Living in New Tampa

The city's northeastern suburb-within-the-city: planned communities, wide roads and Pasco County next door

Prices dipped 1.5% over the past year after rising 16.9% over five, the slowest five-year gain among the north-side communities on Zillow's list.

What locals mean by New Tampa, and what Zillow measures

New Tampa is the large northeastern part of the city, developed mostly from the late 1980s onward after the city annexed the land. Locally, the name covers a group of planned communities along and near Bruce B. Downs Boulevard, including Tampa Palms, Hunters Green, Grand Hampton, Cory Lake Isles, Heritage Isles and K-Bar Ranch. Zillow reports several of these separately and uses New Tampa for its own, narrower region. The $474,603 figure is for that region, so check the community-level number for the specific address when one exists.

The area sits between USF to the south and Wesley Chapel, in Pasco County, to the north. I-75 runs along its eastern side, and Cross Creek Boulevard and Bruce B. Downs Boulevard are the main roads. Shopping and services cluster along Bruce B. Downs, and the large retail and medical developments just across the county line in Wesley Chapel are a short drive away.

How New Tampa's prices compare

Across the New Tampa communities on Zillow's list:

Compared with the rest of the city, New Tampa sits above the citywide single-family figure of $395,087 and well below the South Tampa neighborhoods near $1 million. Its five-year gain of 16.9% trails the city's 20.4% and is far behind the 33% to 38% gains in lower-priced north and east Tampa neighborhoods such as North Tampa, University Square and East Tampa.

Citywide, four-bedroom homes run about $561,556 and three-bedroom homes about $382,026. In New Tampa, a typical value near $475,000 usually buys a three- or four-bedroom house from the 1990s or 2000s, depending on the community and lot.

The housing: 1990s to 2010s subdivisions

Most of New Tampa was built in the 1990s, 2000s and 2010s, much newer than Tampa's citywide median year built of 1985. Expect single-family homes in deed-restricted subdivisions, many with community pools and clubhouses, some gated, plus a share of townhomes and condos. Lots back onto ponds, wetlands and conservation land throughout.

Newer construction is an advantage for insurance. Houses built after Florida's 2002 statewide building code tend to earn better wind mitigation credits, and fewer of them need a 4-point inspection. A 1990s house may still be on an older roof or original systems. Ask for roof and HVAC dates and check permits.

CDDs, HOAs and the real monthly cost

Many New Tampa communities were financed with Community Development Districts. A CDD appears on the property tax bill as a non-ad valorem assessment, with an operations and maintenance part and, in many cases, a debt service part that runs for a set number of years. In older communities the bonds may be paid off or close to it. In the newest sections, built in the 2010s, the debt portion usually has many years left and can be a large share of the yearly bill. Ask whether the bond can be prepaid at closing and what that would cost, since some buyers prefer to fold it into the purchase rather than carry it.

On top of the CDD come HOA dues, sometimes at two levels (master and sub-association), and the cost of gates or private roads in gated sections. When I compare houses for a buyer here, I line up the price, the estimated tax after the reset, the CDD, the HOA and the insurance quote for each. Two houses at the same price can differ by several hundred dollars a month.

Commute, traffic and daily life

New Tampa's main drawback is distance from the city's core. Downtown, Westshore and South Tampa are a long drive at rush hour, typically on I-275 or I-75, and Bruce B. Downs Boulevard carries heavy traffic. Tampa International Airport is on the opposite side of the city.

For people who work near USF, in the medical and research offices around it, or north in Pasco County, the location is convenient. Daily errands are close, and the communities are laid out for cars rather than walking to shops. Drive your actual commute at the hour you would make it before you commit.

Flood, taxes and who New Tampa suits

New Tampa is inland, away from Tampa Bay, so storm surge is not the main issue. Ponds, creeks and wetlands are, and some lots sit low. Check the FEMA flood zone for each address and ask the seller about drainage after heavy storms.

Homestead takes up to $51,411 off the assessed value in 2026 for a permanent residence, and Save Our Homes caps yearly increases at 3% or inflation. The assessment resets at purchase. Budget from your price plus the CDD and dues.

New Tampa suits buyers who want a newer house, a community pool and quiet streets inside the city, and who work north or near USF. It suits less well if you work in South Tampa or downtown and dislike long drives. A shortlist across two or three New Tampa communities makes the CDD and HOA differences easy to compare.
