Buying a Condo in Miramar

Mostly low-rise 1990s and 2000s condos, many hitting their 30-year mark

A condo in Miramar costs about half as much as a house: Zillow's home value index puts the typical Miramar condo at $265,200, against $553,948 for a single-family home. Condo values fell 3.9% over the past year, and much of the city's condo stock is now old enough that its reserves and inspections deserve as much attention as the price.

What Miramar's condo market looks like

Condos make up a small share of the city. Census data shows only 15.3% of Miramar's housing units in buildings with 10 or more units, and 62.3% detached single-family. Most condo inventory is in low-rise and garden-style complexes and townhome-style condominiums, not oceanfront towers. Many sit inside larger planned communities with shared pools, gates and clubhouses.

By bedrooms, a typical 1-bedroom is around $222,432 and a typical 2-bedroom around $332,993. The 2-bedroom figure includes townhomes and villas as well as flats, so compare like with like when you look at listings. The lower third of the whole Miramar market, around $364,755, overlaps with the upper end of condo pricing.

The 30-year mark arrives for 1990s buildings

The median Miramar home was built in 1996. For condo buildings of three or more habitable stories, Florida requires a milestone inspection by Dec 31 of the year the building turns 30, or 25 if the local building official requires it, and every 10 years after. A 1996 building turns 30 in 2026. That puts a large share of Miramar's mid-rise condos in or near their first milestone cycle right now.

A first milestone inspection on a well-kept building may find little. On a building with deferred maintenance it can lead to repair orders and, often, a special assessment. When you look at a Miramar condo, ask whether the inspection is due, done or pending, and whether the repairs it called for are funded.

Ask the association for its inspection timeline in writing. A board that has already hired an engineer, received the report and priced the repairs is in a far better position than one that has not started. If the report is still months away, assume there is some risk of an assessment after you close, and weigh that in your offer or ask the seller for a credit.

Reserves, SIRS and the documents to read

Associations must also have a Structural Integrity Reserve Study every 10 years, covering roof, structure, fireproofing, plumbing, electrical, waterproofing and windows. For budgets adopted on or after Dec 31, 2024, owners cannot waive or reduce those reserves. A building that skipped reserves for years now has to catch up, through higher fees, an assessment or a loan.

On a resale purchase you have 7 days, not counting weekends and legal holidays, after receiving the association documents to cancel. In those days, read:

Condo vs townhome vs villa in Miramar

Many properties marketed as condos in Miramar are two-story townhomes or one-story villas legally set up as condominiums. In that structure the association typically owns and insures the roof and exterior, and your HO-6 policy covers the interior. In a fee-simple townhome under an HOA, you own the roof and walls and insure them yourself. The fee, the insurance cost and who pays for a new roof all change with that one legal detail.

Ask the listing agent or the association whether the unit is a condominium or a fee-simple lot. The title work will confirm it, but it is better to know before you compare monthly costs between two listings.

Insurance follows the same split. In a condominium, the master policy and its hurricane deductible are shared costs that appear in your monthly fee and, after a storm, possibly in an assessment. In a fee-simple townhome, you carry the wind policy on your own unit and the deductible is yours alone.

Getting a loan on a Miramar condo

Lenders review the whole condo project before approving a conventional or government-backed loan. They look at reserve funding, insurance coverage, litigation, delinquencies and how many units are owner-occupied. A project that fails is non-warrantable, which means a portfolio loan with a larger down payment.

Newer, well-run Miramar communities often pass. Buildings with a pending milestone repair or an unfunded assessment are the ones that cause trouble. Ask your lender to start the condo review early, since it can take longer than the appraisal.

Cash buyers skip the lender's review, but the same issues still matter at resale. If your building is non-warrantable when you sell, your buyer pool shrinks to cash and portfolio-loan buyers, and that usually shows up in price. Buying in a project that lenders already approve protects your exit as well as your entry.

Is Miramar a good place to buy a condo

For a buyer who wants South Broward access to both Fort Lauderdale and Miami at a mid-range price, a Miramar condo makes sense, especially in a building that has already been through its milestone inspection with reserves in order. The city is year-round, with 0.7% seasonal homes and a median age of 39.3, so complexes are lived in all year.

Compared with nearby cities, Miramar's all-homes value of $519,502 is above Pembroke Pines at $486,731 and Hollywood at $442,331, and below Weston at $718,627. If you plan to homestead the condo, the 2026 exemption can take up to $51,411 off its assessed value. Tell me your budget and whether you prefer a flat or a townhome-style unit, and the shortlist gets short quickly.
