Where Callaway is and who lives there

Callaway lies east of Panama City on the bay side, between Panama City and Parker on one side and Tyndall Air Force Base to the southeast. A lot of what happens here is tied to the base and to jobs in Panama City. Hurricane Michael in October 2018 hit this part of Bay County hard, and much of the housing you will see has been repaired, re-roofed or rebuilt since then.

Census data shows a median age of 35.2 and only 11.9% of residents aged 65 or older. Seasonal homes round to 0.0%. That makes Callaway a place of full-time households: military families, young buyers and people who work in the area, rather than a winter or second-home town.

What a home costs in Callaway

Single-family homes average $264,140 on Zillow. By bedrooms, a typical two-bedroom runs $175,254, a three-bedroom $253,161 and a four-bedroom $323,806. The market is fairly narrow: the lower third sits around $202,490 and the upper third begins near $329,268, so most homes trade in a band roughly $125,000 wide.

Values rose 0.8% over the past year and 19.2% over five years. While several nearby markets slipped over the last twelve months, Callaway held steady, which usually reflects steady demand for homes at this price point. Condos are too few for Zillow to track.

For a buyer, that narrow range cuts both ways. It is easier to know what a fair price is, because similar houses sell close together. It also means you will not find much at either extreme: few true fixer-uppers well under $200,000 among site-built homes, and few larger, newer houses above about $350,000. If you need four or more bedrooms in a newer build, Lynn Haven or newer subdivisions in unincorporated Bay County may have more choice.

Housing stock: houses, mobile homes and age

Census figures show 59.9% of homes are single-family detached, 10.2% are mobile homes and 5.6% are in buildings with ten or more units. The median home was built in 1991.

That 10.2% matters for buyers. Mobile and manufactured homes are financed and insured differently from site-built houses. Lenders look at the year built (homes built before June 1976, when federal HUD code took effect, are hard to finance), whether the home is permanently affixed to land you own, and whether it is titled as real property. Insurance can be harder to place and more expensive, especially in a hurricane-exposed county. If a listing price looks very low for Callaway, check what kind of structure it is.

Callaway against the rest of Bay County

Typical all-homes values from Zillow for nearby cities:

Springfield and Parker are its closest neighbors and are cheaper. Lynn Haven, on the north side of the bay system, costs about $62,000 more on average and has newer housing. Buyers who want to be near the beach pay a large premium for it.

Storms, flood zones and insurance

Callaway sits on the bay, and some streets near the water are low. The exact address decides your flood risk, so look up the FEMA zone and ask for an elevation certificate on any home near the water. Lenders require flood insurance in high-risk A and V zones, and flood coverage is separate from your homeowners policy.

After Michael, many homes received new roofs, which helps with insurance. Ask for the permit and the roof's installation date rather than taking a listing's word for it. A wind mitigation inspection can document features such as roof-to-wall connections and opening protection that lower your premium. Hurricane deductibles in Florida are a percentage of dwelling coverage, often 2% to 10%, so a $250,000 policy at 5% means $12,500 out of pocket before coverage pays for hurricane damage. Pros and cons for a buyer

What to weigh:

Taxes and financing for newcomers

Florida has no state income tax. If Callaway will be your permanent home, file for homestead to cut up to $51,411 from assessed value in 2026; on a $264,140 house that leaves about $212,729 to be taxed, and Save Our Homes caps later increases at 3% or CPI. The assessment resets at purchase, so ask for a tax estimate on your price.

Most Callaway homes are inside a modest price band, so closing costs matter in relative terms. In Florida the buyer usually pays the doc stamps on the mortgage note ($0.35 per $100) and the intangible tax (0.2% of the loan), plus lender and title fees. On a $250,000 loan, those two taxes alone come to $1,375. Many buyers here are military and use VA loans, which have their own appraisal and property condition rules. Tell me your budget and timeline, including any PCS date, and I will shortlist Callaway homes that fit both.
