Moving to Oakland Park, FL

Just north of Fort Lauderdale, older and cheaper than its neighbor

Oakland Park is a good place to live for buyers who want to be next to Fort Lauderdale without Fort Lauderdale prices: the typical home here is valued at $369,100 on Zillow's home value index, against $509,743 in Fort Lauderdale. The city is older, denser and more mixed than the western suburbs, and the price you pay depends heavily on which side of a few main roads you land on.

Where Oakland Park sits and how you get around

Oakland Park lies directly north of Fort Lauderdale and Wilton Manors in eastern Broward County. I-95 runs along the western part of the city, and Oakland Park Boulevard and Commercial Boulevard are the main east-west roads. Dixie Highway and the FEC railway run north-south through the older downtown area.

That location is the main selling point. The beaches in Fort Lauderdale and Lauderdale-by-the-Sea are a short drive east, downtown Fort Lauderdale is close to the south, and Fort Lauderdale-Hollywood International is the nearest major airport. You give up some of the quiet of a planned suburb in exchange for being central.

Prices, and how condos and houses have split

The all-homes index is down 1.5% over the past year after rising 25.1% over five years. Underneath that, single-family homes sit around $452,117 (down 1.7%) and condos around $173,864 (down 7.1%). Condos have been the weak spot, which matches what has happened across older Florida condo stock since the state tightened reserve and inspection rules.

By bedrooms, a typical 1-bedroom is near $149,645, a 2-bedroom near $270,577, a 3-bedroom near $496,765 and a 4-bedroom near $583,742. The lower third of the market is around $182,585 and the upper third starts around $562,753. Zillow's highest-value neighborhoods in the city, North Corals at about $679,347 and South Corals at about $604,846, are still below many Fort Lauderdale neighborhoods.

The housing stock: 1960s and 1970s, mixed types

Census data puts Oakland Park's median year built at 1972. Only 42.1% of homes are detached single-family, while 33.4% of units sit in buildings with 10 or more units and 1.7% are mobile homes. The rest are duplexes, small multi-unit buildings, villas and townhomes.

In practice that means many single-story concrete-block houses from the 1950s through the 1970s, often renovated, plus condo complexes from the same era and a smaller number of newer infill homes and townhomes. A buyer coming from a newer suburb should expect older systems and smaller lots, and plan the inspection around roof, plumbing, electrical and drainage.

Newer townhomes and infill houses do exist, usually on lots where an older home was torn down or on former commercial parcels. They cost more per square foot than the older stock and usually insure for less, since they were built to the current Florida Building Code with impact openings. Buyers moving from out of state often start with these, then find the older houses offer more lot and more room for the money.

Who lives in Oakland Park

About 44,682 people live in the city, with a median age of 38.1. Just 13.7% of residents are 65 or older and 4.1% of homes are seasonal. That is a younger, working, year-round population compared with the coastal condo towns farther north. For many buyers who look here, the draw is a short commute into Fort Lauderdale at a lower price.

Neighborhoods change block by block, with fully renovated houses selling next to original ones. The variety on a single street can be wide, which is useful for buyers who want to update a house themselves.

For buyers who want a neighborhood with a defined identity, Zillow's list for the city includes areas such as Central Oakland Park, East Lakeside, Lloyd Estates and the three Corals neighborhoods. Values among them range from about 49,548 in Lloyd Estates to about 79,347 in North Corals, so the neighborhood choice shapes your budget as much as the house does.

Pros and cons for a buyer

Taxes, insurance and the first things to check

Florida has no state income tax. If Oakland Park becomes your permanent home, homestead can take up to $51,411 off your assessed value in 2026, and future increases are capped at 3% or CPI. Your assessment resets to the market value at purchase, so do not budget from the seller's tax bill. File for homestead with the Broward County Property Appraiser by March 1 of the year after you move in.

Insurance costs more on older houses. Insurers often want a 4-point inspection and a wind mitigation report, and a roof near the end of its life can limit your options. Eastern Broward is low-lying and parts of Oakland Park fall in FEMA flood zones, especially near canals and lakes. Check the zone for each address, get flood and wind quotes during your inspection period, and ask the seller directly about past water intrusion.

The one thing newcomers most often underestimate here is how much two houses at the same price can differ in condition. If you want help separating the renovated-to-the-studs homes from the cosmetic flips, a shortlist with permit history attached is where I would start.
