Buying a House in Miramar
Post-1990 houses with lakes and gates, and the fees that come with them
Buying a house in Miramar puts you in the mid-$500,000s: Zillow's home value index puts the typical single-family home at $553,948, down 0.8% over the past year. Most of those houses were built in the 1990s and 2000s inside planned communities, so the HOA, the roof's age and the flood zone shape the real cost more than small differences in price.

HOAs, master associations and CDDs
Most western Miramar houses sit inside a homeowners association, and many communities have two layers: a master association that runs the gate, lakes and common areas, and a sub-association for your section. Add both fees together when you compare houses. Ask for each association's budget, reserves, rules and any planned assessment, and check whether the community requires approval of new buyers.
Some Florida developments also carry a Community Development District assessment, which shows up as a separate line on the property tax bill. CDDs are more common in newer master-planned areas statewide than in established Broward cities, but check the tax bill of any house you consider so it does not surprise you.

Roofs, ACs and the age of a 1990s house
With a Census median year built of 1996, a typical Miramar house is about 30 years old. Many are on their second roof, and some are due for a third. A tile roof can last longer than shingle, but the underlayment beneath the tile wears out, and insurers ask about roof age either way.
Homes built in Broward after Hurricane Andrew in 1992 generally followed stronger wind standards than earlier construction, and houses built after the 2002 Florida Building Code took effect are newer still. That history matters for insurance. A wind mitigation inspection documents roof attachment, roof shape and opening protection, and each credit can cut the wind premium. If the seller has a recent report, ask for it with the disclosures. Older houses in east Miramar may also need a 4-point inspection covering the roof, electrical, plumbing and HVAC before an insurer will write a policy.
On a 30-year-old house, also ask about the original plumbing. Many South Florida homes from this period used polybutylene or early PEX supply lines and cast-iron drains, and insurers and inspectors look at both. The AC is another budget item: a system near the end of its life in Miramar's climate is a near-term replacement, not a someday one, so put its age in your offer math.
Flood zones and lake lots
Miramar is inland, which keeps storm surge mostly out of the picture, but the land is low and flat and many communities are built around lakes that are part of the drainage system. Some addresses fall in FEMA's A or AE zones, where a lender will require flood insurance; others are in lower-risk zones where it is optional and usually much cheaper.
Look up the flood zone for every house on your list. Ask whether an elevation certificate exists, ask the seller about any water in the house or garage during past storms, and get a flood quote during the inspection period even if it is optional. A lake view is pleasant, but you should know what it costs to insure.
Ask the HOA or the city how the community's drainage is maintained and whether any street has had standing water after heavy storms. Owners who have lived there a few years usually know, and a short conversation with a neighbor is worth having before you commit.
Homestead and your first Miramar tax bill
Florida resets the assessed value to market value after a sale, so your first full tax bill is based on what you paid. If the house becomes your permanent home, homestead in 2026 can lower the assessed value by up to $51,411, and Save Our Homes then caps annual increases at 3% or CPI. File with the Broward County Property Appraiser by March 1 of the year after you move in.
For a second home, there is no homestead exemption and increases on non-school levies are capped at 10%. Canadians buying a winter home here fall into that group unless they become permanent Florida residents.
Miramar compared with the cities around it
On an all-homes basis, Miramar at $519,502 sits slightly above Pembroke Pines at $486,731 and Davie at $515,457, close to Coral Springs at $521,975 and well below Weston at $718,627. Hollywood, to the east, averages $442,331 but has older housing and more condos in the mix.
For buyers who want a newer house and can live with HOA rules, Miramar and Pembroke Pines are the two cities to compare side by side. Buyers who want an older house with no HOA can find it in east Miramar or in Hollywood. Once you pick the side of that line you are on, I can put together a shortlist that matches your commute and budget.
