Buying a Condo in Sunrise
Some of the lowest condo prices in Broward, with fees and age rules that decide what you actually pay
The typical condo in Sunrise is worth about $135,732 on Zillow's home value index, down 7.0% over the past year, and a one-bedroom averages about $87,660. Those are among the lowest condo numbers in central Broward, and they come with conditions: older complexes, many of them age-restricted, where the monthly fee and the building's finances matter as much as the price.

Why Sunrise condos cost so little
Sunrise condos are worth about 29% of the city's typical single-family house, which Zillow puts at $471,801. Most of the condo stock was built in the 1970s and 1980s as large garden-style and mid-rise complexes, many marketed to retirees. Census puts the city's median year built at 1983, and 40.0% of all units are in buildings with ten or more units.
Three things hold those prices down. A large share of units are in 55+ communities, which limits the pool of buyers. Fees in older complexes have risen with insurance and repair costs. And some buildings are hard or impossible to finance with a conventional loan, which leaves cash buyers setting the price. None of that makes a Sunrise condo a bad buy, but it explains why the number looks low.

Check the age restriction before anything else
Many Sunrise condo communities operate as housing for older persons under federal rules, which require at least 80% of occupied units to have at least one resident 55 or older. Each association sets its own rules within that, such as whether a younger spouse can live there, how long visiting grandchildren may stay, and whether the association interviews or approves buyers. Large complexes such as Sunrise Lakes, off Sunrise Lakes Boulevard, are built in phases with separate associations, so confirm the rules for the specific phase and building rather than the complex as a whole.
If you are under 55 and see a low price, read the declaration first. If you are over 55, the same documents tell you how the community runs day to day.

Low-rise and mid-rise buildings under the new condo rules
Florida's milestone inspection and Structural Integrity Reserve Study requirements apply to condo buildings of three or more habitable stories. Many Sunrise complexes are two-story garden buildings, which fall outside those two specific requirements, while three- and four-story buildings in the same area fall inside them. Ask which category your building is in.
- Three stories or more: ask for the milestone inspection report and the SIRS, and compare the reserve study's funding schedule with the current budget. For budgets adopted on or after Dec 31, 2024, owners can't waive structural reserves.
- Two stories: the association still has to budget for roofs and other major items. Ask for the reserve schedule, roof ages and the last roof replacement date.
- Either way: read 12 to 24 months of board minutes, ask about any pending or planned special assessment, and get the insurance renewal history.
Fees relative to price
On an $87,660 one-bedroom, a monthly fee that would look ordinary on a $400,000 unit takes up a large share of your housing cost. When I compare Sunrise condos for a buyer, I add a year of fees, any assessment and the HO-6 premium to the price, and compare the totals. Two units with similar asking prices can end up thousands of dollars apart once that is done.
Ask what the fee includes. In many older complexes it covers water, cable, building insurance, grounds, pools and clubhouse costs. Ask how much the fee rose in the last two years and why. A big jump tied to insurance is common across Broward. A big jump tied to deferred repairs deserves more questions.
Also ask about the association's cash position and delinquency rate. When a meaningful share of owners stop paying fees, everyone else covers the gap, and lenders treat high delinquency as a reason to decline the building. The estoppel certificate shows what the seller owes, but the association's financial statements show how the building as a whole is doing.
Financing a condo in an older Sunrise complex
Lenders review the building before approving the loan. Common reasons a Sunrise complex ends up non-warrantable include deferred structural work, an unfunded assessment, litigation and high delinquency in fee payments. Cash is common in this price range for that reason. If you plan to finance, have the lender send the condo questionnaire to the association as soon as you have a contract.
With 20% down on a $135,732 condo, the loan is about $108,586, so note stamps are about $380 and intangible tax about $217. Broward sellers usually pay deed stamps, and buyers often pay for the owner's title policy. Resale buyers get a 7-day cancellation window after receiving the association documents, not counting weekends and legal holidays.
Sunrise condos against Tamarac, Lauderhill and Plantation
Neighboring cities with similar condo stock are the natural comparison. On Zillow's all-homes figures, Lauderhill is about $211,924 and Tamarac about $291,266, against Sunrise at $360,778 and Plantation at $492,003. The Sunrise all-homes number is pushed up by its western subdivisions, so the condo comparison is closer than it looks. Census counts only 3.9% of Sunrise homes as seasonal, which means most owners in these complexes live in them full time.
A permanent resident can claim homestead on a condo too, worth up to $51,411 in 2026, which can bring the taxable value of a low-priced unit down sharply. A shortlist sorted by age rules, fee and building height is the quickest way to narrow the field.
Quick answers
How much is a condo in Sunrise, FL?
Zillow's typical condo value in Sunrise is about $135,732, down 7.0% over the past year. One-bedroom homes in the city average about $87,660 and two-bedrooms about $183,214.
Are Sunrise condos 55 and over?
Many are, but not all. Age rules are set by each association, and large complexes have separate phases, so check the declaration for the specific building.
Why are condos in Sunrise so cheap?
Older buildings, many age-restricted communities, rising fees and limited financing in some complexes. Add fees and assessments to the price before comparing.
Do two-story condos in Sunrise need a milestone inspection?
Florida's milestone inspection and SIRS rules apply to buildings of three or more habitable stories. Two-story buildings still need to plan for roofs and major repairs.
