55+ Communities in Jensen Beach

Where a third of residents are 65 or older, and many 55+ homes are manufactured

55+ communities in Jensen Beach are common for a community this size: Census data shows 33.1% of residents are 65 or older and a median age of 56.3. The typical 2-bedroom home is about $343,890 on Zillow's home value index, but age-restricted homes here range from manufactured homes well below that to waterfront condos above it, so the type of community matters more than the average.

What makes a Jensen Beach community legally 55+

Federal law sets the bar. Under the Housing for Older Persons Act, an age-restricted community in Jensen Beach can keep out families with children only when at least 80% of occupied units have at least one resident aged 55 or older, the community publishes and follows policies showing that intent, and it verifies ages. Some communities go further and require every resident to be 55+ or limit guest stays by younger people.

So two things to read: the declaration or park rules on who may live there, and the guest policy. If your adult children or grandchildren will stay for a month in winter, check that it is allowed.

Manufactured-home communities: owned lot or land lease

Census data counts 13.8% of Jensen Beach homes as mobile or manufactured, much higher than Port St. Lucie at 1.7% or Fort Pierce at 3.5%. A large share of 55+ living here takes this form. It is also the cheapest way into an age-restricted community near the lagoon.

The key question is what you own:

Financing differs too. A home on leased land usually needs a chattel loan, at higher rates and shorter terms than a mortgage. Many buyers pay cash. A home with an owned lot can sometimes be financed with a standard mortgage if it is permanently attached and titled as real property.

Condo and villa communities for 55+

Zillow puts the typical Jensen Beach condo at $362,422, down 3.1% over the year. Some low-rise condo and villa complexes are age-restricted. They suit buyers who want no yard work and a pool and clubhouse without the cost of a detached house, which runs about $458,786 here.

Condo rules apply on top of the age rules. For buildings of three or more stories, ask for the milestone inspection status and the structural integrity reserve study. Ask for the budget, the reserve balance and any planned assessment. Resale buyers get 7 days after receiving the association documents to cancel, excluding weekends and holidays, and that week is when you read the minutes.

Fees on a fixed income

A low purchase price does not mean a low monthly cost. Add up lot rent or HOA or condo fees, property tax after the reset, insurance, and utilities. Ask what the fee covers: lawn, exterior paint, roof, cable, water, the pool, the clubhouse. Ask how much the fee rose in each of the last three years.

For a retiree on fixed income, predictability is worth more than a low starting number. A resident-owned community with a funded reserve and slow, steady fee increases can cost less over ten years than a cheaper land-lease park with large rent increases.

Homestead, insurance and storms for retirees

If Jensen Beach is your permanent home, homestead can cut up to $51,411 from assessed value in 2026 and holds increases to 3% or CPI. Florida lets counties and cities grant an extra exemption to low-income owners 65 and over, so ask the property appraiser's office whether one applies to the address. On a land-lease home you pay tax on the home itself, and homestead can still apply to it.

Hurricane preparation is part of the decision. Manufactured homes face evacuation orders sooner than site-built houses during strong storms. Ask what the community does before a storm, whether the home has tie-downs certified to current standards, and what year it was built, since post-1994 homes meet stronger federal wind rules. Check the FEMA flood zone and get insurance quotes during your inspection period.

Healthcare access is a practical question for many 55+ buyers. Cleveland Clinic operates hospitals in Martin County, and Port St. Lucie has its own hospitals a short drive north, so most Jensen Beach addresses are within a reasonable drive of emergency care. Check the drive time from the specific community, especially during winter traffic, and confirm your Medicare plan's network covers the doctors you plan to use.

Jensen Beach compared with nearby 55+ markets

Seasonal homes are 11.1% of Jensen Beach housing, so many 55+ owners here are winter residents. Port St. Lucie, with a typical home at $384,099, has newer age-restricted single-family communities built in the 2000s and later. Fort Pierce, at $274,747, offers lower prices in older complexes. Jensen Beach sits between them in price and has more manufactured and older condo stock.

If you tell me whether you want a manufactured home, a villa or a condo, and your monthly budget including fees, a shortlist of 55+ options here and in the next towns over is a quick way to compare.

Questions buyers ask

Are there 55 and over communities in Jensen Beach?

Yes. Many are manufactured-home communities, and some condo and villa complexes are also age-restricted. A third of Jensen Beach residents are 65 or older in Census data.

Can I get a mortgage on a manufactured home in a 55+ park?

If the land is leased, you usually need a chattel loan or cash. If you own the lot and the home is titled as real property, a standard mortgage may be possible.

What does lot rent cover in a Jensen Beach 55+ park?

It varies. It typically covers the land and common areas and sometimes water, trash or lawn care. Read the prospectus and ask how much rent rose in recent years.

Can my grandchildren visit a 55+ community?

Visits are allowed, but many communities limit how long guests under 55 or minors can stay. Read the guest rules before you buy.
