A big working city against a small, older coastal one an hour down I-75

Sarasota's typical home value is $410,998 on Zillow's index and Tampa's is $375,619, so Sarasota costs about 9% more overall. The gap widens for condos ($263,924 against $194,297, about 36% more) and for larger houses, while Tampa's prices grew faster over the past five years.

What the same budget buys in each city

Bedroom by bedroom, Sarasota is more expensive at every size, and the gap grows with the home:

Single-family homes run $443,015 in Sarasota and $395,087 in Tampa. A $450,000 budget gets close to a typical three-bedroom in Sarasota, while in Tampa it reaches a typical three-bedroom with room to spare. The upper third of the market starts around $786,980 in Sarasota and $688,736 in Tampa.

Price trends: Tampa grew faster, Sarasota cooled more

Over five years Tampa's index rose 20.4% and Sarasota's 12.2%. Over the past year Tampa edged up 0.4% while Sarasota slipped 1.5%, with single-family homes down 1.4%.

Condos fell in both: 6.7% in Tampa and 5.2% in Sarasota. Sarasota's condo prices remain much higher, which says more about the type of condo in each city than about the trend. Sarasota has more waterfront and downtown towers aimed at retirees and part-year owners. Tampa's condo stock includes many older garden-style complexes priced low.

A softer market gives buyers more negotiating room on price, repairs and closing costs in both places. It also means sellers who bought near the peak may be slow to accept that.

Two very different populations

This is the sharpest difference between the two cities. Tampa has 401,618 residents with a median age of 35.9, and 13.7% are 65 or older. Sarasota, the city itself, has 56,970 residents, a median age of 48.2, and 29.2% are 65 or older.

Seasonal homes make up 14.5% of Sarasota's housing against 1.9% in Tampa. In practice that means Sarasota's population, traffic and restaurant waits swell in winter, and a noticeable share of homes in some buildings sit empty in summer. Tampa runs at a steadier pace year-round, driven by jobs, the university population and a younger workforce.

Note that these are city figures. Sarasota County around the city is larger and includes other communities with their own profiles.

Housing stock: condo towers versus a house-heavy city

Sarasota has more multifamily: 35.8% of its units are in buildings of ten or more units and only 39.0% are single-family detached. In Tampa those figures are 28.0% and 50.3%. Mobile homes are 3.9% of Sarasota's housing and 1.2% of Tampa's.

Sarasota's median home was built in 1976 and Tampa's in 1985. For condo buyers in Sarasota, many buildings are old enough to fall under Florida's milestone inspection rules, which apply to condo buildings of three or more habitable stories by Dec 31 of the year they turn 30, then every 10 years. Ask for the milestone report and the Structural Integrity Reserve Study, and check whether reserves are fully funded, since owners can no longer waive them for budgets adopted on or after Dec 31, 2024. The same checks apply to Tampa's older condos.

Getting around and the coast

Sarasota sits on the Gulf coast south of Tampa Bay, roughly an hour's drive from Tampa on I-75 without heavy traffic. The barrier islands are a short drive from downtown Sarasota: Lido Key and Siesta Key are the best known. Tampa's own waterfront is bay and river, and its closest Gulf beaches are across the bay in Pinellas County.

Tampa International is the larger airport with more routes. Sarasota has Sarasota Bradenton International, which is convenient but smaller. Buyers who fly often for work tend to weigh that heavily.

Tampa is the region's main job center. If you will commute to an office, living in Sarasota and working in Tampa means a long daily drive.

Insurance and flood exposure

Both cities face hurricane risk and have low coastal areas in FEMA flood zones. Sarasota's coastal and barrier-island locations put a larger share of its homes near open water. In Tampa, many neighborhoods sit inland, away from the bay.

For any address in either city: check the flood zone and elevation certificate, get homeowners and flood quotes during the inspection period, ask about roof age and wind mitigation features, and note the hurricane deductible, which is a percentage of dwelling coverage and applies once per calendar year. Condo buyers should read the master policy and ask how the association would cover a large deductible.

Tax rules are the same statewide. No state income tax, homestead of up to $51,411 off assessed value in 2026 for permanent residents, and an assessment reset to market value after you buy. Part-year owners, common in Sarasota, get no homestead.

Who each city fits

Tampa fits buyers who work in the area, need three or more bedrooms for the money, want newer housing on average, or travel often through a large airport. It suits families and buyers who want a bigger city with year-round activity.

Sarasota fits retirees, part-year residents and buyers who put Gulf beaches and a smaller city at the top of the list. It suits condo buyers who want a downtown or waterfront building, and people who are fine paying more per bedroom and living with a winter-season crowd.

If you are torn, a shortlist with a few homes from each city, priced with insurance and association costs, makes the trade-off concrete.

What buyers ask me

Is Sarasota more expensive than Tampa?

Yes. Zillow's typical home value is $410,998 in Sarasota and $375,619 in Tampa. The gap is larger for condos ($263,924 vs $194,297) and four-bedroom homes ($700,324 vs $561,556).

Is Tampa or Sarasota better for retirees?

Sarasota has a much older population: 29.2% of residents are 65 or older, versus 13.7% in Tampa. Tampa costs less and, as a much bigger city, offers more jobs and services. It comes down to budget and lifestyle.

How far is Sarasota from Tampa?

About an hour by car via I-75 in normal traffic, longer at rush hour or during the winter season.

Where did home prices rise more, Tampa or Sarasota?

Tampa. Its Zillow index rose 20.4% over five years against 12.2% in Sarasota. Over the last year Tampa was up 0.4% and Sarasota down 1.5%.
