Where Bayshore Beautiful is
The neighborhood sits in South Tampa, bounded roughly by El Prado Boulevard to the north and Bayshore Boulevard to the east, with Virginia Park to the west, Ballast Point to the southeast and the Gandy-Sun Bay South area to the southwest. Bayshore Boulevard's long waterfront sidewalk runs along its eastern edge, and many residents use it daily for walking, running and cycling.
On MacDill Avenue between Bayview and Wallcraft Avenues there is a small strip of cafes, bars and shops. For bigger errands, residents head to the commercial corridors on Dale Mabry Highway and Gandy Boulevard. Downtown Tampa is a short drive north, and the Selmon Expressway is the usual route east toward Brandon and I-75.
What the numbers say about Bayshore Beautiful
At about $1,015,226, Bayshore Beautiful's typical value is roughly 2.7 times Tampa's citywide figure. It sits just above neighboring Palma Ceia at about $979,737 and well above Ballast Point at about $602,141 and Gandy-Sun Bay South at about $401,484. Only Davis Island, at about $1,462,205, is higher on Zillow's Tampa list.
The trend is steady. Bayshore Beautiful gained 27.6% over five years, ahead of the city's 20.4%, and 1.7% over the past year while Tampa as a whole was nearly flat at 0.4%. Davis Island, by contrast, fell 2.8% over the year. In dollar terms, a 27.6% gain on a million-dollar home is more than $200,000 of value added in five years.
Zillow's neighborhood figure covers all home types. Because most of the housing here is detached, it reads close to a single-family number, but individual prices range widely depending on lot size, distance to the bay and whether the house is original or rebuilt.

The housing: older ranch houses, renovations and new builds
Much of the original housing in this part of South Tampa dates from the mid-20th century, typically single-story block houses on regular lots. Over the past two decades many have been renovated, and many others have been torn down and replaced with larger two-story houses built to current code. A walk down almost any street shows the mix.
That mix creates two very different purchases at similar prices. An older house on a good lot is often bought for the land, with the plan to renovate or rebuild. A new or recently rebuilt house carries a higher price but usually a better insurance profile, a higher elevation and modern systems. Know which one you are buying before you compare listings.
For buyers who want something smaller, Tampa's citywide figures give context: four-bedroom homes run about $561,556 citywide and five-bedroom homes about $901,564. In Bayshore Beautiful, budgets near the citywide four-bedroom number usually point to an older, smaller house.
Flood zones, elevation and insurance
Bayshore Beautiful's location next to Hillsborough Bay is the reason people buy here and the main risk. Much of South Tampa sits low, and in 2024 storm surge from Hurricane Helene flooded parts of the area. Some streets drain slowly in heavy summer storms too.
For every address, check:
- The FEMA flood zone. A and V zones require flood insurance with a mortgage.
- The elevation certificate, which shows how high the lowest floor sits relative to base flood elevation and drives the flood premium.
- Whether the house has flooded before and whether any flood claims were paid.
- The 50% rule: in Florida's flood zones, major renovations or repairs above half the structure's value generally require bringing the house up to current elevation standards. That affects plans to renovate an older low house.
- A wind mitigation report and the roof age for the homeowners quote.
Get both flood and homeowners quotes during the inspection period. On a property near $1 million, the insurance lines can rival the property tax.
Taxes at this price point
Homestead takes up to $51,411 off the assessed value in 2026 for a permanent Florida residence and caps assessment growth at 3% or inflation. On a million-dollar home, the exemption is a smaller share of the value than in a cheaper neighborhood, but the cap matters more over time because there is more value to grow.
The reset after a sale is the big number. A long-time owner in Bayshore Beautiful may have an assessment far below market value. Your first full tax bill will be based on roughly what you paid. Get a tax estimate on your contract price before you decide what you can afford.
Who buys here and what to check first
Bayshore Beautiful draws buyers who want South Tampa's location near the bay and downtown, and who are comfortable paying for land and managing flood risk. A buyer who cares mostly about square footage per dollar will find more in New Tampa or the suburbs.
Start with the flood zone and elevation of each house, then insurance, then condition. I'd look at Palma Ceia and Ballast Point in the same search, since they share much of the same South Tampa location at different prices. A shortlist across the three shows quickly where your budget fits.
