Buying a House in Coconut Creek
Few houses, steady prices and a market that behaves nothing like the city's condos
A typical single-family house in Coconut Creek is worth about $516,130 on Zillow's home value index, down only 0.7% over the past year. Ignore the city's all-homes figure of $279,112 when you budget: it is dragged down by condos, and houses here price closer to Coral Springs than to the condo market.

Why houses are scarce in Coconut Creek
Census data shows only 28.9% of Coconut Creek's homes are single-family detached. Another 39.2% sit in buildings with 10 or more units, and the rest are townhomes, small multi-unit buildings and mobile homes (4.4%). With that mix, the number of houses for sale at any one time is small, and a well-priced house in good condition does not sit for long even when the condo market is soft.
The scarcity explains the split in the numbers. Over the past year condos fell 6.7% while houses barely moved. A buyer coming in expecting the condo discount to carry over to houses usually gets an early lesson on the first offer.
In a thin market, preparation wins more than price. Before you tour, have a full pre-approval with your income and assets reviewed, decide how long an inspection period you need (10 to 15 days is common in Florida contracts), and know how much escrow deposit you are comfortable putting up. If an appraisal comes in low on a house with few true comparables nearby, you will want to know in advance whether you can cover a gap or need the contract's appraisal protection. A seller choosing between two similar offers will usually take the one with fewer open questions, even at a slightly lower price.

Coconut Creek house prices by bedroom count
- 3 bedrooms: about $471,540
- 4 bedrooms: about $642,029
- 5 bedrooms or more: about $799,824
The step from three to four bedrooms is about $170,489, and from four to five about $157,795. Four-bedroom houses tend to be larger homes on bigger lots, which explains much of the jump. Zillow places the upper third of the overall market from about $546,714, which is roughly where a solid 3- or 4-bedroom house starts.
Compare the 3-bedroom number with the 2-bedroom figure of about $204,109. Below that 3-bedroom level, you are mostly looking at townhomes and villas, which can be a cheaper way to get a garage and some outdoor space.

How Coconut Creek compares nearby
On all-homes values, Coconut Creek (about $279,112) looks cheaper than most of Broward. For houses, the comparison is different. Coral Springs' all-homes value is about $521,975 and its typical single-family house about $640,212, so Coconut Creek houses run about $124,082 below Coral Springs houses on Zillow's index. Other blended values nearby: Pompano Beach about $350,137, Tamarac about $291,266, Deerfield Beach about $271,903 and Sunrise about $360,778. Further south, Davie (about $515,457) and Plantation (about $492,003) sit in a higher bracket.
Buyers who want a north Broward house for less than Coral Springs often end up comparing Coconut Creek with Tamarac and Margate, then choosing on the specific house and its HOA.
Roofs, pipes and insurance on 1980s and 1990s houses
The median Coconut Creek home was built in 1989. For houses of that age, the inspection and insurance work matters as much as the price:
- Roof: get the permit date from Broward County records. Insurers price heavily on roof age and type.
- Wind mitigation report: credits for hip roofs, secondary water barriers, roof-to-wall clips and impact openings can cut premiums noticeably.
- 4-point inspection: often required for older homes, covering roof, electrical, plumbing and HVAC.
- Plumbing: check for polybutylene supply lines and the condition of drain lines.
- Pool and screen enclosure: inspect the equipment and confirm permits for the pool, enclosure and any additions.
Get at least two real insurance quotes during the inspection period. If no private insurer will write the house, Citizens Property Insurance is the state's insurer of last resort, with its own eligibility rules.
Flood zones, HOAs and taxes
Coconut Creek is inland, but lakes and canals run through many subdivisions. Look up the FEMA zone of the address; in A zones a lender requires flood insurance. Outside them, flood coverage is optional and usually cheaper, and it is worth pricing anyway.
Most Coconut Creek subdivisions have an HOA. Read the rules on fences, roofs, paint colors, parking and boats, ask for the estoppel letter early, and check for planned special assessments. For property taxes, budget from the purchase price, because the assessment resets after a sale. With homestead on a primary residence you can take up to $51,411 off the assessed value in 2026, and Save Our Homes then caps yearly increases at 3% or CPI. Second-home owners get no exemption and only a 10% cap on non-school levies.
Cash to close on a typical Coconut Creek house
On a $516,130 house with 20% down, the down payment is about $103,226. On the $412,904 loan, note stamps at $0.35 per $100 are about $1,445 and the intangible tax at 0.2% is about $826. In Broward the buyer customarily pays for the owner's title policy, which is a state-set rate, and the seller usually pays the deed stamps. Add lender fees, inspection, survey, the first year of insurance and an escrow cushion for taxes.
With so few houses coming up, a shortlist of the ones that fit your budget and pass a roof-and-insurance check is the fastest way to be ready when the right one lists.
