Buying a House in Brandon
A full-time Tampa suburb where the ground under the house deserves a look
The typical single-family house in Brandon is worth about $357,331 on Zillow's home value index, down just 0.4% over the past year, and a three-bedroom runs about $336,267. That is slightly below Tampa's all-homes figure, which is why Brandon draws buyers who work in the city and want more house for the money east of I-75.

Brandon is a county area, not a city
Brandon has no city government. It is an unincorporated community in Hillsborough County, so permits, code enforcement, zoning and most road decisions go through the county. For a buyer that has two practical effects. Permit history for the house lives in the county's system, which is where you check roof, water heater and addition permits. And there is no separate city millage on the tax bill, though special districts and HOAs can add their own charges.
Census counts nearly 120,000 residents, a median age of 37.3 and only 0.6% of homes used seasonally. This is a year-round, working-age market. Buyers here compete mostly with other full-time families, not with snowbirds paying cash in winter.

Price steps from two to five bedrooms
A two-bedroom in Brandon is about $210,401, a three-bedroom about $336,267, a four-bedroom about $417,084 and a five-bedroom about $577,757. The jump from two to three bedrooms is the biggest proportionally, about $126,000, because many two-bedrooms here are attached homes or older small houses, while three bedrooms is the standard detached layout.
Values for all homes are up 21.3% over five years and slightly down over the last twelve months. Condos fell 8.7% in a year to about $141,179, a much weaker trend than houses. For a buyer choosing between an attached unit and a small house, the data favors the house on resale stability, even if the monthly payment is higher.
Zillow's lower third of Brandon homes sits around $272,262 and the upper third starts near $457,868. That middle band, roughly $272,000 to $458,000, is where most detached houses trade. Below it you are mostly looking at attached homes, condos and houses that need real work. Above it you are into newer or larger homes, often on the Valrico side or in pockets with bigger lots and pools.

Sinkhole coverage in Hillsborough County
The Tampa Bay area sits on limestone, and Hillsborough is one of the counties where sinkhole claims have historically been common. Florida law requires home insurers to include catastrophic ground cover collapse coverage, which only pays when the ground opens suddenly, the house is condemned and must be vacated. Broader sinkhole coverage, which pays for cracking and settling from sinkhole activity, is optional and priced separately.
- Ask the seller in writing about any past sinkhole claim, repair or ground stabilization.
- Search for a claim through your insurance agent; a repaired sinkhole house can still be insured, but the quote will tell you how carriers see it.
- Look for stair-step cracks in block walls, doors that stick and separation at the floor line during inspection.
- If anything looks off, a geotechnical engineer can evaluate the site before your inspection period ends.
Most houses never have a problem. The point is to decide on sinkhole coverage with a real quote in hand rather than discovering the exclusion after closing.
1990s houses, roofs and insurance quotes
Census puts the median year built in Brandon at 1993, so a large share of houses were built before the 2002 Florida Building Code. Those homes can insure well if the roof is recent and the wind mitigation report shows straps, clips and opening protection. Without those, the premium can climb fast.
Ask for the roof permit and age, order a wind mitigation inspection and, for houses roughly 30 years or older, expect the insurer to ask for a 4-point inspection. Inland location helps with hurricane surge, but wind is still the main driver of cost. Flood zones exist along creeks and low areas near the Alafia River corridor, so check the FEMA map for each address rather than assuming an inland house is dry.
HOAs, CDDs and the tax bill after you buy
Older Brandon neighborhoods often have no HOA or a light voluntary one. Newer subdivisions on the edges of Brandon and in nearby Riverview and Valrico are more likely to have both an HOA and a Community Development District. A CDD assessment appears on the property tax bill as a non-ad valorem charge and can run for decades while the district repays its bonds. Ask for the annual amount and the remaining term on any house you consider.
Your tax bill also resets after the sale. The seller's capped assessment does not carry over to you. If you make the house your permanent Florida residence, homestead can take up to $51,411 off the assessed value in 2026, and Save Our Homes then limits annual assessment growth to 3% or CPI, whichever is lower.
Brandon next to Tampa, Riverview and Valrico
On Zillow's all-homes figures, Brandon at $353,216 sits a little under Tampa at $375,619 and Riverview at $363,056. Valrico, immediately east, runs about $413,453, and Lutz to the north about $486,345. Seffner is about $351,494 and Plant City about $337,742, close to Brandon's level with a more rural edge.
Brandon tends to fit buyers who want an established suburb with shopping, hospitals and highway access already built, and who would rather buy a 1990s house and update it than pay CDD fees in a new subdivision. With 54.1% of units single-family detached, there is a deep pool of houses to choose from, so I usually build a shortlist around roof age and insurance cost before we look at finishes.
