Where house prices sit by bedroom
A two-bedroom in Panama City Beach is about $409,281, a three-bedroom about $470,167, a four-bedroom about $603,940 and five bedrooms and up about $954,806. Condo towers on the Gulf, houses behind them
Census counts 59.6% of units in buildings with ten or more units and only 25.0% as single-family detached. Much of the Gulf frontage along Front Beach Road is lined with condo towers, and most detached houses sit inland, toward Panama City Beach Parkway and in the newer communities on the western side of town. Gulf-front houses exist but are a small and expensive part of the market.
That layout means a house buyer is usually trading a walk to the beach for a yard and a garage. The median year built is 2001, so a lot of the detached stock is relatively new, built under the Florida Building Code adopted in 2002 or close to it. Newer stock helps on insurance, though roofs from the early 2000s are now old enough that many carriers will ask about them.

What Hurricane Michael taught Bay County buyers
Hurricane Michael made landfall near Mexico Beach in October 2018 as a Category 5 storm and caused severe damage across Bay County, especially in Panama City and areas east. Panama City Beach was west of the worst winds, but the storm made insurers and buyers across the area more careful about roofs and construction quality.
- Ask whether the house was damaged in Michael and get the permits for repairs or a new roof.
- Order a wind mitigation report; documented hip roofs, secondary water barriers and impact openings earn credits.
- Check the FEMA flood zone and elevation certificate, especially near the Gulf, lagoons and bayous.
- Note the hurricane deductible on each quote, often 2% or 5% of dwelling coverage, applied once per calendar year.
A house rebuilt with permits after 2018 can be a better insurance risk than an untouched one of the same age.
Second-home taxes when 52.7% of homes are seasonal
Census data shows 52.7% of homes in Panama City Beach are held for seasonal or occasional use. Many buyers come from Alabama, Georgia and other nearby states and keep their primary home there. Without Florida residency, there is no homestead exemption, and the only assessment cap is 10% a year on non-school levies.
If you do move here permanently, homestead can take up to $51,411 off assessed value in 2026, and Save Our Homes then limits assessment increases to 3% or CPI. Either way, the assessment resets to the market value after your purchase. On a $437,041 house, the difference between a homestead and non-homestead bill is real money each year, so estimate taxes for your actual situation.
HOAs, closing costs and time zone
Many newer communities in Panama City Beach have an HOA, and some have amenity fees or special district charges on the tax bill. Ask for the budget, what the fee covers and any assessment history. HOA rules can also restrict exterior changes, fencing and parking.
In Bay County the seller customarily pays deed stamps at $0.70 per $100. With 20% down on a $437,041 house, a buyer's loan is about $349,633, so note stamps are about $1,224 and intangible tax about $699. Bay County is on Central Time, an hour behind Miami and Orlando, which matters for closings and calls if you're buying from out of state. Northwest Florida Beaches International Airport is a short drive inland.
Buying from a distance is common here, so plan for it. Remote online notarization and mail-away closings are routine in Florida, but wire instructions should only be confirmed by phone with the title company at a number you looked up yourself. Schedule the inspection, wind mitigation report and insurance quotes in the first days of the contract, since out-of-state buyers lose the most time waiting on reports they can't attend in person.
Panama City Beach and the towns across the bay
On Zillow's all-homes figures, Panama City Beach at $415,439 costs well above Panama City at $282,475 and Callaway at $259,578. Mexico Beach, rebuilt after Michael, runs about $499,455.
Panama City Beach suits buyers who want to be near the Gulf for part or all of the year and who are comfortable with a town shaped by visitors in peak seasons. Census shows a median age of 45.4 and 17.8% of residents 65 or older, younger than many Florida beach towns. Buyers who want a quieter, full-time neighborhood and lower prices often look across the bay in Panama City and the towns north of it. A shortlist that includes both sides of the bridge makes the price and lifestyle trade-off clear.
