Moving to Crestview, FL
The inland Panhandle town where many military families and first-time buyers end up owning
Crestview is a good place to live for buyers who want an affordable house in the Panhandle and can live with a drive to the beach: the typical home is about $287,751 on Zillow's home value index, less than half of Destin's $616,654. It is a young, mostly single-family town built around I-10 and the military bases to the south, with fewer of the coastal insurance headaches and fewer of the coastal attractions.

Where Crestview sits and why people land here
Crestview is the county seat of Okaloosa County, in the northern, inland half of the county. I-10 runs along its south side, US 90 runs through town, and SR 85 runs south toward Eglin Air Force Base, Niceville and the coast. That north-south road is the reason Crestview grew: it connects affordable housing with the bases and coastal jobs.
Many residents work at or for Eglin, Duke Field or Hurlburt Field, and military moves bring a steady flow of buyers and sellers. North Okaloosa Medical Center is the hospital in town. The nearest commercial airport is Destin-Fort Walton Beach Airport, south of Crestview by way of SR 85.
Beaches on the Gulf are a drive, not a walk. Plan on going south through Niceville or Fort Walton Beach to reach them, and test that route at the times you would actually use it.

What a house costs in Crestview
Crestview is almost entirely a single-family market. Zillow has no condo index here, and the typical single-family home is about $288,270. Values rose 12.9% over five years and 0.1% over the past year, slower than many Florida markets, which is part of why Crestview stays affordable.
- 2 bedrooms: about $167,735
- 3 bedrooms: about $251,719
- 4 bedrooms: about $341,919
- 5 or more: about $390,802
The biggest jump is from three bedrooms to four, about $90,200, so families should decide early whether they truly need the fourth room. The lower third of the market tops out near $206,821, and the upper third starts around $376,996. Around Crestview, Holt is about $269,659 and Laurel Hill about $203,201, while Baker is about $323,445. Toward the coast, Niceville is about $435,260 and Fort Walton Beach about $321,993.

The housing stock and who lives here
Census data puts the median year built at 2000, so the typical house is a fairly modern block or frame home in a subdivision. About 74.6% of units are detached single-family homes, 8.8% are in larger apartment or condo buildings and 2.1% are mobile homes.
The population is about 28,773 and very young: median age 31.7, with only 11.2% of residents 65 or older and essentially no seasonal homes in Census data. Crestview is a place for full-time residents, many of them in their first or second home, and a lot of them in military households.
That turnover matters for buyers. Homes come up for sale regularly when families get orders, and many have been owned only a few years. Ask why the seller is moving and how long they owned the house, and look at the permit history for any roof or HVAC replacement.
Storm risk and insurance inland
Being inland changes the risk picture. Crestview is well away from Gulf storm surge, and the town sits on higher ground than the coast. Hurricanes can still bring damaging wind and heavy rain this far north, and properties near creeks and low areas can flood.
For insurance, the inland location usually helps, and newer construction helps more. Still get quotes on the specific address during your inspection period, with a wind mitigation report and the roof's age. Check the FEMA flood zone for every house. Outside high-risk zones, flood insurance is optional and often inexpensive, and many buyers carry it anyway.
Heavy rain is the more common problem than wind. Look at the lot's drainage, where the gutters and downspouts send water, and whether the subdivision's retention ponds look maintained. Ask the seller directly whether water has ever entered the house or garage, and read the seller's disclosure with that question in mind.
Taxes, VA loans and the mistakes newcomers make
Florida has no state income tax, which matters to many military retirees and working families. A permanent resident can file for homestead, up to $51,411 off assessed value in 2026, with increases capped at 3% or CPI. The assessment resets to market value after a sale, so do not budget from the seller's tax bill. Florida also has additional exemptions for some veterans with service-connected disabilities; confirm eligibility with the county property appraiser. This isn't legal or tax advice.
- Underestimating the commute. SR 85 is the main route to the bases and the coast, and it gets busy.
- Skipping the HOA and CDD check. Newer subdivisions often have dues, and some carry special assessments.
- Assuming new is always better. With a median build year of 2000, a resale house may have most of what a new one offers at a lower price.
- Buying on a short timeline without inspection. Military moves compress schedules. Keep the inspection period anyway.
Who Crestview fits
Crestview fits first-time buyers, military households, and families who want a newer house with a yard for a price that the coast rarely matches. It fits less well for anyone who wants to live near the water or walk to shops and restaurants, or who wants a seasonal home in a resort setting.
If you are weighing Crestview against Niceville or Fort Walton Beach, the useful comparison is total monthly cost, including insurance and commute, along with the price. A shortlist of homes in each makes that easy to see.
