Waterfront Homes in Destin
How to judge a Destin waterfront house by the water, the dock and the flood zone
Waterfront homes in Destin start from a high base: Zillow's typical single-family house in the city is $654,905, and homes on the water usually sell well above that. Before comparing prices, a buyer needs to know which water the house is on, how a boat gets from the dock to the Gulf, and what the seawall, elevation and flood insurance will cost to maintain.

Which water: bay, bayou, harbor or Gulf
Destin sits on a strip of land with the Gulf of Mexico on the south side and Choctawhatchee Bay on the north, joined by East Pass at the west end of town. That geography gives you several very different kinds of waterfront.
- Gulf-front: sand and surf, no dock. Highest exposure to storm surge and wind, and most Gulf-front ownership in Destin is condos rather than houses.
- Bay-front: open water views across Choctawhatchee Bay. Docks are possible, but open bay water brings more wave action on seawalls and boats.
- Bayou and lagoon lots: protected water such as Joe's Bayou or the area around Destin Harbor. Calmer for docks and lifts, shorter views.
- Canal-style lots: a small part of Destin's supply. Depth and width vary a lot from street to street.
A boater and a buyer who wants a sunset view are shopping for different houses even at the same price, so I start every waterfront search by asking how the water will be used.

Getting a boat from the dock to the Gulf
For many Destin buyers the point of waterfront is quick access to East Pass and the Gulf, or a short run to Crab Island on a summer afternoon. Check three things before you fall for a dock.
First, water depth at the dock at low tide, and the depth of the channel out. A shallow bayou may suit a pontoon or flats boat and leave a deeper-draft boat sitting in the mud.
Second, bridges. Any fixed bridge between the dock and open water limits mast height for sailboats and sometimes tall towers on sportfishing boats. Ask for the clearance of every bridge on the route and compare it with your boat's air draft.
Third, run time. A bay-side lot on the east end of the bay can mean a long ride to the pass. Time it on a chart, and if possible on the water with the seller's permission.

Seawalls, docks and lifts: what to inspect
A seawall is a structure you are buying, and replacing one is a major expense. Ask the seller for the age of the seawall, the material, and any repair permits. A marine contractor can look for cracks, tilting, soil loss behind the cap and rusted tie-backs. A general home inspector usually does not cover this, so book a separate inspection during the inspection period.
Docks and boat lifts need permits, and work over the water can involve the city, Okaloosa County, the state and sometimes the U.S. Army Corps of Engineers. Ask whether the existing dock and lift were permitted. An unpermitted structure can become your problem at resale or after a storm.
Salt air is hard on everything near the Gulf and bay: lift motors, electrical boxes, railings, AC condensers and window hardware. Expect more frequent replacement than inland, and budget for it.
Elevation, flood zones and the insurance quote
Most Destin waterfront sits in FEMA high-risk flood zones. In general terms, A and AE zones face flooding from rising water, and VE zones along open coast also face wave action, which brings stricter building rules and higher premiums. Lenders require flood insurance in these zones, and it is a separate policy from homeowners, written through the NFIP or a private carrier.
Ask the seller for an elevation certificate. It shows how high the lowest floor sits relative to the base flood elevation, and it drives the flood premium more than almost anything else. A newer home built up on pilings or a raised slab can cost far less to insure than an older ground-level house next door.
For wind coverage, get the wind mitigation report and the roof age. Census data puts Destin's median year built at 1992, so many waterfront homes predate current code. Get a real quote, wind and flood together, before the inspection period ends.
Price context: what the Destin numbers can and cannot tell you
Zillow does not publish a separate index for waterfront homes, so the figures here are for all of Destin. Waterfront usually sells at a premium to these, and the size of that premium depends on the water, the dock and the lot.
- All homes: $616,654, up 2.0% in a year and 10.3% in five years.
- Single-family: $654,905, up 2.6% in a year.
- 3-bedroom: about $695,680. 4-bedroom: $1,116,020. 5-bedroom and up: $1,982,161.
- Upper third of the market: from about $1,242,247.
Most waterfront houses in Destin fall in that upper third. Only 35.4% of homes in the city are single-family detached, so the supply of houses on the water at any moment is thin, and comparable sales can be months apart. Ask for the last few closed sales on the same body of water. Sales from the same zip code alone can mislead.
Second home or full-time residence
Many Destin waterfront owners live elsewhere part of the year. Census data shows 36.7% of the city's homes are seasonal. If this will be a second home, you get no homestead exemption, and the assessment resets to market value after your purchase, with only a 10% cap on non-school levies. A full-time Florida resident who files homestead gets up to $51,411 off assessed value in 2026 and the 3% cap.
Plan who will check the house, the boat and the lift after a storm when you are away. If you send me the kind of water and boat you have in mind, I can narrow Destin waterfront listings to the ones that actually fit.
Quick answers
How much is a waterfront home in Destin?
Zillow has no waterfront index, but the typical Destin single-family home is $654,905 and the upper third of the market starts near $1,242,247. Most houses on the bay, bayou or harbor are in that upper range.
Does Destin have canal homes?
A few streets have canal-style access, but most Destin waterfront is on Choctawhatchee Bay, its bayous, the harbor area or the Gulf. Check depth and the route to open water lot by lot.
Do I need flood insurance for a Destin waterfront home?
If the home is in a high-risk FEMA zone and you have a mortgage, the lender will require it. Even with cash, most waterfront owners carry it. Ask for the elevation certificate to price it.
What should I inspect on a waterfront property?
The seawall, dock and boat lift, permits for those structures, roof age, wind mitigation features and salt-air wear on mechanical systems, in addition to a standard home inspection.
