Buying a House in Deerfield Beach
Houses are the minority here, and they hold value better than the condos
A typical single-family house in Deerfield Beach is worth about $429,484 on Zillow's home value index, down just 0.8% over the past year. That is far steadier than the city's condos, which fell 6.3%, and it puts Deerfield Beach houses below most coastal Broward cities on price.

What houses cost in Deerfield Beach by size
Zillow's figures by bedroom count, mostly houses from three bedrooms up:
- Three bedrooms: about $470,689.
- Four bedrooms: about $564,429.
- Five or more: about $769,707.
The step from three to four bedrooms is about $93,700, and from four to five about $205,300. Compared with many Broward cities, those steps are modest, which makes a fourth bedroom relatively affordable here. The upper third of the city's market starts near $503,087, so most three- and four-bedroom houses sit at the boundary between the middle and upper tiers.

A small share of houses in a condo city
Census data shows only 26.8% of Deerfield Beach homes are single-family detached, while 44.1% are in buildings of 10 or more units. That matters for a house buyer in two ways. First, there are fewer houses on the market at any time, so comparable sales can be thin on a given street. Second, the city's headline average of $271,903 is pulled down by condos and doesn't describe house prices. Use the $429,484 single-family figure and recent sales on the block.
Single-family neighborhoods run across the city, from areas east of US-1 near the Intracoastal to subdivisions west of I-95. Waterfront lots on the Intracoastal or the Hillsboro Canal sell at a premium to the city figure.

Roof, wiring and plumbing in 1970s houses
The median home in Deerfield Beach was built in 1978. For a house that age, insurers usually ask for two reports along with your general inspection:
- 4-point inspection: roof, electrical, plumbing and HVAC. Older electrical panels, cast-iron drain lines and galvanized supply pipes can make a house hard to insure until they are replaced.
- Wind mitigation inspection: roof shape, roof-to-wall connections, deck attachment and opening protection. Hip roofs, hurricane straps and impact windows can lower the premium noticeably.
Ask the seller for the roof permit date. Many insurers decline or surcharge older shingle roofs, and a roof near the end of its life becomes your first big expense. A sewer line camera scope is worth adding for houses of this age.
Flood zone and insurance quotes
Coastal Deerfield Beach has areas in high-risk FEMA zones, especially close to the ocean, the Intracoastal and the Hillsboro Canal. If the house is in an A or V zone and you have a mortgage, flood insurance is required. Ask for the elevation certificate if the seller has one, since it can reduce the flood premium.
Request homeowner's and flood quotes in the first days of your inspection period. The hurricane deductible is a percentage of dwelling coverage. On $430,000 of coverage, 2% is $8,600 and 5% is $21,500. Citizens Property Insurance, the state-backed insurer of last resort, is an option if private carriers decline the house.
HOA, property tax and homestead
Many older Deerfield Beach neighborhoods have no HOA, or a voluntary civic association. Newer or gated subdivisions do have HOAs, with rules on parking, boats, fences and exterior changes. Get the HOA budget and rules before your inspection period ends.
The property tax bill resets to market value after you buy, so the seller's tax figure is not a guide. If the house will be your permanent residence, apply for homestead, which reduces assessed value by up to $51,411 in 2026 and caps yearly increases at 3% or CPI. A second home has no exemption and a 10% cap on non-school levies. Amendment 3, on the November 3, 2026 ballot, proposes changes to these rules and needs 60% to pass.
Closing costs on a $430,000 house
Take a house at the city's single-family figure, about $430,000, bought with 20% down and a $344,000 loan. The buyer's state taxes on the loan are the note doc stamps at $0.35 per $100, about $1,204, and the intangible tax at 0.2%, about $688. The deed stamps, $0.70 per $100, are usually the seller's cost. In Broward the buyer customarily pays for the owner's title policy, which is priced at a state-set rate, plus the lender's policy, recording, the appraisal, the survey and lender fees.
Add the first year of homeowner's insurance, flood coverage if required, and escrow deposits for taxes. Those prepaid items often surprise buyers moving from states with cheaper insurance.
Who tends to buy houses here
The city's population is older than most of Broward, with a median age of 43.9 and 22.7% of residents 65 or older. Much of that older population lives in condos, though, so the single-family streets tend to have more working-age households and children than the city average suggests. About 15.8% of homes are seasonal, so some streets are quiet in summer.
Access is straightforward. I-95 and Florida's Turnpike both run through the city, the Sawgrass Expressway ends at I-95 here, and Tri-Rail has a Deerfield Beach station.
Deerfield Beach house prices against nearby cities
Compared on all-homes values, Coral Springs averages $521,975, Fort Lauderdale $509,743 and Pompano Beach $350,137. Deerfield Beach's lower city average reflects its condos, but its single-family figure of $429,484 still sits below what houses typically cost in Coral Springs or Fort Lauderdale. Over five years the city's all-homes index rose 17.4%.
For buyers who want to be near the beach and the Palm Beach County line without Boca Raton prices, Deerfield Beach houses are a sensible place to start looking. Give me your bedroom count and budget, and the shortlist below can pull matching homes.
