55+ Communities in Zephyrhills

Mostly manufactured-home parks, with a few newer options

Most 55+ communities in Zephyrhills are manufactured-home and RV parks, which is why Census data counts 26.8% of the city's housing as mobile homes and 29.9% of its residents as 65 or older. Prices there can sit far below the city's typical home value of $303,004, but the monthly lot rent or fee is what decides whether a community fits your budget.

What makes a community 55+

Under the federal Housing for Older Persons Act, a community can legally restrict buyers by age if at least 80% of occupied units have at least one resident aged 55 or older, and it publishes and follows policies showing that intent. The remaining share gives a community some room, for example for a younger spouse, but each community's own rules decide who may live there and for how long guests can stay.

Ask for the age verification rules in writing. Some parks also limit pets by size or number, and some require board approval before a sale closes.

Land lease or owned lot

This single question changes the whole purchase.

Financing differs too. Many lenders will not lend on a home on a leased lot, or only through chattel loans with higher rates and shorter terms. Cash is common in this part of the market.

Types of 55+ housing around Zephyrhills

Manufactured-home parks. The largest group. Expect a clubhouse, pool, shuffleboard or pickleball, and organized activities, with homes ranging from older single-wides to newer double-wides.

RV and park-model resorts. Many cater to winter residents and allow park models or RVs on lots. Rules on year-round occupancy and what can be placed on a lot vary, so check before assuming you can live there full time.

Single-family active-adult neighborhoods. Fewer in the city itself. Pasco County's newer age-restricted subdivisions tend to sit toward Wesley Chapel and along the State Road 54 and 56 corridors, where a new house costs much more than a park home.

Condos. A small share. The city's condo index is about $123,127 and fell 9.7% over the past year.

Prices and what drives them

Zillow's index for the whole city gives the background: about $193,018 for a two-bedroom, $295,069 for a three-bedroom, and $200,471 as the ceiling of the cheapest third of homes. Manufactured homes in parks usually sell well under those figures, and the spread between parks is wide.

What drives the price in a park is the home's age and size, whether it was built after the 1994 HUD wind-zone standards, roof and lanai condition, and the lot rent. A cheap home with high rent can cost more per month than a pricier home in a resident-owned park.

Five-year growth for all Zephyrhills homes was 16.7%. Manufactured homes on leased lots do not always follow that curve, since the buyer pays for the structure and not the land.

Taxes, homestead and fixed-income budgeting

Florida has no state income tax, which matters to anyone living on pensions or retirement withdrawals. If a home on an owned lot becomes your permanent residence, homestead can take up to $51,411 off assessed value in 2026, and Save Our Homes keeps later increases at 3% or CPI. How a home on a leased lot is taxed depends on how it is titled; ask the Pasco County Property Appraiser before you buy. This isn't legal or tax advice.

For a fixed income, put every recurring cost on one line: lot rent or HOA, utilities that the park may bill separately, insurance, and taxes. Then look at how much each has risen in recent years.

Questions to ask on a park tour

The last answer tells you a lot about how easy it will be to sell when your plans change.

Insurance and storm readiness

Zephyrhills is inland, so storm surge is not a factor, but wind is. Insurance for manufactured homes is a specialty market and older homes can be hard to insure. Get a quote before you sign. Ask the park about its storm plan, tie-down requirements and whether it has a shelter or clubhouse built to a higher standard. Also check the FEMA flood zone for the lot, especially near lakes.

With 9.3% of local homes used seasonally, many buyers here are snowbirds. If you will leave the home empty for summer, ask who checks on it after storms. A short list of parks that match your budget and rules is usually the fastest way to compare them side by side.

Common questions

Are there 55 and over communities in Zephyrhills, FL?

Yes, many. Most are manufactured-home or RV communities, some on leased lots and some resident-owned. Newer single-family active-adult neighborhoods are more common toward Wesley Chapel.

What is lot rent in a Zephyrhills 55+ park?

It varies by park and changes over time. Ask for the current rent, the prospectus and the history of increases, and compare total monthly cost rather than purchase price.

Can I get a mortgage on a home in a 55+ mobile home park?

Sometimes, but options are narrower. Homes on leased lots often need chattel financing or cash. Homes on owned land are easier to finance.

Can a younger spouse live in a 55+ community?

Often yes. Federal rules require only 80% of occupied units to have one resident 55 or older, but each community sets its own rules, so read them before buying.
