New Construction Homes in Yulee
How to buy a new house in Yulee without paying for the builder's side of the deal
New construction homes in Yulee compete with a resale market that is already young: the typical existing house is worth about $389,103 on Zillow's home value index, and Census data puts the median year built at 2004. That means a new home here has to beat a fairly new resale house on total cost, so incentives, CDD assessments and the lot premium decide the deal more than the base price does.

Base price, options and lot premiums
The advertised price is the base price: the smallest version of the plan, on a standard lot, with standard finishes. What you actually pay adds structural options (an extra bedroom, a bigger lanai, a third garage bay), design center upgrades (flooring, cabinets, counters) and a lot premium for a pond view, a corner, a cul-de-sac or a preserve behind the house.
Compare that total to resale. A typical 3-bedroom in Yulee is about $355,683, a 4-bedroom about $413,606 and a 5-bedroom about $481,321. If a new 4-bedroom on a premium lot with upgrades lands well above the 5-bedroom resale figure, you are paying for newness. Sometimes that is worth it. Do the math with the real numbers before you visit the design center, because that is where budgets drift.

Incentives and the preferred lender
Builders often offer incentives such as closing cost help, a rate buydown, or a credit toward options. Most of the larger incentives require you to finance with the builder's affiliated or preferred lender. You are always free to use any lender you want, but you may give up the incentive if you do.
Get a loan estimate from the preferred lender and from at least one outside lender, and compare the total: rate, points, fees and the incentive's dollar value. Sometimes the builder package wins. Sometimes a price reduction on the house, which lowers your property tax base too, is worth more than a rate buydown. Ask whether the builder will let you choose between a price cut and a closing credit.
CDDs, HOA dues and the real monthly cost
Many new master-planned communities in Nassau County use a Community Development District to pay for roads, utilities, ponds and amenities. The CDD repays its bonds through a yearly assessment that appears on your property tax bill, often for many years. That is in addition to HOA dues, which cover common areas, amenities and sometimes lawn care.
Ask the builder for the CDD's annual debt and operations amounts for your specific lot, how many years the debt runs and whether it can be paid off early. Then compare the monthly cost, mortgage plus taxes plus CDD plus HOA plus insurance, against a resale house that may have none of those fees. In a market where the median home is from 2004, plenty of resale subdivisions have no CDD at all.
Deposits, timelines, warranties and inspections
Deposits on to-be-built homes are usually larger than on resale. Read where the deposit is held and what happens to it if the build is delayed or your financing falls through. Construction from contract to closing commonly takes many months, and the builder's contract usually gives the builder a lot of room on the completion date. Lock your rate with that timeline in mind.
Most builders provide a warranty with a structure similar to 1-2-10: one year for workmanship, two years for systems like plumbing, electrical and HVAC, and ten years for major structural defects. Read the actual document.
Hire your own inspector, at least twice: once before drywall, when framing, wiring and plumbing are visible, and again before closing. County inspections confirm code minimums. Your inspector works for you and catches the things that are easy to fix now and expensive later.
Insurance, taxes and having your own agent
New homes built to current Florida code usually get better homeowners rates than older homes, thanks to newer roofs, impact-rated windows or shutters and modern roof-to-wall connections. Still check the flood zone: Yulee is low, wet country in places, and some lots near wetlands carry flood risk. Get quotes before your inspection contingency expires.
Your first tax bill may only reflect the land, because the home was not finished on January 1. The next bill will include the house. File for homestead if it is your permanent residence: up to $51,411 off assessed value in 2026, plus the 3% cap on increases.
Whoever greets you at the Yulee model home is paid to represent the builder. Your own agent can compare communities, push on incentives and lot premiums, and line up resale alternatives. Builders usually pay the buyer's agent, but many require the agent to register you on your first visit, so bring them along from the start. A shortlist that puts new and resale side by side makes the comparison concrete.
