Where Stuart sits and how it works day to day

Stuart is the county seat of Martin County, at the point where the St. Lucie River meets the Indian River Lagoon. Its downtown along the river has shops, restaurants and a riverwalk, which is rarer on this part of the coast than buyers expect. The beaches are across the lagoon on Hutchinson Island. US-1 runs through the city, and I-95 and Florida's Turnpike are a short drive west through Palm City.

Cleveland Clinic Martin North Hospital is in Stuart, so major healthcare is local. For flights, Palm Beach International is the nearest major airport. The city calls itself the Sailfish Capital of the World, and boating and fishing shape much of local life, as does the water itself.

A condo-heavy city with older housing

Census data shows 38.8% of Stuart's housing units are in buildings with 10 or more units, and only 27.7% are single-family detached homes. Mobile homes are just 0.6%. The median home was built in 1982. In other words, a large share of what you will see in Stuart is condos in complexes built in the 1970s and 1980s, while single-family homes are a minority and cost much more.

The prices confirm it. The typical condo is valued at $203,133, down 4.3% over the past year, while the typical single-family home is valued at $479,159, up 1.2%, a gap of about $276,026. A two-bedroom home is around $250,576 and a three-bedroom around $478,585, a jump of about $228,009. For most buyers the first decision in Stuart is condo or house, and the budget usually makes it for them.

Neighborhood prices from Zillow's map

Zillow tracks fourteen Stuart neighborhoods, and they sort into three budgets. Zillow's boundaries can differ from what locals call an area; Port Salerno, for example, is often treated as its own community south of the city.

The trends differ just as much. East Stuart is up 37.4% over five years and West Riverside 38.6%. East Riverside is down 7.4% over five years, and Bahama Terrace fell 10.5% in the past year. Indian Groves/Poppleton South rose 7.9% this year, the strongest of the group. These figures cover all home types, so a neighborhood full of condos will read lower than one of houses.

Water quality, flooding and insurance

Newcomers often do not know about Lake Okeechobee discharges. In some years, water released through the St. Lucie Canal into the St. Lucie River has brought algae blooms to the river and lagoon. It does not happen every year, but if you are buying on the river, ask neighbors and look at recent history before you decide.

Much of Stuart is low and close to water. Check the FEMA flood zone for each address; lenders require flood insurance in A and V zones, and it is a separate policy. For wind, roof age and a wind mitigation inspection drive premiums, and homes from the early 1980s usually need a 4-point inspection. For condos, ask for the master policy, its deductible and the latest milestone inspection and reserve study for buildings of three or more stories. Hurricane deductibles apply once per calendar year as a percentage of dwelling coverage.

Taxes and costs newcomers underestimate

Florida has no state income tax. Owners who make Stuart their permanent home can deduct up to $51,411 from assessed value in 2026 through homestead, and Save Our Homes holds later increases to 3% or CPI. Second homes get no exemption. The assessment resets after you buy. Amendment 3, which voters decide on Nov 3, 2026, could change part of that math.

The costs buyers underestimate here are condo fees, which have risen across Florida as associations fund reserves, and insurance on older homes near water. Seasonal homes are 15.6% of housing, so traffic, restaurants and marinas are busier in winter. Spend some time in Stuart in both seasons before you buy, and drive the US-1 corridor and the bridges at rush hour, since that is where newcomers feel the traffic most.

Stuart compared with the rest of Martin County

Stuart is the most affordable entry to coastal Martin County among the towns in this group. Palm City ($622,346) and Hobe Sound ($504,264) cost more on Zillow's index, Indiantown ($297,526) costs less but is inland, and Sewalls Point ($1,420,965) is a waterfront enclave next door. Stuart's median age is 48.6, with 29.1% of residents 65 or older. It suits buyers who want a downtown, water access and a condo or older home at a mid-range price. It suits less well if you want new construction or a large lot. Tell me your budget and the neighborhoods that interest you, and I will put together a shortlist with insurance and fee estimates for each.
