Why the averages and the bedroom numbers disagree

The split comes from what each city's housing stock looks like. St. Pete's one-bedroom homes are cheap, a typical $132,503 against Tampa's $158,380, and the city has many older small condos and cottages that pull its overall average down. Once you move to family-size homes, St. Pete runs higher at every step:

So for a buyer who needs three or four bedrooms, Tampa is the less expensive city by roughly $45,000 to $70,000 at the typical level. For a buyer who wants a small condo or a one-bedroom, St. Pete has the lower entry point. Condo indexes are close: $199,382 in St. Pete, $194,297 in Tampa.

How prices moved

Over five years Tampa rose 20.4% and St. Pete 13.0%. Over the last year both were flat: Tampa up 0.4%, St. Pete up 0.1%. Single-family homes edged up in both (0.4% in Tampa, 0.6% in St. Pete), while condos fell in both, 6.7% in Tampa and 6.1% in St. Pete.

The condo declines reflect statewide forces: new reserve and inspection requirements for older buildings and higher association insurance. Both cities have plenty of older condo stock, so the same checks apply on either side of the bay.

The price bands are similar in shape. The lower third of homes tops out near $239,812 in Tampa and $208,883 in St. Pete; the upper third starts around $688,736 and $647,883.

Older city, younger city

Census data draws a clear contrast. St. Pete's median home was built in 1969; Tampa's in 1985. That 16-year gap shows up in inspections and insurance. More St. Pete houses will need a 4-point inspection, and roofs, electrical panels and plumbing from the 1950s and 1960s come up often. Tampa has more homes built in the 1980s and later, including large suburban-style areas in New Tampa.

The populations differ too. St. Pete's median age is 43.1 against Tampa's 35.9. Residents 65 and over make up 21.1% of St. Pete and 13.7% of Tampa. Seasonal homes are 5.1% of St. Pete's housing against 1.9% in Tampa, so St. Pete has more part-year owners, though both are mainly year-round cities.

Housing types are closer than people expect. Single-family detached homes are 55.3% of units in St. Pete and 50.3% in Tampa. Buildings with ten or more units are 26.3% and 28.0%.

Geography, water and getting around

Tampa sits at the head of the bay, on the mainland side. St. Petersburg fills the southern end of the Pinellas peninsula, with Tampa Bay on one side and the Gulf beach towns a short drive west. Three bridges link the two sides: the Howard Frankland (I-275), the Gandy and the Courtney Campbell. Traffic on them at rush hour shapes many cross-bay commutes.

Tampa International Airport is on the Tampa side, near Westshore. St. Pete residents also have St. Pete-Clearwater International, which handles fewer routes. Tampa is the larger job market, with 401,618 residents against 262,732, and its downtown and Westshore hold most of the area's office space.

For beach access, St. Pete is closer to the Gulf. Tampa's waterfront is bay and river, and the nearest Gulf beaches are across a bridge.

Flood and insurance on both sides of the bay

Both cities have low-lying coastal neighborhoods, and the 2024 storm season brought surge flooding to parts of each. Pinellas County is a peninsula with a long coastline, so a larger share of St. Pete sits near water. Tampa has more inland neighborhoods away from the bay.

On either side, the same steps apply: check the FEMA zone and elevation certificate for the specific address, get homeowners and flood quotes during the inspection period, ask about roof age and wind mitigation, and know your hurricane deductible, which is a percentage of dwelling coverage applied once per calendar year. An older St. Pete house close to the water and a newer inland Tampa house can have very different insurance bills at the same price.

Taxes: same state rules, different counties

Neither city adds an income tax, since Florida has none. Property tax is set by each county and city, so Hillsborough and Pinellas bills differ even at the same price. Ask for a tax estimate based on the purchase price, because the assessment resets after a sale in both counties.

Homestead works the same way on both sides of the bay: up to $51,411 off assessed value in 2026 for a permanent residence, then the 3% Save Our Homes cap. A part-year owner in either city pays without that exemption.

Who each city fits

Tampa fits buyers who need three or more bedrooms for the money, want newer housing stock, work downtown or in Westshore, or fly often from TPA. It suits families and younger buyers who want a bigger job market and suburban-style options inside city limits.

St. Petersburg fits buyers who want to be near the Gulf beaches, like older neighborhoods and a walkable downtown waterfront, or are buying a smaller home or condo where St. Pete's entry prices are lower. It suits retirees and part-year owners more, as the age and seasonal numbers show.

Many buyers end up looking at both. Putting a few homes from each side on one shortlist, with insurance and commute times attached, settles it faster than comparing averages.

Tampa: questions and answers

Is it cheaper to buy in Tampa or St. Petersburg?

St. Pete's overall typical value is lower ($351,862 vs $375,619), but for two to five bedrooms St. Pete is more expensive. A typical three-bedroom is $427,983 in St. Pete and $382,026 in Tampa.
