55+ Communities in Aventura

Where older buyers live in Aventura, and why most of it isn't formally 55+

Aventura has an older population, with 25.8% of residents 65 or older per Census, but most retirees here buy in ordinary condo towers rather than formally age-restricted communities. A typical 2-bedroom condo, the most common retiree purchase, runs about $389,805 on Zillow's index, so the real question for a 55+ buyer is which building fits, more than which community has an age rule.

What counts as a 55+ community under federal law

A community can legally limit residents by age only under the Housing for Older Persons Act. For a 55+ community, at least 80% of occupied units must have at least one resident aged 55 or older, the community must publish and follow policies showing it intends to be housing for older persons, and it must verify ages. Communities limited to 62 and older follow a stricter rule where every resident must meet the age.

That means a condo where most owners happen to be retirees is not a 55+ community unless its documents say so and it follows the HOPA rules. In Aventura, that distinction matters, because the city's age profile can make a regular building feel like an active-adult community without the legal restriction.

To check, ask for the declaration of condominium and the rules. If the building is age-restricted, the documents will say so and describe how ages are verified.

Aventura's housing is almost all condominium

Census counts 89.0% of Aventura's homes in buildings with 10 or more units, 4.6% as single-family detached and 0.2% as mobile homes. Nearly every retiree option here is a condo apartment. The manufactured-home and land-lease communities common elsewhere in Florida are essentially absent, and so are large gated single-family active-adult developments.

For many retirees that is a plus. A condo means no lawn, no roof to replace alone, an elevator instead of stairs, staff at the front desk and someone else handling the exterior. The trade-offs are the monthly association fee, shared decisions with a board and the building's long-term repair costs, which owners pay together.

If you want a formal 55+ community with a clubhouse, golf and single-family homes, you will usually find more choice farther north in Broward and Palm Beach counties than in Aventura itself.

Price levels for the homes retirees buy

Zillow's numbers for Aventura condos and the units retirees most often buy:

All homes in Aventura are up 16.4% over five years but down 4.2% over the last year. For a buyer, the recent dip means more negotiation room than in 2022 or 2023, especially in older buildings. Just don't treat a low price as a bargain until you know the building's reserve position and upcoming work.

A downsizer from a house often wants a 2-bedroom, 2-bathroom unit with a guest room for visiting family. In Aventura that unit costs roughly what a small house costs in many inland Florida cities, with the fees on top.

Fees on a fixed income

For a retiree, the monthly association fee deserves the same attention as the price. Aventura's buildings have a median construction year of 1989, which puts many of them at or past the age when Florida's milestone inspections and structural reserve rules bite.

A fee that rises 20% in a year hurts more on a pension than on a salary. Buyers on a fixed income should leave room in the budget for increases.

Resale buyers get seven days, excluding weekends and legal holidays, after receiving the association documents to cancel. Use that time.

Homestead, healthcare and seasonal living

If Aventura is your permanent home, file for homestead with the Miami-Dade Property Appraiser. It removes up to $51,411 from assessed value in 2026 and caps yearly increases at 3% or CPI. Miami-Dade also offers an additional exemption for qualifying low-income owners 65 and older; ask the property appraiser whether you qualify. Florida has no state income tax on pensions or Social Security.

Aventura Hospital and Medical Center is inside the city, and many medical offices cluster nearby, which matters for retirees who see specialists often.

Census counts 30.0% of Aventura homes as seasonal. Plenty of retirees here split the year between Aventura and the Northeast, Canada or abroad. Seasonal owners don't qualify for homestead and pay the non-homestead rate with a 10% cap on non-school levies. Canadians should also track their days in the U.S. and talk to a cross-border tax advisor. This isn't tax advice.

Which buyers Aventura fits, and who should look elsewhere

Aventura works well for a retiree who wants a condo, an elevator, a hospital nearby, shopping and restaurants a short drive away and the beach across the causeway. It works for snowbirds who want a lock-and-leave home.

It fits less well if you want a legally age-restricted community, a single-family house, golf-cart streets or a low monthly bill. For those, a formal 55+ community farther north will likely serve better.

For most of my older buyers here, the shortlist comes down to three or four buildings with sound finances, the right unit size and a setting they like.
