Moving to Coconut Creek, FL
A north Broward city where condos set the average and houses cost almost twice as much
Coconut Creek's typical home is worth about $279,112 on Zillow's home value index, down 5.6% over the past year, but that figure is pulled down by the city's large condo stock. A typical single-family house costs about $516,130, so the first thing to settle before moving here is which of the two markets you are shopping in.

Two housing markets in one city
Census data shows that 39.2% of Coconut Creek's homes sit in buildings with 10 or more units, while only 28.9% are single-family detached houses. Mobile homes make up 4.4%, and the median home was built in 1989. The result is a city where the typical condo, about $191,395, and the typical house, about $516,130, are far apart, with townhomes and villas in between.
The two markets also moved differently. Condo values fell 6.7% over the past year; single-family values slipped only 0.7%. Over five years all homes are up 10.3%. If you are moving here to buy a house, the falling all-homes number says little about what you will pay. If you are buying a condo, the drop is real and comes with Florida's newer reserve and inspection rules for older buildings.

Who lives in Coconut Creek
Coconut Creek has about 58,330 residents and a median age of 41.5. About 20.1% of residents are 65 or older, and 4.8% of homes are seasonal residences. That mix reflects the city's large age-restricted condo communities alongside family neighborhoods of houses. The best known is Wynmoor, a big 55+ condominium community.
For a newcomer, it means the same city can feel quite different street to street. A 55+ condo complex runs on association rules, a clubhouse calendar and a board; a single-family subdivision a mile away runs on school schedules and HOA architectural review. Decide which daily life you want before you look at listings.
Seasonal ownership is modest at 4.8%, so the city stays busy in summer. Most owners live here year-round, so you can view homes and meet neighbors in any month.

What housing costs, by size
- 1 bedroom: about $139,150
- 2 bedrooms: about $204,109
- 3 bedrooms: about $471,540
- 4 bedrooms: about $642,029
- 5 bedrooms or more: about $799,824
The jump from two to three bedrooms, about $267,431, is where the market switches from mostly condos to mostly houses. Zillow puts the lower third of the market near $166,467 and the upper third from about $546,714.
Against nearby cities on all-homes values, Coconut Creek sits close to Deerfield Beach (about $271,903) and Tamarac (about $291,266), above Lauderhill (about $211,924) and below Pompano Beach (about $350,137). Coral Springs, just to the west, is about $521,975. Those are blended numbers; for houses alone, Coconut Creek is not a budget market.
Getting around and what is nearby
Coconut Creek is in north Broward County, inland from Pompano Beach and Deerfield Beach, with Coral Springs to the west. Florida's Turnpike and the Sawgrass Expressway are both close by, and I-95 is a short drive east. Fort Lauderdale-Hollywood International and Palm Beach International are both within reach for flights. The beach is a drive east rather than a walk.
Inside the city you will find Butterfly World in Tradewinds Park and the Seminole Casino Coconut Creek. Daily life is car-based, with shopping along the main roads.
Being inland helps with one storm risk and not another. Coconut Creek is away from coastal storm surge, but heavy rain still has to drain through the area's lakes and canals, and some streets hold water after a big storm. Ask neighbors and the seller about past flooding, and look at the elevation of the lot compared with the street. A house sitting a foot or two above the road behaves very differently in a tropical downpour from one that sits level with it.
Pros and cons for a buyer moving here
- Pro: entry prices. Condos and 1-bedroom units sit well below Broward's coastal and western suburbs.
- Pro: a central north Broward location with highway access to both Broward and Palm Beach counties.
- Pro: no state income tax, and for a permanent residence a homestead exemption of up to $51,411 off assessed value in 2026, with the Save Our Homes 3% or CPI cap afterwards.
- Con: aging condo buildings. Many were built in the 1970s and 1980s and face reserve funding, repairs and possible special assessments.
- Con: houses are scarce and priced near Coral Springs.
- Con: insurance. Broward premiums are high, and hurricane deductibles of 2% to 10% of dwelling coverage are standard.
Mistakes newcomers make in Coconut Creek
The most common one is reading the low all-homes number and expecting a house at that price. The second is buying in an age-restricted community without checking eligibility. Under the federal rules, at least 80% of occupied units must have one resident aged 55 or older, and associations can set their own limits on younger occupants and guests. Read the declaration, not the listing.
The third is ignoring the condo's paperwork. Florida gives resale condo buyers 7 days, not counting weekends and legal holidays, to back out after the association documents arrive, a right in place since July 1, 2025. Use that time to read the budget, reserve balances, any inspection reports and the minutes. For a house, get the roof permit date, a wind mitigation report and, on older homes, a 4-point inspection, then get insurance quotes before the inspection period ends. Check the FEMA flood zone of the exact address too; lakes and canals run through the area.
If you are relocating and want a clear split between condo and house options in Coconut Creek, a shortlist is the simplest next step.
