Moving to North Miami, FL

A buyer's read on North Miami before you pick a street

North Miami is a reasonable place to live for buyers who want to stay inside Miami-Dade without paying City of Miami prices: Zillow's home value index puts the typical home at about $421,601, roughly $162,000 below Miami's $583,705. Values rose 41.0% over five years but only 2.0% in the last year, so the market has cooled from its run without falling. The bigger questions for a newcomer are the age of the buildings, the cost of insurance and which side of the city you land on.

A 1960s city split between towers and houses

Census data puts the median year built in North Miami at 1967. That single number explains a lot about living here. Most homes predate modern Florida building codes, which were tightened after Hurricane Andrew in 1992, so roofs, windows, plumbing and electrical systems have usually been replaced in pieces, or not at all.

The housing stock is close to an even split. About 51.0% of units sit in buildings with 10 or more units, and 37.2% are detached single-family homes. Mobile homes barely register at 0.5%. If you move here you will choose between an older condo in a mid-rise or high-rise and a ranch-style house on a small lot, with relatively little in between.

What a home costs here, by type

The gap between condos and houses is the most important price fact in North Miami. Zillow's condo index sits around $180,647 and fell 4.2% over the past year. Single-family homes are about $505,038, up 2.0%. A house therefore costs close to 2.8 times what a typical condo does.

The lower third of the market trades around $195,376 and the upper third around $685,490. The 5-bedroom figure of roughly $2.37 million reflects the waterfront estates on the bay side, which is a different market from the rest of the city. For a family that needs three bedrooms, budget for the house price, because three-bedroom condos are a small share of the inventory.

Geography and getting around

North Miami sits in northeast Miami-Dade between the City of Miami to the south and North Miami Beach and Aventura to the north. Biscayne Boulevard (US-1) and I-95 both run through it, and NE 125th Street is the main east-west commercial street. Miami International Airport and Fort Lauderdale-Hollywood International are both within a reasonable drive, and the choice between them usually depends on traffic and time of day.

The east side touches Biscayne Bay. That is where you find Florida International University's Biscayne Bay Campus, the large SoLé Mia redevelopment on the former Biscayne Landing site, and the waterfront enclaves of Keystone Point and Sans Souci. The city also has the Museum of Contemporary Art on NE 125th Street. The beaches are a short drive east across the bay through North Miami Beach or Bal Harbour.

Two very different price worlds inside one city

Zillow's neighborhood figures show how uneven North Miami is. Central North Miami is about $414,079 and Westside/Sunkist Grove about $437,657, close to the city average. Arch Creek East is near $218,759 and dropped 6.0% last year, which tracks its condo-heavy stock. Keystone Point, around $2,272,904, and Sans Souci, around $2,753,336, both gained more than 13% in the past year.

For someone moving in, that means a city average can mislead you badly. A $450,000 budget buys an ordinary house in the inland grid or a nice older condo, and nothing on a canal. Decide early whether water access matters, because that one choice moves your price range by millions.

Taxes, insurance and storms for a newcomer

Florida has no state income tax, which is usually the first thing people moving from the Northeast or the Midwest notice. Property tax is where you pay instead. If North Miami becomes your permanent residence, the homestead exemption takes up to $51,411 off the assessed value in 2026, and Save Our Homes caps yearly increases in the assessment at 3% or CPI, whichever is lower. Keep in mind that the assessment resets to market value when you buy, so the seller's tax bill is not your tax bill.

Insurance is the cost people underestimate most. With a median build year of 1967, many houses need a 4-point inspection for coverage, and the roof age drives the quote. A wind mitigation report can lower the premium on a house with storm-rated openings and strong roof attachment. Check the FEMA flood zone of each address, especially east of Biscayne Boulevard, and get a real quote during your inspection period, before you commit. Hurricane deductibles are a percentage of dwelling coverage, often 2% or 5%.

What people moving here tend to get wrong

The first mistake is treating North Miami and North Miami Beach as one place. They are separate cities with separate governments, tax rates and permit offices, and North Miami Beach is mostly inland despite the name. Confirm the city on the property appraiser's record before you compare listings.

The second is assuming an older condo is cheap to own. Many North Miami buildings are past or near the age that triggers milestone inspections and reserve studies under Florida's condo laws, and fees can rise after those reports. The third is shopping on the city average instead of the block. With the age of the housing here, the condition of the specific house, its roof and its elevation matter more than the name of the area. If you tell me your budget and whether you want a condo or a house, I can put together a shortlist that already filters for those points.

Quick answers

Is North Miami a good place to live?

For buyers who want a Miami-Dade address at a lower price, it can be. The typical home is about $421,601 per Zillow, versus about $583,705 in Miami. The trade-off is an older housing stock, with a median build year of 1967, which affects insurance and maintenance.

Is North Miami the same as North Miami Beach?

No. They are two separate cities with their own governments and tax rates. North Miami sits to the south and touches Biscayne Bay on its east side; North Miami Beach lies to the north and is mostly inland.

How much is a house in North Miami?

Zillow's single-family index is about $505,038. A typical 3-bedroom is near $511,977 and a 4-bedroom near $661,164. Waterfront homes in Keystone Point or Sans Souci run well over $2 million.

Do I pay state income tax if I move to North Miami?

Florida has no state income tax. You will pay property tax, and if the home is your permanent residence you can apply for the homestead exemption. This isn't tax advice; confirm your own situation with a tax professional.
