Where Tampa Heights sits and what it feels like
The neighborhood starts just north of downtown and runs along the east bank of the Hillsborough River. It is one of the first residential areas built outside Tampa's original core, so you will see frame houses, bungalows and porches from the early 1900s on the same blocks as recent townhomes. Interstate 275 cuts through it, which is convenient for driving and noisy for the homes closest to it. Getting to Tampa International Airport is a straightforward drive west across town, and the Westshore office district is in the same direction.
The river side has changed the most. Armature Works, an old streetcar barn turned into a food hall and event space, and Water Works Park anchor that end, and the Riverwalk connects it to downtown on foot. Away from the river, the streets are quieter and more mixed in condition, with restored houses next to ones that still need work.
Reading the price data
Zillow tracks Tampa Heights as one neighborhood, all home types together. The 5-year gain of 20.5% is almost identical to the city's 20.4%, and the 1-year gain of 1.8% beats Tampa's 0.4%. Prices here held steadier than in many other parts of the city over the past year.
Nearby comparisons help place it. Old Seminole Heights, a little further north, runs $366,874 and grew 16.2% over five years. Wellswood, across the river, is $408,850. North Hyde Park, west of downtown, is $553,172. East Tampa is $273,342. So Tampa Heights sits in the upper middle of the urban core: above the older northern neighborhoods, below the South Tampa side.
The neighborhood index blends restored bungalows, new three-story townhomes and condos. A buyer at $350,000 and a buyer at $700,000 can both be shopping here for very different homes. Ask your agent to pull recent sales for the exact property type you want, because the neighborhood average will mislead you in either direction.

Buying a century-old house here
Older houses in Tampa Heights can be good value, but the inspection is where you find out what you are paying for. Insurers in Florida typically ask for a 4-point inspection on older homes, which looks at roof, electrical, plumbing and HVAC. Things that commonly come up on houses of this age:
- Roof age and type. Many carriers will not write a policy on an old roof without a replacement plan.
- Electrical panels and wiring from earlier eras that need upgrading before a carrier accepts them.
- Cast iron or galvanized plumbing, and whether a sewer line scope was done.
- Wood frame condition, termite history and pier foundations.
- Past renovations done without permits. Check the city's permit history for the address.
Also check whether the lot falls within a historic district. Exterior changes in those areas can need design approval, which affects what you can add or rebuild.
New townhomes and infill: what to compare
Infill townhomes have gone up on lots across the neighborhood. A new unit solves the old-house problems: a new roof, current wind code, and usually lower insurance premiums. The questions shift to the structure of the purchase.
- Is there an HOA, and what does it cover (exterior, roof, insurance, landscaping)?
- Does the master insurance policy cover the building shell, or do you insure it yourself?
- What builder warranty applies, and is it transferable if you are buying a resale?
- How close is the unit to I-275 or a busy corridor? Visit at rush hour.
Compare a new townhome's total monthly cost (mortgage, HOA, insurance, taxes) against a restored house at the same price. The sticker price alone tells you little.
Taxes, homestead and the reset after a sale
Property taxes in an area where values have climbed can surprise new owners. The seller's tax bill may reflect years of capped assessments. Once you buy, the assessed value resets to market value, and your first full bill can be much higher than the one you saw in the listing.
If the home will be your permanent Florida residence, file for homestead with the Hillsborough County Property Appraiser. The 2026 exemption reduces assessed value by as much as $51,411, and Save Our Homes then holds yearly assessment growth to 3% or CPI. A Tampa Heights house bought as a second home gets neither benefit; its non-school assessment can still rise up to 10% a year. Run the tax estimate on your purchase price, using the current millage, before you settle on an offer.
Who Tampa Heights suits
It suits buyers who want to live close to downtown, like older architecture or new urban townhomes, and want to walk to the river, restaurants and parks. It suits people who are comfortable with a neighborhood that is still changing block by block.
It suits less well if you want a uniform suburban street, a large yard at a lower price, or no exposure to highway noise. The best fits here come down to the specific block, which is why I would build a shortlist street by street rather than by the neighborhood name.
Questions buyers ask
Is Tampa Heights a good place to live?
For buyers who want an older urban neighborhood near downtown and the Riverwalk, it is a strong option. Conditions change block by block, so look at the specific street and visit at different times of day.
How much does a home in Tampa Heights cost?
Zillow's typical value is $457,364 for all home types. Prices range widely, from older houses that need work to new townhomes and renovated homes well above that figure.
Are Tampa Heights home prices still going up?
The index rose 1.8% over the last year and 20.5% over five years. That is a steadier year than Tampa as a whole, which was up 0.4%.
What should I inspect in an older Tampa Heights house?
Roof age, electrical panel and wiring, plumbing type, termite history and foundation. Insurers often require a 4-point inspection on older homes before they will write a policy.
