Moving to Deerfield Beach, FL
A beach town on the Palm Beach County line, priced below its neighbors
Deerfield Beach is one of the cheaper ways to live near the ocean in South Florida: Zillow's home value index puts the typical home at $271,903, roughly half of Fort Lauderdale's $509,743. The low average comes mostly from a large stock of older condos, so the city fits some movers very well and others not at all.

Where Deerfield Beach is and how you get around
Deerfield Beach is the northernmost city in Broward County. Boca Raton, in Palm Beach County, is directly across the Hillsboro Canal to the north. The city runs from the ocean west past I-95 and Florida's Turnpike, and the Sawgrass Expressway ends at I-95 here, which gives a direct route to western Broward.
Tri-Rail, the commuter train between Miami-Dade and Palm Beach counties, has a station in Deerfield Beach. Fort Lauderdale-Hollywood and Palm Beach international airports are both within driving range, so you can pick flights from either. The beach itself centers on the Deerfield Beach International Fishing Pier and a short public beachfront along A1A. Quiet Waters Park, a large county park, is on the west side of town.

Who lives in Deerfield Beach
Census data puts the median age at 43.9, and 22.7% of residents are 65 or older. About 15.8% of homes are seasonal, one of the higher shares in Broward. That means the population swells in winter, when traffic, restaurant waits and beach parking all get tighter, and thins out in summer.
Much of the older population lives in condo communities. Century Village East, a large 55+ condominium community in western Deerfield Beach, accounts for a big share of the city's condos. Families and working households are more common in the single-family neighborhoods. Moving here at 35 with kids feels quite different from moving here at 68, and the right part of town differs too.

What the housing stock is
Deerfield Beach is a condo city first. Census data shows 44.1% of homes are in buildings with 10 or more units, against 26.8% single-family detached and 5.9% mobile homes. The median home was built in 1978, so most buildings are 40 to 50 years old.
That shapes prices. The condo index is $148,030, and a typical single-family home is $429,484, nearly three times as much. A one-bedroom averages about $95,750 and a two-bedroom about $218,002, both mostly condos. A three-bedroom averages $470,689 and a four-bedroom $564,429. If you need a house with a yard, budget closer to the single-family figure than the city average.
Deerfield Beach compares with its Broward neighbors this way: Pompano Beach, directly south, averages $350,137 and Coral Springs, farther west, $521,975. Lauderhill at $211,924 is the only city on the nearby list with a lower typical value, and it has no beach. Among coastal Broward cities, Deerfield Beach's average is the lowest in this set.
How prices have moved
The all-homes index is down 2.3% over the past year and up 17.4% over five years, a slower five-year rise than Fort Lauderdale's 22.8% or Davie's 23.1%. Condos fell 6.3% over the year while single-family homes fell 0.8%. The condo drop is tied to older buildings facing higher insurance premiums, reserve requirements and structural repair costs under the 2022 condo law. House values have been much steadier.
For a mover, that split is the key fact. A cheap condo can carry a large assessment or a fee increase, while a house carries its own roof, insurance and maintenance costs. Price both against your full monthly budget before you decide which to buy.
Pros and cons from a buyer's view
- Pro: beach access, a fishing pier and the Intracoastal at prices below most coastal Broward cities.
- Pro: good north-south and east-west road access, plus Tri-Rail and two airports within reach.
- Pro: Boca Raton's shopping and services are next door.
- Con: a large share of older condo buildings, with the fee and assessment risks that come with them.
- Con: heavy seasonal swings in traffic and crowds.
- Con: coastal flood and wind exposure east of US-1, which shows up in insurance quotes.
Taxes, insurance and hurricane prep
Florida has no state income tax. If Deerfield Beach becomes your permanent residence, file for homestead, which takes up to $51,411 off assessed value in 2026 and caps future increases at 3% or CPI. Snowbirds who keep a primary home elsewhere don't qualify and get a 10% cap on non-school levies instead. Either way, the assessment resets to market value after a sale.
Get insurance quotes during the inspection period. For houses, a wind mitigation report and, on older homes, a 4-point inspection are standard asks from insurers. Check the FEMA flood zone, especially near the Intracoastal and the Hillsboro Canal. For condos, ask how the association's master policy and deductible are set, since a big storm deductible can turn into an owner assessment.
What newcomers get wrong about Deerfield Beach
The first is reading the $271,903 average as the price of a typical house. It's the price of a typical home of any kind, and most homes here are condos. The second is treating all condos alike. A building that has finished its milestone inspection and funded its reserves is a different purchase from one that hasn't started, even if both list at the same price.
The third is expecting Boca Raton next door to lift local values. Being across the canal from Boca didn't stop Deerfield Beach's index from slipping 2.3% this year, so buy for what the home is today. If you tell me whether you need a house or condo and how close to the beach, a shortlist is a quick next step.
