What these neighborhood numbers cover

Every neighborhood on Zillow's Miami Lakes list is above the town's all-homes typical value of $652,748, and most sit close to or above the single-family typical of $732,877. That tells you the list covers the house sections of town. Condos and many townhouse communities are not broken out, and the town's typical condo is about $303,130, so a buyer under about $650,000 will mostly be shopping outside these named areas.

Zillow does not yet report five-year changes for these neighborhoods, so the trends below are one-year only. One year is a short window, and in smaller sections a few sales can move the number. Read the trend as a signal of where buyers are competing right now, and nothing more.

Zillow's names and boundaries may not match how a listing or a neighbor describes a section. Check the address on a map rather than relying on the label.

About $665,000 to $705,000: the entry level for houses

These four sit at or slightly below the town's typical single-family value and moved less than 1.5% last year, averaging under 1%. For a buyer, flat prices mean less pressure to rush and more room to negotiate on condition. These areas are where I would expect three-bedroom houses near the town's typical three-bedroom value of $642,595 to show up.

Because Miami Lakes housing is mostly from the 1970s through the 1990s, the age of the specific house still matters. Ask whether the roof, windows and AC have been replaced and whether the house was built before or after Florida's post-Andrew code changes in the 1990s.

About $745,000 to $870,000: the middle of the market

Royal Gardens Estates and Sevilla Estates sit just above the town's single-family typical. Loch Ness Estates is a step up, close to the town's typical four-bedroom value of $877,819. All three gained between 1% and 3%, in line with or slightly above the town's 2.1% single-family change.

In this range, lot type starts to drive price more than the section name: a lakefront lot or a larger corner lot can add a lot to the same house.

About $920,000 to $1.16 million: larger houses and lake lots

All four sit near or above the town's upper-third threshold of about $972,411. Three of them gained more than 4% last year, roughly double the town's single-family rate. Demand for larger houses held up better than demand for entry-level ones.

These sections are where HOA rules matter most, because architectural review often covers additions, pools, fences and exterior colors. Read the rules before you plan any work, and ask about any planned special assessment.

Loch Lomond Estates: the top of the list

Loch Lomond Estates has a typical value of about $1,512,312, roughly 2.3 times Florida Tropical Estates and about $354,000 above the next section on the list. It also posted the largest one-year gain, 8.6%. The town's typical five-bedroom-plus home is about $1,179,372, so Loch Lomond is above even that.

With a small number of high-value sales, this figure can swing year to year. Compare individual sales of similar lots rather than relying on the index alone.

How Miami Lakes sections compare with nearby cities

For buyers deciding between towns, Zillow's all-homes typical values nearby are about $443,765 in Hialeah, $474,495 in Miami Gardens, $548,839 in Doral and $583,705 in Miami. Even the entry-level Miami Lakes sections cost more than any of those city-wide figures, though those averages include many condos.

A fairer comparison is house to house. The town's typical single-family value of $732,877 sits about $258,000 above Miami Gardens' all-homes typical, and since Miami Gardens is mostly houses, that gap is a rough guide to the premium. What that premium buys is mostly newer construction, a planned layout and HOA-maintained common areas. At the top end, Loch Lomond Estates' $1,512,312 is close to Coral Gables' all-homes typical of about $1,571,133, so buyers at that level often look at both.

If a commute to Doral or the airport area is part of the plan, the Miami Lakes sections closest to the Palmetto save the most time. Drive it at rush hour before you choose.

Checks that apply across every section

Since so much of the price gap here comes from lot type, the most useful shortlist sorts houses by lot and budget first, then by section.
