Jensen Beach is an unincorporated community
Jensen Beach has no city government of its own. It is a census-designated place in Martin County, which means county commissioners, the county sheriff and county permitting cover it, and there is no separate city millage on the tax bill. Parts of the area carry a Jensen Beach mailing address while sitting close to the St. Lucie County line, so confirm which county a property is in before you compare tax bills or school assignments.
The community sits on the Indian River Lagoon. The Jensen Beach Causeway crosses to Hutchinson Island, where the ocean beaches are. Downtown Jensen Beach, the older commercial strip near the lagoon, is small and walkable in a few blocks. Most daily shopping and the big medical campuses are a short drive away in Stuart or Port St. Lucie.

What housing costs and how it has moved
Zillow's typical single-family value is $458,786, close to flat at -0.2% over the year. Condos sit at $362,422, down 3.1%. By bedroom count, a 2-bedroom runs about $343,890, a 3-bedroom $506,510 and a 4-bedroom $672,615, and homes with 5 or more bedrooms average above $1 million, mostly on the water.
Five-year growth for all homes is 13.8%. Fort Pierce rose 24.0% and Port St. Lucie 20.0% over the same five years, so Jensen Beach has gained less in percentage terms from a higher starting point. Today the typical home is about $31,000 above Port St. Lucie and about $140,700 above Fort Pierce.
The jump from a 2-bedroom to a 3-bedroom, about $162,620, is large. Many 2-bedroom homes here are condos, villas and manufactured homes, while 3-bedroom homes are more often detached houses on full lots.

The housing stock: houses, manufactured homes, few towers
Census data shows 61.6% of homes are detached single-family, only 3.3% are in buildings of 10 or more units, and 13.8% are mobile or manufactured homes. That last share is high for the Treasure Coast. The median year built is 1982.
In practice you are choosing between three kinds of homes:
- Detached houses on lots, many built in the 1970s to 1990s, some on canals or the lagoon.
- Condos and villas in low-rise complexes, with a few larger buildings on Hutchinson Island.
- Manufactured homes in parks and communities, often age-restricted, some with owned lots and some on leased land.
Each type has its own financing and insurance rules. A manufactured home on leased land is usually financed as personal property, not with a regular mortgage, and the monthly lot rent continues for as long as you own it.
Who lives here
A third of residents, 33.1%, are 65 or older, and 11.1% of homes are held for seasonal or occasional use. Those numbers shape daily life. Winter brings more traffic and fuller restaurants; summer is quieter. Neighbors are more often retired or semi-retired, and many associations are run by owners with time to attend board meetings.
Daily errands are car-based. US-1 runs north to south through the area and connects to Stuart and Port St. Lucie, and I-95 and Florida's Turnpike are a drive west. Palm Beach International is the closest large airport, roughly an hour or more south depending on traffic, so frequent flyers should factor that in.
Families do live in Jensen Beach, but if you are moving with school-age kids, this is a place you choose for the water and the pace rather than for a large stock of newer family houses. Port St. Lucie has far more of those.
Water, storms and insurance in Jensen Beach
Much of Jensen Beach is low and close to the lagoon. Flood zones change from one street to the next, and some lagoon-front and island properties sit in high-risk zones where lenders require flood insurance. Look up the FEMA zone for the exact address, ask the seller for an elevation certificate, and get a flood quote before you lose your inspection rights.
For the homeowners policy, the roof's age and the wind mitigation report drive the price. Older houses usually need a 4-point inspection too. Manufactured homes are insured differently, and the year the home was built matters, since homes built to newer federal wind standards are easier to insure.
What newcomers tend to get wrong
The first mistake is assuming a beach town means beachfront housing. The ocean is on Hutchinson Island; most of Jensen Beach is on the mainland, and the island has limited housing, mostly condos. The second is comparing tax bills without remembering the reset: the seller's bill reflects years of capped assessments, and yours will start from your purchase price. File for homestead by March 1 of the following year to get up to $51,411 off assessed value in 2026 and the 3% cap after that.
The third is skipping the age-restriction check. A community that is 55+ will verify ages, and some limit how long younger guests can stay. In Jensen Beach, get the community's age and guest rules in writing before you make an offer on a unit. With no state income tax and a slower pace than the cities around it, Jensen Beach suits buyers who have done that homework. A shortlist sorted by home type is the easiest way to see which of the three housing types fits your budget.
