Best Neighborhoods to Buy a Home in Greenacres
Four price tiers, and which neighborhoods held value over five years
The best neighborhood to buy in Greenacres depends mostly on budget, because Zillow's neighborhood values run from about $124,597 in La Pinata to about $562,804 in Sagewood. The city as a whole sits near $280,329, and the clearest dividing line is between the condo and villa communities that lost value this year and the single-family areas that held steady.

How to read these numbers
Every figure here comes from Zillow's home value index for the neighborhood, which covers all home types inside Zillow's boundary. Those boundaries do not always match what a subdivision sign or an HOA calls the area, so check the specific community name on the listing. One-year and five-year changes describe the past and say nothing certain about the future.
Across the city, prices rose 22.0% over five years and fell 1.3% over the year. Single-family homes were nearly flat at minus 0.7%, while condos fell 6.7%. That split runs through the neighborhood list below.
The gap between tiers is large in a city this size. Moving from the entry tier to the top tier roughly quadruples the price, from about $125,000 to more than $500,000. Much of that difference is the type of home: entry-tier neighborhoods are mostly condos and villas, while the top tier is mostly detached houses. Comparing a neighborhood's value with the city's typical condo at about $164,973 and typical house at about $360,259 tells you quickly which kind of housing dominates it. Census data shows only 31.0% of homes in Greenacres are detached single-family, so the house-heavy neighborhoods are a smaller share of the market than the list suggests.
Top tier: about $400,000 to $565,000
- Sagewood: about $562,804, up 1.7% in a year and 19.3% over five.
- Nautica Isles: about $538,584, up 0.3% and 27.2%.
- Dillman Farms: about $535,667, down 0.2% and up 30.0%.
- Olive Tree: about $484,975, down 0.6% and up 27.3%.
- River Bridge: about $431,183, down 1.1% and up 19.8%.
- Original Section: about $408,757, up 2.0% and 26.1%.
These neighborhoods sit above the city's typical single-family value of about $360,259 and roughly match a typical Greenacres 4-bedroom at about $524,131. They have been the most stable over the past year. Only Original Section and Sagewood gained more than 1% this year. For buyers who want a detached house and plan to stay, this tier is where most searches start.

Middle tier: about $270,000 to $350,000
- Lucerne Homes East: about $346,055, up 1.4% and 21.7%.
- Joggers Run: about $338,977, down 0.3% and up 25.6%.
- Palm Beach Villas: about $338,203, up 0.4% and 25.7%.
- Woodlake: about $322,147, down 0.4% and up 25.5%.

- Buttonwood: about $295,587, up 1.8% and 36.9%.
- Parkside Green: about $295,228, up 1.2% and 28.8%.
- The Pines: about $276,230, up 4.1% and 26.8%.
- Seven Springs: about $272,597, up 1.1% and 33.3%.
This is the largest group and where the strongest recent trends are. Buttonwood has the best five-year gain in the city on Zillow's list, and Mil-Lake Estates and The Pines had the best one-year gains. These values sit near the typical 3-bedroom at about $356,281 and the typical 2-bedroom at about $195,842, so expect a mix of smaller houses, townhouses and villas.
Value tier: about $200,000 to $245,000
- Canalakes: about $244,168, down 4.0% and up 23.9%.
- Charter Club: about $228,942, down 4.4% and up 17.8%.
- Villa Del Trio: about $220,210, down 3.3% and up 7.9%.
- Park Pointe: about $205,473, down 3.8% and up 11.2%.
- Pine Ridge North: about $200,234, down 7.0% and up 19.5%.
All five lost value over the year. Villa Del Trio and Park Pointe also had the weakest five-year gains in this tier. Prices here usually mean attached homes or condos inside an association, so the fee, the reserves and the insurance setup carry as much weight as the price. Ask for the budget and reserve study before you compare two units.
Entry tier: under about $170,000
- Oak Terrace: about $168,178, down 8.4% and up 9.4%.
- Pine Ridge: about $130,143, down 12.2% and up 8.0%.
- Pine Ridge South: about $129,001, down 9.4% and up 10.4%.
- La Pinata: about $124,597, down 10.5% and up 14.9%.
These are the lowest-priced neighborhoods in the city and the ones that fell most this year, in line with the drop in older condos across Florida. They can still make sense for a first purchase or a downsizer paying cash. The checks are strict: read 12 months of minutes, the estoppel and the master insurance policy, and confirm with your lender early whether the association qualifies for a conventional loan. Add any approved assessment to the price before you compare it with anything else.
Matching a tier to your plan
If you want stability and a detached house, the top tier has held value best this year. If you want the most five-year growth per dollar on Zillow's record, the middle tier, especially Buttonwood, Seven Springs and Mil-Lake Estates, stands out. If you need the lowest monthly payment, the value and entry tiers get you in, as long as you price the association risk.
Whatever tier you choose, the property-level checks are the same: roof age and wind mitigation for insurance, the FEMA flood zone, the HOA or condo documents, and the tax bill after the reset. If Greenacres is your permanent home, homestead takes up to $51,411 off assessed value in 2026. If none of these tiers fits, nearby Palm Springs at about $268,845 and Lake Worth Beach at about $442,035 are the next places to compare. I can turn your budget into a shortlist across these neighborhoods.
