote during your inspection period, not after. The roof age and wind mitigation report will drive the number more than the price of the house. Hurricane deductibles are a percentage of dwelling coverage, usually 2% to 10%, and apply once per calendar year. Even outside a required zone, flood coverage on an inland house is often inexpensive and worth pricing.
HOA rules and where the city line is
Most Greenacres neighborhoods have an HOA. Fees here are usually modest compared with coastal gated communities, but the rules can be strict on parking, commercial vehicles, boats, fences, paint colors and roof materials. Read the declaration and rules before you make an offer, and get the estoppel letter showing dues and any open violations on the property.
Also confirm the jurisdiction. Some homes with a Greenacres or Lake Worth mailing address are in unincorporated Palm Beach County, which affects permits and millage. The property appraiser's record shows it.
Cash to close on a typical house
On a $360,259 house with 20% down, the down payment is about $72,052 and the loan about $288,207. Florida's note stamps at $0.35 per $100 add about $1,009, and the 0.2% intangible tax about $576. Deed stamps are usually the seller's cost in Palm Beach County. Add lender fees, title insurance, the first year of homeowner's insurance, prepaid taxes and escrow. The cash-to-close table on this page shows the full estimate.
Homestead and the tax reset
The assessed value resets to market value in the year after you buy, so a seller who has owned for 15 years may be paying far less tax than you will. If the house is your permanent residence, file for homestead by March 1. In 2026 it takes up to $51,411 off assessed value, and Save Our Homes then caps yearly increases at 3% or CPI. On a typical $360,259 house, that leaves roughly $308,848 taxable for non-school levies before other exemptions. This isn't tax advice; the county estimator gives a figure for the specific address.

What buyers ask me
How much does it cost to buy a house in Greenacres?
Zillow's typical single-family value is about $360,259. With 20% down, plan on about $72,052 down plus closing costs, insurance and prepaid taxes.
Is Greenacres a good place to buy a house?
On price, yes. It is cheaper than Wellington, Royal Palm Beach and Lake Worth Beach, and central for commuting. The main risk is older houses, so roof age, plumbing and insurance quotes matter more than usual.
What inspections do I need for an older Greenacres house?
A full home inspection, a 4-point inspection for insurance, a wind mitigation inspection and a camera scope of the main drain line. Add a seawall or lake-bank check if the lot is on water.
Is Greenacres in a flood zone?
Most of the city is inland, but some lots near lakes and canals sit in higher-risk FEMA zones. Check the zone for the exact address before you buy.
