Is Fort Walton Beach a Good Place to Retire?
One of the more affordable ways to retire near the Emerald Coast beaches
Fort Walton Beach is a good place to retire for buyers who want Gulf access on a moderate budget: Zillow's typical 2-bedroom here is $232,224, less than half of Destin's $509,820. The main caution is the age of the housing, which makes inspections and insurance quotes more important than in newer Florida retirement towns.

Retiree numbers: a year-round town with a sizable 65+ share
Census data shows 19.7% of Fort Walton Beach residents are 65 or older, roughly 4,100 of about 21,025 people. The median age is 39.1. That mix of retirees and younger working families is typical of a town tied to Air Force bases, and many of the older residents are military retirees who stayed after their last assignment at Hurlburt Field or Eglin.
What sets the town apart from nearby beach markets is how few homes sit empty. Only 1.9% of homes are seasonal. In Destin it is 36.7%. If you want neighbors who are home in February and a town that does not change character between seasons, that number matters more than any amenity list.

What the homes retirees want cost here
The sizes retirees usually shop are priced low by coastal Florida standards.
- 2-bedroom: about $232,224, the cheapest bedroom count in Zillow's data for the city.
- 1-bedroom: about $275,274. It costs more than a 2-bedroom because many 1-bedrooms are beach condos on Okaloosa Island.
- 3-bedroom house: about $318,841.
- Typical single-family: $311,129, up 1.2% in a year.
- Typical condo: $430,934, up 1.8%.
Overall values are up 1.3% in a year and 10.1% over five years, slow and steady. For a retiree selling a house in a higher-cost state, a mainland 2- or 3-bedroom here can often be bought with cash, which removes the mortgage payment from a fixed-income budget entirely.
If you want a Gulf-view condo, compare Okaloosa Island with Destin directly. Zillow puts Okaloosa Island's typical value at $525,290, so the beachfront option here is not cheap.

Older homes and a fixed income
The median home in Fort Walton Beach was built in 1972. For a retiree, that is both the opportunity and the risk. You get established streets, mature trees and lower prices. You also get houses that may need a roof, a new electrical panel, plumbing work or an AC replacement within a few years.
On a fixed income, the goal is to avoid buying a large repair bill. My checklist for older houses here:
- Roof age and type. Insurers often decline or surcharge old roofs.
- A 4-point inspection report before you order the insurance quote.
- Wind mitigation features, which can cut the premium.
- Single-story layout, wide doorways and a walk-in shower if you plan to stay long term.
A house that costs $20,000 more with a new roof and updated systems is often the cheaper buy over ten years.
If you want a condo instead of a house
Some retirees want to stop mowing and fixing roofs. In Fort Walton Beach that usually means a condo on Okaloosa Island or one of the smaller complexes on the mainland. Only 11.5% of the city's homes are in buildings with 10 or more units, so the choice is narrower than in Destin.
Read the association documents carefully. Florida now requires condo buildings three stories and up to pass milestone inspections and to fund reserves based on a structural study, and owners can no longer vote those reserves down. For an older building, that can mean higher dues or a special assessment soon after you buy. Resale condo buyers have 7 days after receiving the documents to cancel, so use that window to ask what repairs are planned and how they will be paid for.
Healthcare, base services and getting around
HCA Florida Fort Walton-Destin Hospital is in the city, and HCA Florida Twin Cities Hospital is in nearby Niceville. For some specialties retirees travel to Pensacola. Confirm your Medicare Advantage network or supplement covers the doctors you plan to use.
Military retirees often value being close to Eglin and Hurlburt Field for base services. If that is part of your plan, check access rules for your status before you buy.
Destin-Fort Walton Beach Airport is close for family visits. US 98 connects the town to Okaloosa Island and Destin, and it gets heavy in summer, so retirees who live here full time tend to plan beach days and errands around peak tourist weeks.
Taxes, insurance and storm planning
Florida does not tax income, so Social Security, pensions and IRA withdrawals are untouched at the state level. Homestead removes up to $51,411 from assessed value for 2026 on a permanent residence and caps annual increases at 3% or CPI, which keeps the tax bill predictable after the first year.
Insurance is the cost that moves. Get quotes for homeowners and flood during the inspection period, and check how much the hurricane deductible would be in dollars. A 2% deductible on $300,000 of dwelling coverage is $6,000. Keep that amount in savings.
For storm season, retirees living alone should have shutters or impact windows they can manage, a plan to evacuate if ordered, and a neighbor or family member who checks in.
Who Fort Walton Beach suits for retirement
It suits retirees on a moderate budget who want to live near the Gulf year-round, military retirees, people who would rather own a house outright than carry a mortgage, and buyers who are comfortable fixing up an older home.
It suits less well buyers who want a newer home with low maintenance, a formal 55+ community with a clubhouse and activities calendar, or a quiet street far from aircraft and summer traffic. For newer construction, some retirees look inland toward Crestview ($287,751 typical value) or across the bay in Niceville ($435,260).
If you share your budget and must-haves, I can build a shortlist of mainland houses and island condos so you can compare them side by side.
