Moving to Yulee, FL

A fast-growing, unincorporated corner of Nassau County between Jacksonville and Amelia Island

Yulee is a good place to live for buyers who want newer, more affordable housing within reach of both Jacksonville and the beach: the typical home costs about $389,001 on Zillow's home value index, roughly $223,000 less than in Fernandina Beach. The trade-offs are a car-dependent layout, growing traffic and the extra fees that come with many new subdivisions.

Where Yulee is and why people move here

Yulee is an unincorporated community in Nassau County, on the mainland just west of Amelia Island. It has no city government of its own, so the county handles zoning, roads and most services. The center of Yulee sits where SR 200, which runs together with A1A toward the island, meets I-95.

That interchange is the main reason people move here. You can drive south on I-95 to Jacksonville and its airport, or east to Fernandina Beach and the Atlantic. Wildlight, a large master-planned development near the interchange, is where timber company Rayonier moved its headquarters, and much of the area's newer housing and shopping has grown up around it.

For buyers coming from out of state, Yulee often ends up as the practical answer to an expensive island. You get more house for the money and keep the beach within a short drive.

Home prices and what moved them

On Zillow's numbers, Yulee's typical home rose 21.0% over five years and 0.9% over the last year. Almost everything for sale is single-family: Zillow does not even track a condo index here, and the typical house sits at about $389,103.

The step from three to four bedrooms is only about $58,000, which is why many families buy the fourth bedroom here when they could not elsewhere. The lower third of the market tops out near $315,772 and the upper third starts around $504,567, a narrower spread than in Fernandina Beach. Nearby, Hilliard is about $346,092, Bryceville about $392,364 and Callahan about $400,875.

What the housing looks like

Yulee's housing is young. Census data puts the median year built at 2004. About 67.7% of homes are detached single-family houses, and only 3.7% of units are in buildings with 10 or more units.

The surprise for many newcomers is the share of mobile and manufactured homes: 19.6% of units. Those are mostly on larger rural lots away from the new subdivisions. They are part of why the lower third of the market is as affordable as it is, and they come with their own checks: whether the home is titled as real property with the land, its age and wind-zone rating, and how it insures.

The newer subdivisions mostly carry HOA dues, and many master-planned communities add a Community Development District assessment on the tax bill. Ask about both for every home you consider, resale or new.

Who lives in Yulee

The median age is 38.1, younger than Florida overall and twenty years younger than Fernandina Beach. Residents 65 and older are 17.8% of the population, and seasonal homes are only 1.0% of housing. Yulee is a place where people live year-round, work, and raise kids.

The population is about 16,648 by Census count, and it has been growing as new subdivisions open. In practice, that means newer schools, shopping and services coming online, along with construction traffic and a road network that is still catching up.

For movers with children, the practical questions are commute times to schools and activities and which school zone a specific address falls in, since zones can shift as the county adds schools. Check the address with Nassau County's school district directly before you write an offer. Retirees moving here usually do so for price and newer homes, and many look at the age-restricted Del Webb section of Wildlight.

Commutes, flooding and insurance

Most residents drive for everything. SR 200 is the main east-west road and carries traffic to and from the island and I-95, and it backs up at peak hours. If you will commute to Jacksonville, drive it at rush hour before you buy, and look at where in Yulee the house sits relative to the interchange.

Being inland from the barrier island lowers storm surge exposure for most of Yulee, but this is low, wet country with creeks, wetlands and marsh to the east. Some lots sit in FEMA flood zones, and drainage in a new subdivision depends on its retention ponds and grading. Check the flood zone for each address, look at the lot after a heavy rain if you can, and get insurance quotes during the inspection period. Newer homes built to current Florida code usually insure more easily than older ones.

Taxes and the newcomer mistakes to avoid

Florida has no state income tax. File for homestead after you close on a permanent residence: up to $51,411 off assessed value in 2026, with assessment increases capped at 3% or CPI from then on. This isn't legal or tax advice.

If you want to see Yulee resale homes next to new construction with the fees included, a shortlist is the simple next step.
