Buying a Condo in Royal Palm Beach
A small, low-priced condo segment in a house-dominated village, where the association's books decide the deal
The typical condo in Royal Palm Beach is worth about $194,452 on Zillow's index, down 3.8% over the past year, while the village's single-family homes rose 2.4% to about $522,843. That gap makes a condo the cheapest way to own in the village, at well under half the price of a house. The falling price also tells you buyers have become choosy about fees, reserves and building condition, and you should be too.

What kind of condos Royal Palm Beach has
Royal Palm Beach is overwhelmingly a house market. Census data shows 65.0% of homes are single-family detached and only 8.8% of units sit in buildings of 10 or more. The condo supply is mostly garden-style and low-rise complexes, plus villas and townhome-style units organized as condominiums, many built in the 1980s and 1990s. The village's median year built is 1990.
Zillow's bedroom figures show the price levels: a typical one-bedroom at about $96,405 and a two-bedroom at about $238,761. Those are some of the lowest condo prices in central Palm Beach County. For comparison, the typical condo in Wellington is about $349,913, and the typical home of any type in Greenacres is about $280,329.

Why condo values fell while houses rose
Across Florida, older condo associations have been raising fees to fund reserves and pay higher master insurance premiums, and some have levied special assessments for roofs, paving and repairs. Buyers price that in. In Royal Palm Beach the effect shows clearly: condos down 3.8% in a year, houses up 2.4%.
That creates both risk and opportunity. A building that has already replaced its roofs, funded its reserves and renewed its insurance can be a sound purchase at today's prices. A building that has postponed all of that can still look cheap on the listing and turn expensive within a year. The difference is in the documents.
It also helps to run the condo against the alternative. The lower third of the village's whole market is near $284,880, which includes older villas and small houses. A buyer looking at a $240,000 two-bedroom condo with a high monthly fee should price a small house or villa at the bottom of that range too. The house costs more up front, but there is no master insurance pass-through or condo reserve contribution, so the yearly cost gap can be smaller than the price gap suggests.

Florida's condo safety rules in low-rise complexes
The milestone inspection requirement applies to condo buildings three or more habitable stories tall, starting by December 31 of the year a building turns 30, or 25 if the local building official requires it, and every 10 years after. Many Royal Palm Beach complexes are one or two stories and fall outside that rule. Three-story buildings in a complex built around 1990 are now in the window.
The Structural Integrity Reserve Study requirement also applies to buildings three stories or more. It covers roof, structure, fireproofing, plumbing, electrical, waterproofing and windows, and for budgets adopted on or after December 31, 2024, owners cannot waive or reduce those reserves. Even in a two-story complex with no SIRS duty, ask how the association funds its roof and paving reserves, and how old the roofs are.
The documents to read in your seven-day window
A resale condo buyer in Florida can cancel within seven days, excluding weekends and legal holidays, after receiving the association documents. Use that time well:
- Current budget and reserve schedule. Look at the reserve balance against what the schedule says it should be.
- Board minutes for the past year, where planned roof jobs, insurance renewals and assessments show up first.
- Special assessments approved or proposed, and who pays them under your contract.
- Master insurance policy: what it covers, its wind deductible and its cost per unit.
- Rules on pets, vehicles and approval of new owners, which affect who can buy from you later.
- Any litigation involving the association.
I'd rather lose a few days reading than have a buyer learn about a roof assessment at the first owners' meeting.
Financing a low-priced condo
A lender will review the condo project as well as you. Buildings that meet conventional or FHA guidelines are warrantable; those with low reserves, pending litigation, insurance gaps, too many units in arrears or a high share owned by one investor may not be, and then you're looking at a larger down payment, a portfolio loan or cash. At a $95,000 to $240,000 price, some buyers pay cash, which removes the lender review but not the need to read the documents.
Budget for the condo questionnaire fee, the association's estoppel certificate and an application fee if the association screens buyers. The buyer usually pays mortgage doc stamps at $0.35 per $100 and the 0.2% intangible tax on any loan. This isn't legal or tax advice.
Insurance, flood and taxes on a Royal Palm Beach condo
You'll need an HO-6 unit policy for interiors, contents and liability, with loss assessment coverage for your share of the association's deductible after a storm. Ground-floor units in a low area deserve a flood quote; check the FEMA zone for the complex. Ask whether windows and doors are impact rated and who is responsible for them.
If the condo is your permanent home, the homestead exemption of up to $51,411 can take a large bite out of the taxable value at these prices, and future increases are capped at 3% or CPI. A seasonal owner gets no exemption. Royal Palm Beach has few seasonal owners at 2.1% of homes, so most of your neighbors are likely to live there year-round. Once the documents check out, the shortlist of complexes worth seeing is usually short.
What buyers ask me
How much is a condo in Royal Palm Beach?
Zillow's typical condo value is about $194,452. A one-bedroom is about $96,405 and a two-bedroom about $238,761.
Is Royal Palm Beach a good place to buy a condo?
It is one of the cheapest condo markets in central Palm Beach County, but values fell 3.8% last year. A well-funded association matters more here than the price.
Do Royal Palm Beach condos need milestone inspections?
Only buildings three or more stories tall. Many complexes in the village are one or two stories, but ask about any three-story buildings built around 1990 or earlier.
Can I get a mortgage on a Royal Palm Beach condo?
Yes, if the project meets lender guidelines. Low reserves, litigation or insurance problems can make a building non-warrantable, which limits loan options.
