Under $400,000: Arch Creek East and Biscayne Landing
Arch Creek East, at about $218,759, is the lowest-priced Zillow neighborhood in North Miami. It fell 6.0% last year and gained only 14.3% over five years, far behind the city's 41.0%. That pattern fits a neighborhood where much of what sells is older condos, which have been repricing across South Florida as buildings deal with inspection and reserve requirements. Arch Creek Park, with the natural limestone bridge the area is named after, sits along NE 135th Street.
Biscayne Landing, around $383,780 and down 4.3% last year, has no five-year figure in Zillow's data because it is newly built. It is the bayside site of SoLé Mia, a large master-planned development on a former landfill, with a man-made swimming lagoon, apartments and newer homes. Zillow's name may not match how locals or listings describe it; most listings say SoLé Mia or use the building name.
Buyers in this band are mostly buying condos. A price drop is a reason to look closely at the building's reserves and special assessments, not a reason to skip them.
$400,000 to $475,000: Central, Westside/Sunkist Grove, Alhambra Heights
These three are the core of North Miami's single-family market and the closest to the city's typical value of $421,601.
- Central: about $414,079, up 3.0% in a year and 46.1% over five years, the strongest five-year gain outside the waterfront
- Westside/Sunkist Grove: about $437,657, up 1.6% and 40.7%
- Alhambra Heights: about $461,175, up 0.6% and 35.0%
All three are mostly older single-family houses on grid streets, with a mix of block ranch homes and later additions. Lots are modest, and pools are common but not universal. A typical 3-bedroom in the city runs about $511,977, so in this band you are usually looking at two or three bedrooms, and a fourth bedroom often means an older addition. Ask for the permit history on any added room, since unpermitted space can be dropped from the appraisal and can complicate an insurance policy. Prices are close enough that the individual house matters more than which of the three you pick. Roof age, impact windows, permitted additions and the flood zone of the lot will move your total cost more than a neighborhood label will.
Central's stronger five-year run shows buyers have been willing to pay for proximity to the NE 125th Street corridor and downtown North Miami. Alhambra Heights has gained the least of the three lately, which can mean slightly more room to negotiate.

Over $2 million: Keystone Point and Sans Souci
The two waterfront neighborhoods are a separate market. Keystone Point, at about $2,272,904, is a set of canal islands on the bay side of the city with homes backing onto the water. It rose 13.8% last year and 71.3% over five years. Sans Souci, at about $2,753,336, also sits on the bay and climbed 15.0% last year and 70.1% over five years.
Both have outrun the rest of the city by a wide margin, which matches what the data shows across Miami-Dade: waterfront single-family homes have held demand better than inland condos. Buying here brings a different checklist:
- Seawall age, condition and any repair history
- Dock and boat lift permits, and the route and bridge clearances to open water
- Elevation certificate and flood zone, which will drive the flood premium
- Whether the house was elevated or rebuilt to current code, or is an older home on a valuable lot
Reading the trend numbers without overreading them
The one-year changes in North Miami split cleanly. Neighborhoods heavy in condos lost value, those with older single-family houses gained modestly, and waterfront areas gained double digits. That tells you what kind of property buyers have been competing for. It does not tell you where prices go next, and I won't guess.
Zillow neighborhood indexes also rest on fewer sales than the city index, so a high-priced neighborhood with a handful of sales can swing noticeably in a single year. Zillow's lines also may not match the names on listings or the boundaries neighbors use, so confirm the actual subdivision on the property appraiser's record. Use the numbers to set a budget range, then judge each house on its own condition and recent comparable sales on the same streets.
Checks that apply in every North Miami neighborhood
The city's housing is old, with Census data showing a median build year of 1967. That makes a 4-point inspection and a wind mitigation report standard for almost any house, and it makes the milestone inspection and reserve study the first documents to request for any condo building. Get an insurance quote during your inspection period for every address you are serious about.
Remember that the purchase resets your property assessment to market value. If you will live in the home full time, file for homestead, worth up to $51,411 off the assessed value in 2026. Tell me which of the three bands fits your budget and I can send a shortlist from the matching neighborhoods.
