Buying a Condo in Deerfield Beach
Some of Broward's lowest condo prices, and the reasons behind them
The typical Deerfield Beach condo is worth about $148,030 on Zillow's home value index, down 6.3% over the past year, and one-bedroom homes average just $95,750. Those prices are real, but in most cases they reflect older buildings with rising fees, so the building's finances deserve as much attention as the unit.

Why condos here cost so little
Deerfield Beach has one of Broward's largest condo stocks. Census data shows 44.1% of all homes are in buildings of 10 or more units, and the median home was built in 1978. A big share of those units are in 55+ communities, including Century Village East, a large age-restricted condo community on the west side of the city.
Older buildings in Florida are carrying three cost increases at once: higher master insurance premiums, mandatory structural reserves under the post-2022 law, and repair work found in milestone inspections. Those costs show up in monthly fees and special assessments, and buyers price them in. The 6.3% one-year drop in condo values, against 0.8% for single-family homes, is how that looks in the data.

Price by size and location
Zillow's bedroom figures, which are mostly condos at the smaller sizes:
- One bedroom: about $95,750.
- Two bedrooms: about $218,002, more than twice the one-bedroom figure.
Location inside the city shifts these numbers a lot. Buildings on or near A1A, close to the beach and the fishing pier, sell for well above the city average. Inland 55+ communities west of I-95 make up much of the low end. The lower third of the city's market tops out near $123,556, and that tier is almost entirely condos. If you want a two-bedroom near the beach, plan for a budget above the $218,002 average.
Oceanfront and Intracoastal buildings also carry the highest wind and flood exposure, which shows up in the master insurance premium. A beach building with a low price and a modest fee deserves a closer look at its insurance line and its reserve balance.

Buying in a 55+ condo community
A 55+ community qualifies under the federal Housing for Older Persons Act when at least 80% of occupied units have at least one resident 55 or older. The association decides how strictly it applies the rule, and many require every buyer to be 55+. Read the age rules, guest rules and the approval process before you make an offer, because the board usually has to approve you before closing.
Age restrictions limit who can buy from you later. That narrows the market and is one reason prices in these communities stay low. For a buyer who plans to live there for years, it can be a fair trade. For someone who may sell soon, it is a real constraint.
The building documents to read first
For any building three or more stories tall, ask for the milestone inspection report, the Structural Integrity Reserve Study, the current budget and the reserve balance. Since budgets adopted on or after December 31, 2024, owners cannot waive or reduce SIRS reserves, so a budget that shows low reserves is either outdated or out of compliance.
- Board minutes from the last 12 months show what repairs are coming.
- Special assessments: ask what is approved, what is being discussed and who pays at closing.
- Insurance: the master policy premium, the hurricane deductible and whether owners would be assessed for it after a storm.
- Delinquencies: a high share of owners behind on fees strains the budget and can block financing.
Once the association documents are in your hands, the law gives you a 7-day window to cancel a resale contract, not counting weekends and legal holidays. Plan your reading, and your questions to the manager, around that deadline so it doesn't pass while you wait for answers.
Cash or mortgage on a Deerfield Beach condo
Paying cash, which some buyers do at this price, removes the lender from the picture but not the risk. If you finance, the building has to pass the lender's condo review. Low reserves, unfinished structural work, litigation or high delinquencies can make it non-warrantable, which rules out standard conventional and FHA loans. FHA also requires the project to be on the approved list.
Ask your lender to review the condo questionnaire in the first days of the contract. On a $150,000 unit, the cost of a failed loan approval is mostly time and inspection fees, but losing a week of a short contract window can mean losing the deal.
Your own costs beyond the price
Budget for an HO-6 policy that covers the interior and loss assessment, separate flood coverage if the building is in a flood zone, and property tax at the new assessed value. If the condo becomes your permanent residence, homestead takes up to $51,411 off assessed value in 2026. Seasonal owners who live elsewhere most of the year don't qualify and get only the 10% cap on non-school levies.
Canadian buyers can generally spend up to about six months a year in the US as visitors, though the IRS counts days with its own weighted formula and Form 8840. Confirm your situation with a cross-border tax advisor. This isn't legal or tax advice.
How Deerfield Beach compares nearby
Across all homes, Deerfield Beach averages $271,903, lower than Pompano Beach at $350,137, Tamarac at $291,266 and Fort Lauderdale at $509,743. Only Lauderhill, at $211,924, is cheaper on the nearby list. A single-family house here averages $429,484, so the condo discount is large. When I compare buildings for a buyer, the fee per square foot and the status of the structural work usually matter more than the asking price. The shortlist below lets you compare buildings on those terms.
Common questions
How much is a condo in Deerfield Beach?
Zillow's index puts the typical condo at about $148,030. One-bedrooms average about $95,750 and two-bedrooms about $218,002.
Why are Deerfield Beach condos so cheap?
Many are in older buildings, often 55+ communities, facing higher insurance, mandatory reserves and structural repairs, which raise fees and lower prices.
Do I have to be 55 to buy in Century Village East?
It is an age-restricted community. Check the current association rules on age, ownership and approval before making an offer.
Can I get a mortgage on an older Deerfield Beach condo?
Yes, if the building is warrantable. Low reserves, unfinished repairs or high delinquencies can rule out conventional and FHA loans.
