Destin vs Panama City Beach: Where to Buy
The same coast, a $200,000 difference at the median
Destin's typical home is worth $616,654 on Zillow's index, while Panama City Beach comes in at $415,439, so Destin costs about 48% more for the same coastline about an hour's drive east or west on US-98. Both are small beach towns where most of the housing is condos and part-time homes, which shapes what you should check far more than the price does.

Price by size: the gap widens with bedrooms
At the small end the two towns are closer than the median suggests. A one-bedroom runs about $387,396 in Destin and $292,808 in Panama City Beach. A two-bedroom is $509,820 against $409,281, a gap of roughly $100,500.
From three bedrooms up, Destin pulls away. Three-bedroom homes are $695,680 in Destin and $470,167 in PCB. At four bedrooms it is $1,116,020 versus $603,940, so Destin costs 85% more. Larger homes in Destin tend to be detached houses near the harbor or the bay and gated beach neighborhoods, while in PCB a four-bedroom is often a newer house north of the beach road.
Condos and houses are priced unusually close to each other in both towns. Destin condos average $589,218 against $654,905 for houses; in PCB it is $393,328 against $437,041. In most Florida cities condos sit at half the house value. Here, the beachfront location of many condo buildings closes the gap.
Trend: Destin firmer over the last year
Over five years both towns gained about the same amount: 10.3% in Destin and 9.5% in Panama City Beach. That is modest by Florida standards, because both ran up sharply in 2021 and 2022 and gave some of it back.
The last twelve months differ. Destin is up 2.0% overall and 2.4% for condos. PCB is down 0.7% overall and 1.8% for condos, with houses up 0.5%. In a softer condo market buyers usually have more room to negotiate on price, closing costs or repairs, which is worth knowing before you write an offer in a PCB tower.

Condo towers and what the new rules mean here
Census data shows 59.6% of PCB housing units sit in buildings of 10 or more units, and the median year built is 2001. In Destin it is 44.1% and 1992. Both towns are dominated by mid-rise and high-rise condo buildings, which puts Florida's condo safety law at the center of any purchase.
Buildings three stories and up need a milestone inspection by the end of the year they turn 30 (25 if the local building official requires it), then every 10 years. A 1990s Destin tower may already have had one or be due soon. Ask for the milestone report, the structural integrity reserve study and the current budget. Since budgets adopted from the end of 2024, owners can no longer waive required reserves, and that has pushed monthly fees up in many older coastal buildings.
As a resale buyer you get 7 days, not counting weekends and legal holidays, after receiving the association documents to cancel. Use that week to read the reserve study, any special assessment votes and the insurance declarations page. Also ask your lender early whether the building is warrantable. Buildings with high part-time ownership, litigation or low reserves can fail conventional loan reviews.
Seasonal ownership and year-round life
Panama City Beach has the higher seasonal share: 52.7% of its housing units are held for seasonal use, against 36.7% in Destin. More than half of PCB homes sit empty for part of the year, so if you plan to live there full time, expect quiet winters in many buildings and busy springs and summers on the beach road.
Neither town is especially old. Median age is 41.5 in Destin and 45.4 in PCB, with 65+ shares of 18.3% and 17.8%. Both are small: Destin has 14,077 residents and PCB 18,971, so day-to-day services, hospitals and larger shopping extend to Fort Walton Beach and Niceville on the Destin side and Panama City on the PCB side.
For flights, Destin-Fort Walton Beach Airport serves the western end and Northwest Florida Beaches International Airport sits just north of PCB.
Storms and insurance on the Panhandle
Hurricane Michael in 2018 caused heavy damage in Bay County, and the whole stretch of coast is exposed to Gulf storms. For a condo, the association insures the structure and you insure the interior; ask what the master policy's wind deductible is, because a large deductible can turn into a special assessment after a storm.
For a house, get the FEMA flood zone, an elevation certificate if one exists, and a wind mitigation report. Newer construction on this coast often scores well on wind mitigation, which can lower premiums. Get the homeowners and flood quotes inside the inspection period, before your deposit is at risk.
Who each town fits
Destin fits buyers with a larger budget who want a firmer recent price trend, a smaller share of part-time neighbors and the harbor side of the coast. Expect to pay roughly $100,000 more for a two-bedroom and far more for a family-sized house.
Panama City Beach fits buyers who want a newer building for less money, and who are comfortable with a town where more than half the homes are second homes. The softer condo trend gives more negotiating room right now.
On either side, the building matters more than the town. If you send me a target budget and size, I can pull the reserve and inspection status for the condo buildings that fit it before you spend a weekend touring.
What buyers ask me
Is Destin more expensive than Panama City Beach?
Yes. Zillow puts Destin's typical home value at $616,654 and Panama City Beach at $415,439. The gap is smallest for one- and two-bedroom condos and largest for four-bedroom houses.
Are condos in Panama City Beach a good buy in 2026?
Prices are down 1.8% over the past year and the median building is newer than in Destin. The deciding factors are the specific building's reserves, milestone inspection status, insurance and fee history, so review those documents before committing.
Can I get a regular mortgage on a Destin or PCB condo?
Often, but not always. Lenders check whether a building is warrantable, looking at reserves, owner-occupancy, pending litigation and commercial space. Some beach towers only qualify for portfolio or non-warrantable loans with a larger down payment.
Is it better to live in Destin or Panama City Beach full time?
Destin has a lower seasonal share, 36.7% versus 52.7%, so more of its neighborhoods are occupied year-round. PCB is cheaper and newer. Visit both in January and in July before deciding.
