Best Neighborhoods to Buy a Home in Oakland Park
Twenty-six Zillow neighborhoods, split by price and by direction
The best neighborhood to buy in Oakland Park depends on whether you want a condo or a house, because Zillow's home value index splits the city cleanly: the six neighborhoods above $500,000 mostly gained value last year, while every one under $250,000 fell. Above $500,000: the Corals, Sleepy River and Oakland Hills
- North Corals about $679,347 (up 0.9% in a year, up 28.0% over five)
- South Corals about $604,846 (1.3%, 30.6%)
- Central Corals about $592,369 (1.2%, 37.1%)

- Royal Palm Acres about $541,752 (-0.5%, 25.8%)
- Oakland Hills about $518,922 (1.3%, 30.9%)
These are the single-family neighborhoods at the top of the city's range, and five of the six rose over the past year while Oakland Park overall slipped. Sleepy River had the best one-year result in the city at 3.5%. Central Corals had the strongest five-year gain of the whole list at 37.1%.
All six sit above Fort Lauderdale's citywide all-homes figure of $509,743, but that comparison mixes houses and condos; against Fort Lauderdale's single-family homes, these neighborhoods are a step down in price. A typical Oakland Park 4-bedroom is around $583,742, which lines up with this tier.
$340,000 to $425,000: the middle of the city
- Central Business District about $424,663 (-2.0%, 26.0%)

- Central Oakland Park about $422,050 (-1.9%, 25.1%)

- Lloyd Estates about $349,548 (-1.8%, 21.8%)
- Orange Grove Manors about $340,972 (-2.1%, 17.3%)
This group mixes smaller single-family houses, duplexes, villas and some condos, which is why values cluster near the city's typical number. East Lakeside is the one neighborhood here that gained value over the year, and it and Prospect Gardens both rose about a third over five years. Harlem McBride and Twin Lakes South had the weakest one-year results in this tier.
For a buyer, these neighborhoods are where a typical 3-bedroom near $496,765 is most within reach, sometimes with a project attached.

- Garden Acres about $261,042 (-1.9%, -5.7%)
- Andrews Gardens about $242,676 (-8.1%, -7.4%)
- Rivers Edge about $229,123 (-5.4%, 20.7%)

- Lake Emerald about $187,249 (-4.7%, 7.8%)
- Three Lakes about $181,430 (-5.8%, 12.6%)
- Royal Palm Isles about $160,109 (-17.5%, -8.5%)
- North Ridge about $158,133 (-7.9%, 2.4%)
Every neighborhood in this group fell over the past year, and three of them, Royal Palm Isles, Andrews Gardens and Garden Acres, are the only ones in Oakland Park that are lower than five years ago. Royal Palm Isles dropped 17.5% in a single year. Low values at the neighborhood level usually reflect a large share of condos, and the city's condo index fell 7.1% over the year.
That does not make these areas a bad buy. It means the price is low for a reason you need to understand, which is usually the condition and finances of a specific association.
What the split tells a buyer
Out of 26 neighborhoods, only six rose in value over the past year: the three Corals, Sleepy River, Oakland Hills and East Lakeside. Twenty fell. Five-year changes run from -8.5% to 37.1%. The pattern is consistent with the city's two indexes: house-heavy neighborhoods held value, and condo-heavy ones lost it.
If you are buying a house, the upper and middle tiers give you the most stable recent history. If you are buying a condo, the lower tier gives you the lowest entry prices in the city along with the biggest questions. A low-priced unit in a building with healthy reserves and a finished inspection cycle can be one of the better values in eastern Broward. One in a building facing a big assessment can cost more than it saves.
Names, boundaries and what the data covers
Zillow's neighborhood names and lines do not always match what locals call an area or what appears on a subdivision plat. Zillow's "Central Business District," for example, is a data label you will rarely see on a listing. Before you rely on a neighborhood figure, check the subdivision name on the property appraiser's record for the specific house.
These values are Zillow's typical home value for all home types combined. A neighborhood that mixes houses and condos will show a number that fits neither well. Use it as a guide to price level and direction, then look at actual recent sales of the property type you want.
Checks that apply in every Oakland Park neighborhood
- Age of the house or building. The city's median year built is 1972. Budget for a 4-point inspection, a wind mitigation report and a sewer scope on houses.
- Flood zone. Eastern Broward is low. Look up the FEMA zone for every address and get a flood quote during the inspection period.
- Condo documents. Milestone inspection, SIRS, reserve balance, board minutes and any special assessment.
- Permits. Renovated houses are common. Match the work you see to permits on the city's records.
- Tax reset. Your assessment resets after the purchase; homestead in 2026 can take up to $51,411 off it if you live there full time.
Pick the tier that fits your budget and property type, and a shortlist inside two or three of these neighborhoods is a quick next step.
