Buying a Condo in Oakland Park

Low prices next to Fort Lauderdale, in buildings that need a close read

A condo in Oakland Park is one of the cheapest ways to live a few minutes from Fort Lauderdale: Zillow's home value index puts the typical Oakland Park condo at $173,864, down 7.1% over the past year. With a city median build year of 1972, most of these condos sit in buildings that are 40 to 60 years old, and the association's finances decide whether the low price is a bargain.

Where condo prices stand and why they dropped

The 7.1% drop in condo values compares with a 1.7% drop for single-family homes and a 1.5% drop for the city overall. That gap tells you buyers are discounting older condo buildings specifically. Since Florida's 2022 condo safety law, associations have had to fund structural reserves that many had skipped for years, and the cost has shown up as higher monthly fees and special assessments.

A typical 1-bedroom in Oakland Park is around $149,645 and a typical 2-bedroom around $270,577. The 2-bedroom figure includes townhomes and villas, so pure 2-bedroom flats in older complexes often sit lower. The lower third of the whole city's market, around $182,585, is almost all condos.

Zillow's neighborhood data shows where condo stress sits

Oakland Park's lowest-value Zillow neighborhoods are the ones where the steepest declines show up. Royal Palm Isles, at about $160,109, fell 17.5% in a year and is down 8.5% over five years. Andrews Gardens, at about $242,676, fell 8.1% in a year and is down 7.4% over five. North Ridge ($158,133, down 7.9%), Coral Brook ($199,909, down 7.5%) and Three Lakes ($181,430, down 5.8%) followed the same direction.

Low index values in a neighborhood usually point to a high share of condos, so these numbers are a rough map of where condo pricing is under the most pressure. They do not tell you about any single building. Two complexes on the same street can be in very different financial shape, and the documents are where you find out.

Milestone inspections and SIRS in 1970s buildings

Condo buildings with three or more habitable stories must have a milestone inspection by Dec 31 of the year they turn 30 (or 25 if the local building official requires), then every 10 years. Nearly every multi-story Oakland Park condo is past 30, so the question is whether the inspection has been done and what it found.

Associations also need a Structural Integrity Reserve Study every 10 years. For budgets adopted on or after Dec 31, 2024, owners can no longer waive or reduce those reserves. In an older building with years of underfunding, the catch-up can be large. Ask for:

On a resale condo, Florida gives you 7 days, excluding weekends and legal holidays, after you receive the association documents to cancel. Use every one of them.

Garden-style complexes, two-story buildings and villas

Much of Oakland Park's condo stock is in low-rise, garden-style complexes. A two-story building is not subject to the milestone inspection requirement, which some buyers read as less risk. The reserve rules still apply to the association, and a 1970s roof, plumbing stack or electrical service still has to be replaced at some point. Low-rise does not mean low-maintenance.

Villas and townhome-style condos are also common. Check whether the unit is legally a condominium, where the association usually insures and repairs the exterior, or a fee-simple lot under an HOA, where you do. The answer changes your insurance policy, your fee and who pays for the next roof.

Loans, insurance and monthly cost

For a conventional or government-backed loan, the lender reviews the condo project: reserves, insurance, litigation, delinquencies and owner occupancy. A building that fails is non-warrantable, and financing then means a portfolio loan with a bigger down payment. Older buildings with a pending assessment or a lawsuit are the most common problem, so get the lender's condo review started early.

Your monthly cost is the fee, an HO-6 policy for the interior, property tax and any assessment. Look at the master policy's hurricane deductible, which is a percentage of building coverage and can turn into an assessment after a storm. If the condo is your permanent home, homestead in 2026 can take up to $51,411 off its assessed value.

Ask the association how its insurance premium changed at the last two renewals. A building whose master policy jumped sharply may raise fees again at the next budget.

Is Oakland Park a good place to buy a condo

For a buyer who wants to be close to Fort Lauderdale, the beaches and I-95 on a modest budget, it can be, if the building checks out. The city's median age is 38.1 and 13.7% of residents are 65 or older, so many complexes have a mix of working owners and retirees rather than a mostly seasonal population; only 4.1% of homes are seasonal.

Compared with nearby cities, Oakland Park's all-homes value of $369,100 sits above Pompano Beach at $350,137 and Sunrise at $360,778, and well below Fort Lauderdale at $509,743. If you want low cost and central location, I would rather show you three buildings with clean documents than ten cheap units with question marks, and that is how I would build your shortlist.

Questions buyers ask

How much is a condo in Oakland Park, FL?

Zillow's typical Oakland Park condo value is $173,864, down 7.1% over the past year. A typical 1-bedroom is around $149,645 and a 2-bedroom around $270,577.

Why are Oakland Park condos dropping in price?

Most buildings date from the 1960s and 1970s, and Florida's newer reserve and inspection rules have raised fees and assessments in older associations. Buyers are pricing that cost in.

What should I check before buying an Oakland Park condo?

The reserve study, the milestone inspection if required, board minutes, any special assessment and the master insurance policy. You have 7 days after receiving the documents to cancel a resale contract.

Can I get a mortgage on an older Oakland Park condo?

Yes, if the building meets lender guidelines. Non-warrantable buildings need a portfolio loan with a larger down payment, so have the lender review the project early.
