Under $430,000: the entry points
Five neighborhoods sit well below the city's typical value:
- Aventine around $286,781 (down 3.6% in a year, up 27.0% over five)
- University Park around $356,844 (down 1.1%, up 35.4%)
- Murano around $382,485 (down 4.7%, up 26.5%)
- The Meadows around $408,098 (down 2.8%, up 35.8%)
- Welwyn around $427,057 (down 0.8%, up 32.1%)
Low neighborhood values in Miramar usually mean a higher share of condos, townhomes or smaller houses, so a $380,000 index does not mean a $380,000 single-family home. Murano and Aventine posted two of the three weakest one-year numbers in the city, which is consistent with Miramar's condo index falling 3.9%. University Park and The Meadows, by contrast, gained more than 35% over five years.
$450,000 to $550,000: close to the city's typical value
This is the biggest group and the one most Miramar buyers end up shopping:
- Palm Lane $460,789 (0.7%, 34.2%)
- Plantation $468,156 (-1.4%, 31.4%)
- Miami Gardens $475,240 (-0.3%, 26.8%)
- Miramar Tropical Homes $482,200 (0.5%, 38.1%)
- Villages of Renaissance $482,337 (-3.0%, 26.7%)
- Mirabella $486,130 (-1.0%, 25.0%)
- Rainbow Miramar $517,404 (1.1%, 40.9%)
- Miramar Isles $519,134 (1.0%, 41.8%)
- Miramar Park $534,913 (2.3%, 41.9%)
- Miramar Patio $543,295 (-2.7%, 29.1%)
- The Knolls $545,042 (0.2%, 33.5%)
Two names here can confuse: Zillow's "Plantation" and "Miami Gardens" are neighborhoods inside Miramar, separate from the cities of Plantation and Miami Gardens. Zillow's boundaries and names also do not always match what locals or subdivision signs call an area, so confirm the subdivision name on the property record.
The neighborhoods carrying the Miramar name in this tier (Miramar Park, Miramar Isles, Rainbow Miramar, Miramar Tropical Homes) have the strongest five-year gains in the group, between 38% and 42%.

$550,000 to $720,000: the planned communities
Ten neighborhoods sit in this range, most of them planned communities with lakes, gates or both:
- River Run $558,258 (-0.9%, 29.8%)
- Silver Falls $581,063 (-3.7%, 21.8%)
- Prosper Pointe $594,241 (2.1%, 27.0%)
- Santorini Isles $599,067 (-2.4%, 23.0%)
- Nautica $606,556 (-1.7%, 23.4%)
- Monarch Lakes $620,440 (-1.1%, 24.5%)
- Flamingo Estates $663,655 (1.2%, 32.2%)
- Silver Lakes $689,477 (0.6%, 29.5%)
- Huntington $704,631 (-1.0%, 25.5%)
- Silver Shores $708,439 (flat, 27.1%)
Several of these posted the slowest five-year growth in Miramar: Silver Falls at 21.8%, Santorini Isles at 23.0% and Nautica at 23.4%. For a buyer, slower growth over five years can mean you are paying a smaller premium over the 2021 level than in the older eastern neighborhoods. In this group, the HOA fee and what it covers vary the most from one community to the next.
Above $780,000: the top of the Miramar market
Four neighborhoods sit at the high end:
- Riviera Isles $789,811 (-0.4%, 28.6%)
- Sunset Falls $925,299 (0.9%, 30.3%)
- Sunset Lakes $1,020,404 (2.5%, 40.5%)
- Harbor Lake $1,156,677 (3.3%, 43.0%)
Harbor Lake led the city on both the one-year and five-year measures, and Sunset Lakes had the second-best year, up 3.3% and 2.5% while Miramar overall slipped 0.9%. At these prices, Miramar competes with Weston, whose all-homes value is $718,627, and with Davie, at $515,457 overall but with large-lot areas of its own. A typical Miramar 5-bedroom is around $945,466, which gives a sense of the size of homes in this tier.
Reading the trend numbers
Across the 30 neighborhoods, 12 gained value over the past year and 18 fell or stayed flat, with the biggest drops in Murano (-4.7%), Silver Falls (-3.7%) and Aventine (-3.6%). Five-year gains ranged from 21.8% to 43.0%, and every neighborhood is up substantially from five years ago.
One-year changes of 1% to 3% in either direction are small for a single neighborhood and can come from a handful of sales. I put more weight on the five-year number and on what is actually listed now. A neighborhood that rose less over five years is not worse; it may simply have started from a higher price.
The bigger pattern is that the cheaper and mid-priced neighborhoods with the Miramar name grew fastest over five years, while several of the newer gated communities in the 50,000 to 20,000 range grew slowest. It says nothing certain about the next five years, but it is useful context when you compare two houses at similar prices in different parts of the city.
What to check in any Miramar neighborhood
- HOA layers. Many communities have a master association and a sub-association. Add both fees and read both sets of rules.
- Flood zone. Lake communities vary lot by lot. Check the FEMA zone and get a flood quote during inspection.
- Roof age. With a city median build year of 1996, many roofs are on their second or third cycle.
- Commute. East and west Miramar are far apart. Drive your route at rush hour before you choose.
- Tax reset. Your assessment resets to market value after you buy; homestead in 2026 can take up to $51,411 off it if this is your permanent home.
Pick two price groups from the lists above that fit your budget, and a shortlist inside them is the natural next step.
Also check whether the house you like sits in the subdivision you think it does. Zillow neighborhood lines are approximate, and two homes across a street can belong to different associations with different fees and rules.
