What housing costs in Hudson
A typical single-family home is worth about $294,540. By size, a two-bedroom sits near $218,392, a three-bedroom near $306,322 and a four-bedroom near $358,782. Even a five-bedroom, around $398,823, costs about what a typical home costs in Wesley Chapel. The lower third of the Hudson market tops out near $196,433, and the upper third starts near $374,871.
Condos are a small share of the market and the weakest part of it, with a typical value of $129,690, down 8.3% in a year. Most of them are in older low-rise complexes, and the Florida condo reserve and inspection rules adopted after 2022 have pushed up association costs in buildings like these.
Nearby, Holiday ($218,035) and Port Richey ($225,804) are cheaper. New Port Richey ($287,036) is about level. Moving inland, Land O Lakes ($415,364) and Wesley Chapel ($398,488) run roughly $113,000 to $130,000 more for a typical home.

One in four homes is a mobile home
Census data shows 26.5% of Hudson's housing units are mobile or manufactured homes, which is the single biggest thing to understand before you shop. Another 61.8% are detached houses, and only 7.8% are in buildings of 10 or more units. The median home was built in 1984.
A manufactured home is a different purchase from a house. Before you look at one, sort out these questions:
- Land owned or leased. On an owned lot, you buy the home and the ground. In a land-lease park, you buy only the home and pay lot rent. Lot rent can rise, and parks with 10 or more lots fall under Florida's Mobile Home Act, which requires a prospectus. Read it.
- Real or personal property. A manufactured home on owned land can be titled as real property. If it is not, financing options narrow and the home is taxed and titled more like a vehicle.
- Year built. Homes built after the 1994 federal wind standards were tightened following Hurricane Andrew are generally easier to insure. Check the data plate.

Who lives here
Hudson has about 11,254 residents and a median age of 63.8. Residents 65 and older make up 46.4%, close to half the population. Seasonal homes are 16.2% of the housing stock, so some streets get noticeably quieter from late spring to fall.
That age profile shapes daily life. Expect golf, clubs, churches and medical offices more than nightlife or new restaurants. HCA Florida Bayonet Point Hospital is in Hudson, which matters to many buyers here. Families with school-age children are a minority, and younger buyers often find the social scene thin.
Getting around and where the water is
Hudson is an unincorporated community, so county government handles roads, permits and code enforcement. US 19 is the main commercial road through town, running north toward Hernando County and south toward New Port Richey and Pinellas. The Suncoast Parkway, a toll road, runs to the east and is the faster route to Tampa. Tampa International Airport is usually around an hour by car, depending on traffic.
The Gulf coast here is low, with marsh, mangrove shoreline and canal neighborhoods. There is a small public beach at Hudson Beach, but the white-sand barrier islands people picture are farther south in Pinellas County.
Storms, flood zones and insurance
The coastal part of Hudson sits close to sea level, and storm surge is the main risk for homes west of US 19. Many canal-front and near-shore addresses are in FEMA high-risk zones, where a lender will require flood insurance. Farther inland, ground rises and zones often change, so check each address on its own.
For any home, get a homeowners quote and a flood quote during the inspection period. Ask for the roof age, a wind mitigation report, and a 4-point inspection on older houses. On a manufactured home, ask the insurer before you sign what they need, since some carriers limit coverage by age. Hurricane deductibles are a percentage of dwelling coverage, often 2% to 10%, and apply once each calendar year.
Taxes and the cost of staying
Florida has no state income tax, a real draw for retirees moving with pension or investment income. Property tax starts over at your purchase price. For a permanent residence, homestead in 2026 removes up to $51,411 of assessed value and caps later increases at 3% or CPI. A seasonal home gets no exemption and a 10% cap on non-school levies.
On a lower-priced home, insurance, lot rent or HOA fees can be a larger share of the monthly cost than the mortgage. Add them up before you decide a $200,000 home is cheaper to own than a $280,000 one.
What newcomers overlook
- Flat prices. A five-year gain of 11.4% is modest by Florida standards. Buy for the lifestyle and the cost of living.
- Two markets in one. Manufactured homes and site-built houses sell to different buyers and finance differently. Price comparisons only work within each group.
- Elevation. A few miles between the coast and the land east of US 19 can change both flood risk and the insurance bill a great deal.
- Age restrictions. Many communities are 55+. Confirm the rules before you plan for visiting grandchildren or a younger household member.
