Moving to Seminole, FL

An older, condo-heavy town between Largo and the Gulf beaches, read through the numbers

Seminole is a good fit for buyers who want to live a short drive from the Gulf beaches in a quieter, older town: Zillow's home value index puts the typical home at about $384,804, up 1.1% over the past year and 13.4% over five. It is one of the oldest populations in Pinellas County, with a median age of 55.3, and its housing reflects that.

Who lives in Seminole

Census data counts about 19,396 residents inside city limits. A third of them, 33.5%, are 65 or older, compared with 21.1% in St. Petersburg and 22.5% in Pinellas Park. About 8.2% of homes are seasonal, so a noticeable share of owners spend only part of the year here.

For a family moving in, that means quieter streets and a lot of neighbors who are retired. For a retiree, it means a town already organized around that stage of life. Either way, expect winter to feel busier than summer.

One detail trips people up. Many addresses with a Seminole mailing address are in unincorporated Pinellas County, outside the city. The Census numbers above cover the city only. City or county affects which government handles permits and some services, so check the parcel record.

The housing mix: condos, houses and manufactured homes

Only 41.0% of homes in Seminole are single-family detached. Another 30.9% are in buildings of 10 or more units, and 13.0% are mobile or manufactured homes. The median home was built in 1979.

That split drives prices. Zillow's condo typical value is about $167,826, down 6.0% over the year, while single-family homes are at about $428,170, up 1.5%. A house costs roughly two and a half times a condo here, a wider gap than in most Pinellas cities.

By bedrooms, one-bedroom homes run about $113,297, two-bedroom about $285,696, three-bedroom about $443,597 and four-bedroom about $614,891. The big jump between two and three bedrooms marks the line between the condo and villa market and the detached-house market.

Where Seminole is and how you get around

Seminole sits in west-central Pinellas, between Largo to the north and the barrier-island beach towns to the west. Madeira Beach, Redington Beach and Indian Rocks Beach are a short drive across the Intracoastal Waterway. Lake Seminole, with a large county park on its shore, runs along the city's eastern side, and the Pinellas Trail passes through for walking and cycling.

Seminole Boulevard and Park Boulevard are the main roads. Downtown St. Petersburg is a drive southeast, and both St. Pete-Clearwater International and Tampa International are the airports residents use. St. Petersburg College has a Seminole campus, and the Bay Pines VA medical center is just south of the area, which matters to many veterans who settle here.

Seminole against its neighbors

Seminole's typical value of $384,804 sits above St. Petersburg ($351,862), Largo ($335,649) and Pinellas Park ($300,743), and below Palm Harbor ($402,191), Dunedin ($410,947) and the beach towns. Treasure Island is at $531,324 and Saint Pete Beach at $606,325.

So Seminole works as a middle step: closer to the beaches than Largo or Pinellas Park, at roughly $150,000 to $220,000 less than buying on the islands themselves. Buyers who want to be at the beach often in winter, without beach-town prices and exposure, end up here.

The five-year gain of 13.4% is close to St. Petersburg's 13.0% and a little ahead of Pinellas Park's 12.7%, so Seminole has not run ahead of the county. What differs is the split inside the town: houses kept rising over the past year while condos lost ground. A buyer comparing a $170,000 condo and a $430,000 house here is really choosing between two different markets moving in opposite directions, and the monthly cost of each should be compared with fees, insurance and taxes included.

Zillow's typical value for the cheapest third of Seminole homes is about $229,815, and for the most expensive third about $592,355. That lower band is mostly condos and manufactured homes.

Pros and cons of living in Seminole

What to know before you buy in Seminole

Condo buyers: ask for the milestone inspection report if the building is three or more stories and 30 years old, the latest Structural Integrity Reserve Study, and the current budget. Since budgets adopted on or after Dec 31, 2024, owners can no longer vote to skip those reserves, and that is one reason condo fees and assessments have climbed. After you receive the association documents on a resale, you have 7 days to cancel, not counting weekends or holidays.

House buyers: with a median build year of 1979, the roof, windows and plumbing often need attention. A wind mitigation report and, on older homes, a 4-point inspection affect the insurance quote, so order them early.

Everyone: Florida has no state income tax, and homestead cuts up to $51,411 from the assessed value of a permanent residence in 2026. Canadian snowbirds who keep their main home in Canada do not qualify, and their assessments can rise up to 10% a year on non-school levies. Check the FEMA flood zone for every address and get insurance quotes during the inspection period.

If Seminole is on your list, tell me how many bedrooms you need and whether a condo is acceptable, and I can pull a shortlist that sorts the town's two markets for you.
