55+ Communities in Fernandina Beach
A town where retirees already make up a large share, and the few ways to buy into age-restricted living
Fernandina Beach has few formal 55+ communities on Amelia Island itself, but it is already one of Florida's older towns: Census data shows 37.8% of residents are 65 or older, and a typical 2-bedroom home costs about $518,597 on Zillow's home value index. Most retirees here buy in ordinary neighborhoods and condo complexes, and buyers who want a true age-restricted community usually look across the river in Yulee.

What 55+ means legally
A community can legally limit residents by age under the federal Housing for Older Persons Act if at least 80% of occupied units have at least one resident 55 or older, and the association publishes and follows policies that show it intends to be 55+ housing. Some communities go further and require every household to have a 55+ resident or limit how long younger guests can stay.
Marketing words like active adult or retirement-friendly do not guarantee any of this. Before you buy, ask for the age policy in writing, the most recent age verification survey and the guest and visitor rules. If you have adult children or grandchildren who visit often, read the guest limits closely.

The types of 55+ housing you will find in this area
- Single-family active-adult neighborhoods. New-construction communities with a clubhouse, pool and activity calendar, usually run by an HOA and sometimes a CDD. Del Webb Wildlight in Yulee is the best-known example near Fernandina Beach.
- Condo associations. Some condo buildings adopt 55+ rules. On the island, condos run about $626,854 typical on Zillow, slightly above the typical house.
- Manufactured-home communities. Common elsewhere in Florida, rare here. Mobile homes are 0.3% of Fernandina Beach housing in Census data. Where they exist, check whether the land is leased or owned.
On Amelia Island, many retirees choose a regular single-family neighborhood or a golf or beach community that is not age-restricted at all. The older population means you will have plenty of neighbors your age either way.

What retirees pay for homes in Fernandina Beach
The city's typical home is about $612,383, up 25.2% over five years and 0.3% over the last year. The typical single-family home is about $609,095.
- 1 bedroom: about $438,897
- 2 bedrooms: about $518,597
- 3 bedrooms: about $604,015
Moving from two bedrooms to three adds only about $85,400 here, a smaller jump than in many beach towns. Many downsizers find a 3-bedroom single-story house costs little more than a condo, with no shared building to worry about. The lower third of the market tops out near $399,535, so modest budgets are not shut out of the island, though the cheaper homes are usually older or smaller.
On the mainland side, Yulee's typical home is about $389,001, which is a big reason new 55+ construction is concentrated there.
HOA, CDD and amenity costs on a fixed income
In an active-adult neighborhood, monthly HOA dues usually cover the clubhouse, pool, fitness center and sometimes lawn care. A Community Development District, if there is one, adds a yearly assessment on the property tax bill to repay the bonds that built roads and utilities. Golf is often a separate membership with its own fees.
Ask for the HOA budget, what dues include, how often they have increased, and whether a CDD exists and when its debt is paid off. In a condo, ask about reserves, the last two years of board minutes and any planned special assessments. On a fixed income, those numbers matter as much as the purchase price.
Buying a home you can stay in for twenty years
Many retirees buy their last home in their late 50s or 60s and plan to stay into their 80s. That changes what a good house is. Single-story living, a walk-in shower, wide doorways, a garage close to the kitchen and a small yard matter more than a view from the third floor. In a condo, an elevator and covered parking are worth paying for.
Think about the drive too. On the island, groceries, the hospital and downtown are close. In a mainland community, almost every errand is a drive, and the beach is a trip rather than a walk. Neither is wrong, but the second one gets harder to live with if you stop driving. Ask how close the nearest pharmacy and doctor's office are before you choose a lot.
Homestead, insurance and seasonal living
If Fernandina Beach becomes your permanent home, file for homestead. It takes up to $51,411 off assessed value in 2026, and the Save Our Homes cap limits yearly increases to 3% or CPI, which helps retirees plan. Seasonal homes are 14.9% of housing here, and part-time residents who keep their main home elsewhere get no exemption.
For insurance, get quotes on the specific address during the inspection period. Newer construction in Yulee usually insures more easily than older island homes, and flood zones on the island vary from street to street near the marsh and the beach. Keep cash on hand equal to your hurricane deductible. This isn't legal or tax advice.
Choosing between the island and an age-restricted community
The choice usually comes down to two pictures. On the island, you get the historic downtown, the beach and an older town without age rules, in a mix of older homes and condos. In Yulee, you get new construction, an organized social calendar and lower prices, with a drive to the beach.
Census data shows a median age of 58.6 for Fernandina Beach, so you will not be the only retiree on your street wherever you buy. Baptist Medical Center Nassau is in Fernandina Beach, and Jacksonville's hospitals are within driving distance. If you want to compare island homes with 55+ options on the mainland, a shortlist of both is a good place to start.
