Buying a Condo in North Miami
Low entry prices, older buildings, and the paperwork that decides the deal
A typical North Miami condo costs about $180,647 on Zillow's index, down 4.2% over the past year, which makes it one of the lower-priced condo markets in Miami-Dade. That low number comes with older buildings: Census data puts the city's median year built at 1967. Buying well here means reading the association's documents as closely as you look at the unit.

Why North Miami condo prices are falling while houses rise
Over the same twelve months that condos lost 4.2%, single-family homes in North Miami gained 2.0% to about $505,038. The split is not unique to this city. Across South Florida, older condo buildings have been repricing since the 2022 condo safety law forced associations to fund real reserves and complete structural inspections. Owners in buildings facing big repair bills have listed, and buyers have become pickier.
For a buyer, falling prices are a negotiating opening, but only in a building whose finances you understand. A low price in a building with an unfunded concrete restoration project can cost more in five years than a higher price in a building that already did the work.

What the bedroom numbers say
Zillow's figures for 1-bedroom homes, about $158,803, are close to the condo index and give a fair read of the entry-level condo price. The 2-bedroom number of about $373,348 mixes condos with small houses, so a 2-bedroom condo usually lands well below it. The lower third of the North Miami market trades around $195,376, which is mostly condo territory.
Half of North Miami's housing units, 51.0% by Census count, sit in buildings of 10 or more units. Supply is real, and so is variety: older garden-style complexes inland, mid-rises along Biscayne Boulevard, and newer towers near the bay. These are three different products with different fees, insurance and risk.

Milestone inspections and SIRS in an older building
Florida requires a milestone structural inspection for condo buildings of three or more habitable stories by December 31 of the year the building turns 30 (25 if the local building official requires it), then every 10 years. Associations must also complete a Structural Integrity Reserve Study at least every 10 years. For budgets adopted on or after December 31, 2024, owners can no longer vote to waive or reduce the reserves the study calls for.
In a city where the typical building dates to the late 1960s, most mid-rises and high-rises are well past 30. When I review a North Miami condo for a buyer, these are the documents I ask for first:
- The milestone inspection report, phase 1 and phase 2 if required, and any repair deadlines
- The latest SIRS and the current budget showing how reserves are funded
- Board minutes from the past 12 to 24 months, where talk of special assessments shows up first
- Any adopted or proposed special assessment and its payment schedule
- The master insurance policy, its premium and its wind deductible
You have 7 days, excluding weekends and legal holidays, after receiving the association documents to cancel a resale contract. Use all of it.
Monthly fees and building insurance
Condo fees in older North Miami buildings have risen for two reasons: fully funded reserves and higher master insurance premiums. A fee that looks high is sometimes a sign of a building doing things right. A fee that looks low in a 55-year-old building deserves questions. Compare the fee against what it covers, which often includes water, the building's wind coverage and sometimes basic cable or internet.
Your own HO-6 policy covers interior finishes, contents and liability, and it can include loss assessment coverage, which helps if the association passes a deductible or uninsured loss to owners. Ask for the building's FEMA flood zone and whether the association carries flood coverage, particularly for buildings east of Biscayne Boulevard near the bay.
Financing: warrantable versus non-warrantable
Conventional lenders review the building as well as you. A building can be non-warrantable if it has large pending repairs, an unresolved special assessment, too many units owned by one entity, a high share of delinquent owners, or significant litigation. Some buildings with critical repair issues are on lender watch lists and cannot get standard financing at all.
Non-warrantable buildings can still be financed with portfolio or non-QM loans, usually with a larger down payment and higher cost. Cash buyers have more room here, and that is part of why prices in troubled buildings drop. Ask your lender to run a condo questionnaire early, before the inspection period ends, so a financing problem surfaces while you can still walk away.
Closing costs and taxes for a North Miami condo
Miami-Dade has its own documentary stamp rates. The deed stamp is $0.60 per $100, plus a $0.45 surtax on property other than single-family homes, so condos carry the surtax. Sellers usually pay the deed stamps. Buyers with a mortgage pay note stamps of $0.35 per $100 and intangible tax of 0.2% of the loan. In Miami-Dade the buyer customarily pays for the owner's title policy, which is a state-set rate.
If the condo will be your permanent home, file for the homestead exemption, worth up to $51,411 off assessed value in 2026, and Save Our Homes will cap future assessment increases at 3% or CPI. Buy it as a part-time North Miami condo and you lose the exemption, keeping only a 10% cap on non-school levies. Either way, the county reassesses the unit at its market value in the year after your purchase. This isn't legal or tax advice. If you want a shortlist of North Miami buildings with recent inspections already done and no open assessments, that is the filter I would start with.
Questions buyers ask
How much is a condo in North Miami?
Zillow's condo index for North Miami is about $180,647, and 1-bedroom homes run about $158,803. Newer buildings near the bay cost considerably more than older inland complexes.
Why are North Miami condo prices dropping?
The condo index fell 4.2% over the last year. Older buildings across South Florida are absorbing the cost of structural inspections, full reserve funding and higher insurance, and some owners are selling ahead of special assessments.
Can I get a mortgage on an older North Miami condo?
Often yes, if the building is warrantable. Buildings with large pending repairs, litigation or high delinquencies may need non-warrantable financing with a bigger down payment. Have your lender review the building early.
Is North Miami a good place to buy a condo?
It offers some of the lowest condo prices in Miami-Dade, with an index near $180,647. It works well for buyers who check reserves, inspections and assessments carefully before signing, and poorly for buyers who choose on price alone.
